ATLANTA — The Allen Morris Co., a Coral Gables, Fla.-based real estate developer, has announced plans for Star Metals, a $210 million mixed-use development in Atlanta’s West Midtown neighborhood. The project will feature an upscale apartment building known as Star Metals Residences and a 12-story office building known as Star Metals Offices. The buildings, which will both feature ground-floor retail space, will be situated across Howell Mill Road from one another.
“Although Atlanta has always been a great place to live and work, West Midtown’s cultural center of gravity is becoming stronger and the economic and lifestyle potential is greater than ever before,” says W. Allen Morris, chairman and CEO of The Allen Morris Co. “We see our sites as fundamental building blocks and a keystone in West Midtown’s evolution where tenants and residents can enjoy a well-rounded lifestyle.”
Oppenheim Architecture + Design LLP is the lead architect for both buildings. Warner Summers Architecture and Interior Design is designing the interior of Star Metals Offices, and DWELL Design Studio and Lord Aeck Sargent are teaming up for Star Metals Residences’ interior work.
“We are proud to have assembled world-class architectural teams that believe in developing projects that enhance Atlanta and inspire those who live, work and play in the community,” says Morris.
The 409-unit Star Metals Residences will feature a rooftop clubroom and a rooftop amenity deck with a theater, bocce ball court, yoga studio, poolside movies at night and a community garden and greenhouse. The apartment building will also include 16,500 square feet of ground-floor retail space.
Star Metals Offices will feature approximately 185,000 square feet of Class A office space, 30,000 square feet of high-ceiling retail on the ground floor and four levels of parking with a parking ratio of 3.5 spaces per 1,000 square feet. Amenities will include landscaped outdoor terraces and a panoramic rooftop restaurant with views of Buckhead, Midtown and Downtown.
Allen Morris Co. expects to begin construction on Star Metals Residences at 1050 Howell Mill Road in the third quarter of this year and Star Metals Offices at 1055 Howell Mill Road in the first quarter of 2017.
Allen Morris Co. has selected Jeff Bellamy, managing director of JLL’s Atlanta office, to lead the leasing assignment for the Star Metals project.
With 58 years of real estate industry experience, including 19 projects in the Atlanta area, Star Metals will be Allen Morris Co.’s 83rd and 84th overall development.
“For seven generations, my family has always been highly involved in the Atlanta community and building projects that serve the area. Star Metals was a natural step for us,” says Morris.
Dennis Suarez, managing director of Allen Morris Co., and Nathan Hedges, director of development Georgia for AMRES Georgia, the Atlanta affiliate of Allen Morris Co., are leading the Star Metals development team. Star Metals Residences and Offices are both slated for delivery in the first quarter of 2019.
