First Industrial Underway on 358,000 SF Facility in Claymont, Delaware

CLAYMONT, DEL. — Chicago-based REIT First Industrial Realty Trust (NYSE: FR) is underway on construction of a 358,000-square-foot facility in the greater Philadelphia area. The site is located within the 425-acre First State Crossing mixed-use development. The rear-load facility will offer a clear height of 40 feet, 68 dock positions and 241 trailer parking stalls. Completion is slated for October. Blue Rock is the general contractor for the project, and Joseph V. Belluccia is the architect. CBRE is the leasing agent. Delivery is slated for the first quarter of next year.

STOCKTON, CALIF. — First Industrial Realty Trust has released plans for First Stockton Logistics Center, a cross-dock distribution center at 6201 Newcastle Road in Stockton. Completion is slated for early 2024. The 1 million-square-foot facility will feature 42-foot clear heights, 204 loading docks, 509 trailer stalls, 590 auto spaces, ESFR sprinklers and LED lighting. Total investment for the distribution center is estimated to be $126 million. The site offers immediate access to Highway 99 and Interstate 5 and proximity to BNSF & Union Pacific intermodal facilities, Stockton Metro Airport and the Port of Stockton. The project team includes Millie and Severson as general contractor, HPA as architect and Keir + Wright as civil engineer. Mike Goldstein, Ryan McShane and Gregory O’Leary of Colliers will assist with leasing the project.

CLAYMONT, DEL. — Chicago-based REIT First Industrial Realty Trust has acquired 28 acres in Claymont, about 25 miles south of Philadelphia, for the development of a 358,000-square-foot distribution center. The site is located within the 425-acre First State Crossing mixed-use development. The rear-load facility will offer a clear height of 40 feet, 68 dock positions and 241 trailer parking stalls. St. Louis-based Commercial Development Co. sold the land on which the facility will be built. Completion is slated for October.

First Industrial Inks 1.1 MSF Lease in Elizabethtown, Pennsylvania, Breaks Ground on 700,000 SF Facility

ELIZABETHTOWN, PA. — Chicago-based First Industrial Realty Trust has inked a 1.1 million-square-foot lease with boohoo, an online fashion retailer based in the United Kingdom, at First Logistics Center @ 283 in Elizabethtown, a southeastern suburb of Harrisburg. Jeff Lockard, Paul Torosian, Ryan Barros and Kyle Lockard of JLL represented the landlord in the lease negotiations. First Industrial has also broken ground on a 700,000-square-foot building at the site that will feature a clear height of 40 feet, 143 loading doors, 194 trailer parking stalls and 318 car parking spaces. Completion of that building is scheduled for the second quarter of 2023.

First Industrial to Develop 208,000 SF Spec Distribution Center in Bordentown, New Jersey

BORDENTOWN, N.J. — Chicago-based First Industrial Realty Trust will develop First Bordentown Logistics Center, a 208,000-square-foot speculative distribution center that will be located on the southern outskirts of Trenton. Building features will include a clear height of 36 feet, 45 trailer stalls, 42 dock doors, an ESFR sprinkler system and 2,950 square feet of office space. Jonathan Klear and Fred Meyer of NAI Mertz represented the undisclosed seller in the disposition of the 20-acre site on which the property will be located. Along with Cushman & Wakefield, NAI Mertz has also been tapped to market the facility for lease. Completion is slated for late 2022.

First Industrial Realty Breaks Ground on 2.5 MSF Industrial Park in Miami-Dade County

MEDLEY, FLA. — First Industrial Realty Trust has broken ground on First Park Miami, a 2.5 million-square-foot industrial campus in Medley. Phase I will comprise three buildings totaling 600,000 square feet. The facilities will feature 32- to 36-foot clear heights, ESFR sprinkler systems and 120- to 180-foot truck courts. Phase I is expected to be delivered in third-quarter 2021. Butters Construction & Development is the general contractor, while RLC Architects is the designer. At full buildout, First Park Miami will comprise 13 buildings spanning 2.5 million square feet. The property is situated on 126 acres along NW 87th Avenue between NW 80th and 90th streets, nine miles north of Miami International Airport and 14 miles northwest of PortMiami.

FREMONT, CALIF. — First Industrial has acquired a light industrial warehouse and manufacturing facility in Fremont. An undisclosed seller sold the property for $9.1 million. The 38,692-square-foot property is located at 4160-4170 Business Center Drive. The asset was built to accommodate a variety of uses from manufacturing to last-mile delivery services. Joe Yamin of Colliers represented the seller, while Century 21 represented the buyer in the transaction.

First Industrial to Develop 345,280 SF Project in Lewisville, Texas

LEWISVILLE, TEXAS — Chicago-based First Industrial Realty Trust Inc. (NYSE: FR) will develop First Park 121, a 345,280-square-foot warehouse/distribution project that will be situated on an 84-acre site in Lewisville, located northwest of Dallas. The groundbreaking of Phase I, which will deliver two rear-load facilities, is scheduled to occur this month. Both buildings will feature 32-foot clear heights, more than 160 auto stalls and ESFR sprinkler systems. Alliance Architects is providing architectural services for the project and Arch-Con Construction is serving as general contractor. Lee & Associates will handle leasing of the property. Completion of Phase I is slated for the second quarter of 2019.

First Industrial Realty Trust to Develop 738,720 SF Distribution Center in Central Pennsylvania

LEBANON COUNTY, PA. — First Industrial Realty Trust is developing First Logistics Center @ I-78/81 in Lebanon County in Central Pennsylvania. The company has commenced site work and development for a 738,720-square-foot distribution center. Slated for completion in the fourth quarter of 2018, the distribution center will feature 40-foot clear heights, 185-foot truck courts, 135 dock-high door positions, four drive-in doors, 246 trailer stalls, 289 auto stalls, ESFR sprinklers and LED lighting. The total investment for the distribution center is estimated at $49 million. The site plan for the industrial park includes 12 acres of land on which the company is readying a pad for the future construction of a 250,000-square-foot facility. The project team includes Blue Rock Construction as general contractor and Joseph V. Belluccia as architect. Patrick Lafferty, Michael Hess, Bart Anderson and Fred Ragsdale II of CBRE have been retained to lease the project.
