Eldridge Capital Provides $278M Loan for Refinancing of Midtown Atlanta Office Tower

ATLANTA — Eldridge Capital Management has provided a $278 million loan to refinance Ten Twenty Spring, a 540,000-square-foot office tower located in Midtown Atlanta. Locally based Portman and funds affiliated with Blackstone Real Estate own the 25-story tower, which anchors Portman’s Spring Quarter mixed-use development at the corner of Spring and 10th streets. Ten Twenty Spring features floor-to-ceiling windows and 360-degree panoramic views of the city. Amenities include an indoor-outdoor bar; a multi-course, rooftop Japanese dining experience; 16,000 square feet of private office terraces; a coworking lounge; historic gardens, ground-floor retail space; and connectivity to the MARTA Midtown station. The tower was fully delivered in 2024.

Tenants at Ten Twenty Spring include EY, Reed Smith and Pinnacle Financial Partners, which recently announced it will establish its corporate headquarters across five floors of the building. In addition, Sozou, a modern Japanese restaurant by Chef Fuyuhiko Ito, will open this summer.
