Akridge, National Development Complete Phase I of Stacks Mixed-Use Project in D.C.

WASHINGTON, D.C. — Akridge and National Real Estate Development have opened Colette and Everly, two luxury apartment buildings within The Stacks in the Buzzard Point neighborhood of Washington, D.C. With these openings, the mixed-use project’s first phase is now complete.

Phase I of The Stacks totals nearly 1 million square feet and includes 1,116 multifamily units, more than 90,000 square feet of amenity spaces across three apartment buildings, roughly 22,000 square feet of public parks, approximately 40,000 square feet of retail space and 11,000 square feet of coworking space.

First move-ins at Colette and Everly are slated for this month. The two buildings total 732 units.

“Everly and Colette provide residents with some of the best water views in the region, as well as convenient access to the best of D.C., including The Wharf, Navy Yard and downtown,” says Adam Gooch, managing principal and chief development officer at Akridge. “Between these two new residential towers and their sister building, The Byron, which opened earlier this year, The Stacks offers three distinctive luxury living options to match residents’ needs.”

Architecture firm Gensler designed Everly and was the broader design coordinator of The Stacks. Everly features 413 apartment units within a 14-story building. Amenities include a rooftop lounge, lap-length pool, library lounge, coworking space, penthouse fitness center, landscaped community garden and an outdoor dog run.

Handel Architects designed Colette, which offers traditional apartments as well as the largest fully furnished coliving community in metro D.C. In the coliving units, residents rent a private bedroom within a fully furnished apartment with shared common spaces and amenities. Colette features 319 units across 13 stories, including 213 traditional apartments and 106 coliving units.

Notable amenities at Colette include one of the highest rooftop pools in D.C., a penthouse-level fitness center, multiple coworking and social lounges, a pet spa, bike room and automated secured package lockers.

Additional community amenities that are available to all residents of The Stacks include a 10,000-square-foot FLEX DC gym with a cold plunge and sauna, a virtual sports simulator, Wi-Fi access throughout the neighborhood and a Capital Bikeshare station. The Corso, a pedestrian-only cobblestone street at the heart of the development, connects residents and visitors to restaurants, retail, green spaces and plazas.

Monthly rents for Colette were not listed on the property’s website, but studios at Everly start around $2,405 per month. Greystar is the property manager.

At full build-out, The Stacks will feature 2 million square feet of mixed-use space, including apartments, retail, hotel, office and open space. Located at the convergence of the Potomac and Anacostia rivers, The Stacks connects D.C.’s riverfront developments. The project is located a block from Audi Field (home arena of MLS’ D.C. United club) and a half-mile to Nationals Park (home ballpark of MLB’s Washington Nationals).

The Stacks is jointly owned by Akridge, Bridge Investment Group, Blue Coast Capital and institutional funds managed by National Real Estate Advisors.

Akridge, which has offices in D.C. and Charlotte, has multiple commercial real estate verticals, including investment, development and operations.

National Development is a real estate development firm with a portfolio of projects that are completed or under construction totaling nearly 6.3 million square feet in major markets such as Philadelphia, D.C., Los Angeles and San Francisco. The firm is the wholly owned, full-service development subsidiary of investment manager National Real Estate Advisors LLC.
