CLACKAMAS, ORE. — Dermody has announced the purchase and development of LogistiCenter at Clackamas, the first industrial project totaling more than 100,000 square feet to be constructed in Clackamas in the past five years. Slated for completion by the end of 2026, LogistiCenter at Clackamas will offer 248,532 square feet of Class A industrial space that can be divided into smaller units to accommodate multiple customers. The asset will feature a clear height of 36 feet, 52-foot by 50-foot column spacing, LED lights, full circulation and ample trailer parking. As a standalone building, the property can also be fully fenced. Scott Murphy, Tom Talbot and John Hallman of Kidder Mathews are handling leasing.

Dermody Acquires Fully Entitled Site for LogistiCenter at Frederickson in Tacoma, Washington

TACOMA, WASH. — Dermody has purchased 40.8 acres of land at 17027-17028 Canyon Parkway East In Tacoma for an undisclosed price. The fully entitled site will become LogistiCenter at Frederickson, a two-building industrial park. Slated for delivery in second-quarter 2026, Building A will offer 443,420 square feet and Building B will feature 91,728 square feet. Additionally, the property will feature a trailer lot. Andrew Hitchcock, Andrew Stark and Zac Snedeker of CBRE are handling leasing for the project. Brett Hartzell of CBRE’s National Partners assisted with the acquisition.
PORT WENTWORTH, GA. — Industrial real estate firm Dermody Properties has launched Port Wentworth Commerce Center, a 10 million-square-foot master-planned logistics project located roughly seven miles from the Port of Savannah and one mile from I-95. The development will be supported by a 2.5-mile road system currently under construction, where utilities such as water, sewer, power, gas and fiber optics will be installed. Situated within a designated Foreign Trade Zone (FTZ), Port Wentworth Commerce Center allows tenants to defer, reduce or eliminate tariffs on imported goods. The campus will also have onsite CSX rail service. The project is expected to be the largest near-port logistics development to begin construction in the Southeastern United States in 2025 and will serve as the premier port-centric logistics park on the Eastern Seaboard, according to company representatives. Dermody has selected Bill Sparks and Preston Andrews of CBRE to handle leasing at Port Wentworth Commerce Center. Dermody currently has four projects under construction in the Southeast region and more than 1.5 million square feet available for lease.
Dermody Acquires 1.1 MSF Wayfair-Occupied Industrial Building at Tripoint Logistics Center in Lathrop, California

LATHROP, CALIF. — Dermody has purchased Tripoint Logistics Center Bldg. 1, a Class A industrial building in Lathrop. Terms of the acquisition were not disclosed. The 1.1 million-square-foot property is situated on 49.6 acres within a 300-acre master planned logistics park. Wayfair, an e-commerce company, occupies the cross-dock facility that features drive-around access and 40-foot clear heights. Wayfair uses the facility to distribute to all of its North American warehouses. Rebecca Perlmutter and Tom Davis of CBRE brokered the transaction.
JOHNS CREEK, GA. — Dermody has broken ground on LogistiCenter at South Forsyth, a 93,960-square-foot industrial facility located at 7515 New Boyd Road in Johns Creek, a northern suburb of Atlanta. Located in the South Forsyth/North Fulton market, the Class A facility is situated on a 10-acre site within Johns Creek Technology Park. Reed Davis, Bob Currie, Brad Pope and Hannah Dillard of JLL are handling leasing for LogistiCenter at South Forsyth, which is available for preleasing and slated for occupancy in the fourth quarter. The facility will feature 2,500 square feet of speculative offices, 32-foot clear heights, 54- by 60-foot column spacing, 22 dock-high doors, two drive-in doors, 99 parking stalls, ESFR fire protection and LED lighting.
ROMEOVILLE, ILL. — Dermody has acquired land at 251 S. Pinnacle Drive in the Chicago suburb of Romeoville with plans to build LogistiCenter at Romeoville, a 460,428-square-foot logistics facility. Construction will begin this spring, with completion slated for the first quarter of 2026. The site is near I-55, I-355, I-80, I-294 and Illinois Route 53. It is also in close proximity to the Union Pacific Joliet Intermodal Terminal and BNSF Logistics Park, Chicago. The project will feature a 3,000-square-foot spec office, clear height of 40 feet, 51 exterior dock-high doors, four drive-in doors, 160 parking stalls, up to 141 trailer spaces, ESFR fire protection and LED lighting. The divisible facility will be able to accommodate a wide variety of uses, including advanced manufacturing, e-commerce fulfillment, distribution and warehousing. LOUISVILLE, KY. — Dermody Properties plans to develop LogistiCenter at Airport West, a 342,720-square-foot industrial facility situated on 21 acres in Louisville. Kevin Grove and Alex Grove of CBRE represented the developer in the land acquisition. The site is located west of Louisville Muhammad Ali International Airport in the city’s Southside/Airport submarket. The project will feature build-to-suit office space, 36-foot clear heights, 40 dock doors, two drive-in doors, 190 parking stalls, 70 trailer spaces, ESFR fire protection and LED lighting. The construction timeline for the project was not disclosed.
Dermody Properties Acquires 61,000 SF Logistics Facility Near Atlanta, Plans 93,320 SF Addition

SUWANEE, GA. — Dermody Properties has acquired 3851 Lakefield Drive and an adjacent 10-acre parcel in Suwanee, approximately 30 miles northeast of Atlanta. Florida Food Products LLC sold the property, which features an existing 61,000-square-foot logistics facility, for an undisclosed price. Matt Wirth and Jim Freeman of JLL Capital Markets represented the seller in the transaction, and Dermody Properties was self-represented. Florida Food Products previously occupied the property and is consolidating operations at another regional facility. The building features upgraded office space, a 10-inch floor slab and a 105-mil roof. Additionally, Dermody Properties will develop a new, 93,320-square-foot logistics facility on the unoccupied land parcel. Construction is scheduled to begin early next year, and the building will be available for occupancy in the fourth quarter of 2025.
PLEASANT PRAIRIE, WIS. — Dermody Properties has broken ground on LogistiCenter at Pleasant Prairie, a rail-served logistics park in southeast Wisconsin. WestRock, a sustainable packaging company, has signed a build-to-suit lease to occupy more than 580,000 square feet within the park. The project site was previously home to a power plant and sits adjacent to substations that can deliver power capacity and provide freshwater service from Lake Michigan. LogistiCenter at Pleasant Prairie is expected to include three buildings totaling 2.4 million square feet with the flexibility to accommodate build-to-suits ranging from 250,000 to 1.8 million square feet.
VILLA RICA, GA. — Dermody Properties plans to develop LogistiCenter at Boggs Road, a two-building industrial development located in the western Atlanta suburb of Villa Rica. Hitachi Astemo Americas Inc., a global supplier of advanced mobility solutions for the automotive industry, has signed on as the sole tenant of Building 1, a 200,880-square-foot building near an existing manufacturing facility for Hitachi Astemo. Building I at LogistiCenter at Boggs Road will feature 32-foot clear heights, 72 trailer parking spaces and 99 car parking spaces. Building 2, which will total 124,740 square feet, will feature 28 dock-high doors, 23 trailer parking spaces, 94 auto spaces and 36-foot clear heights. Dermody Properties plans to open LogistiCenter at Boggs Road in the fourth quarter. Building 2 is available for prelease.
