VILLA RICA, GA. — Dermody Properties plans to develop LogistiCenter at Boggs Road, a two-building industrial development located in the western Atlanta suburb of Villa Rica. Hitachi Astemo Americas Inc., a global supplier of advanced mobility solutions for the automotive industry, has signed on as the sole tenant of Building 1, a 200,880-square-foot building near an existing manufacturing facility for Hitachi Astemo. Building I at LogistiCenter at Boggs Road will feature 32-foot clear heights, 72 trailer parking spaces and 99 car parking spaces. Building 2, which will total 124,740 square feet, will feature 28 dock-high doors, 23 trailer parking spaces, 94 auto spaces and 36-foot clear heights. Dermody Properties plans to open LogistiCenter at Boggs Road in the fourth quarter. Building 2 is available for prelease.

ATLANTA — Dermody Properties has purchased two industrial facilities within Gillem Logistics Center, an industrial park in south Atlanta. The developer, locally based Robinson Weeks Partners, sold the assets for an undisclosed price. The properties include Building 700, a 169,520-square-foot facility, and Building 1200, a 378,520-square-foot building. Wes Hardy represented Dermody in the transaction on an internal basis, and Trey Barry of CBRE represented Robinson Weeks.

DOUGLASVILLE, GA. — Dermody Properties plans to develop LogistiCenter at Bright Star, a 181,000-square-foot industrial project located in Douglasville, roughly 23 miles west of Atlanta. Upon completion, the property will feature two logistics buildings that will be divisible for up to three tenants each. Building 1 will comprise 113,400 square feet and feature 32-foot clear heights, 50- by 45-foot column spacing with a 60-foot speed bay, 28 dock-high doors, two drive-in doors, approximately 90 car parking spaces and ESFR fire protection. Building 2 will total 68,040 square feet with 32-foot clear heights, 40- by 54-foot column spacing with a 60-foot speed bay, 26 dock-high doors, two drive-in doors, approximately 50 car parking spaces and ESFR fire protection. Construction is scheduled to begin early next year. Mason Marstellar of Hughes Commercial Real Estate represented Dermody Properties in the deal.

PLEASANT PRAIRIE, WIS. — Dermody Properties has acquired the former We Energies power plant in Pleasant Prairie, a southern suburb of Milwaukee. The firm plans to redevelop the site into a 232-acre campus named LogistiCenter at Pleasant Prairie. Plans call for three logistics buildings totaling 2.4 million square feet that will accommodate built-to-suit opportunities. Mass grading is underway, with building pads ready for vertical construction by the fourth quarter. Given its historic operation supporting southeast Wisconsin’s power grid as a backup power plant, LogistiCenter at Pleasant Prairie has access to abundant power. The site also benefits from large quantities of freshwater service from Lake Michigan.

GARDEN CITY, GA. — Dermody Properties has acquired a 312,000-square-foot logistics facility located at 2509 Dean Forest Road in Garden City, about three miles west of the Port of Savannah’s Garden City Terminal. Yokohama Off-Highway Tires America Inc. and GFA Inc. occupy the property, which features 32-foot clear heights, 89 dock-high doors, three drive-in doors, 74 trailer parking spaces, T-5 lighting and ESFR fire protection. Britton Burdette, Matt Wirth, Jim Freeman, Dennis Mitchell and Mitchell Townsend of JLL arranged the transaction. The seller and sales price were not disclosed.

WOOLWICH, N.J. — Nevada-based Dermody Properties will develop a 214,271-square-foot industrial property in Woolwich Township, located in the northern part of the Garden State. The site spans 14 acres, and the facility will feature a clear height of 40 feet, two drive-in doors, 39 dock doors, 169 car parking spaces and 19 trailer parking stalls. Delivery is slated for mid-2024. Gerry Blinebury, Gary Gabriel, Kyle Schmidt, Brendan McGeary, John Gartland and Jonas Skovdal of Cushman & Wakefield represented the seller in the land deal.

LOUISVILLE, KY. — Dermody Properties has signed an unknown tenant to a full-building industrial lease at LogistiCenter SM at Louisville Airport Building 2. Built in 2022, the 203,840-square-foot facility is located at 3195 S. Park Road in Louisville, about eight miles south of Louisville Muhammad Ali International Airport. Bruce Isaac of NAI Isaac, Mark Wardlaw and Clay Manley of NAI Fortis and Bill Kampton and Phil Garrett of Colliers NAPA represented the tenant in the lease transaction. Alex Grove and Kevin Grove of CBRE represented the landlord.

GLENVIEW, ILL. — Dermody Properties has completed its acquisition of the 232-acre former corporate office campus of Allstate Corp. located on Sanders Road in Glenview, roughly 22 miles northwest of downtown Chicago. While the acquisition price was not disclosed, REBusinessOnline reported last year that the transaction would be valued at $232 million.  Dermody plans to redevelop the property into a 10-building logistics park. The redevelopment, named The Logistics Campus, will span 3.2 million square feet upon completion, with flexibility to accommodate additional build-to-suit development.  Construction on Phase I of the project is scheduled to begin immediately and will include five buildings totaling 1.2 million square feet. The initial phase of development is slated for completion in 2023.  “This redevelopment project stands at the intersection of two significant and durable trends — work from home and e-commerce,” says Douglas Kiersey Jr., president of Dermody Properties. “The conversion of the office campus — with buildings dating back to the 1960s and 1970s — into modern logistics buildings offers many benefits to the community.” The site is located adjacent to Interstate 294 and southwest of the Willow Road interchange, which will allow for efficient access to O’Hare International Airport. LOUISVILLE, KY. — Reno, Nev.-based Dermody Properties has signed a lease for a 208,320-square-foot space in LogistiCenterSM at Louisville Airport Building 3. Leasing the space is Fisher & Paykel Healthcare, a designer, manufacturer and marketer of products and systems for use in acute and chronic respiratory care, surgery and the treatment of obstructive sleep apnea. Kevin Grove of CBRE represented Fisher & Paykel Healthcare in the lease transaction, and Tom Sims of CBRE represented Dermody Properties. Beginning this summer, Fisher & Paykel will occupy the entire building to use as a distribution hub. The firm will be relocating jobs from within the region to this new location. The building is situated on 41 acres within the Louisville Renaissance Zone, which is home to many logistics and manufacturing companies including UPS Worldport and Ford Motor Co. The property is located within two miles of Louisville Muhammad Ali International Airport. Across from the property is Dermody’s LogistiCenter at Louisville Airport Building 2, which offers 203,840 square feet of logistics space.

Located at 2800 Miller Road, LogistiCenterSM is situated 16.7 miles east of downtown Atlanta. The property features 32-foot clear heights, 150 car parking stalls, 23 trailer stalls, 35 dock-high doors, an ESFR fire protection system and build-to-suit office space.
