IRVING, TEXAS — Dallas-based brokerage firm The Multifamily Group (TMG) has negotiated the sale of a portfolio of five multifamily properties totaling 129 units in Irving. The properties — Nursery Apartments, Irvington Place, Arbor Vista, Sunnylane and Oakland — were all built between 1950 and 1961 and had a collective occupancy rate of 98 percent at the time of sale. Yonnic Land of TMG represented the seller in the transaction, and Greg Miller of TMG represented the buyer. Both parties requested anonymity.

DAVENPORT, FLA. — Vienna, Va.-based Middleburg Communities and private equity partner Stockbridge have acquired Indigo Champions Ridge, a 300-unit luxury apartment community located at 1005 Champions Ridge Drive in Davenport, which is about midway between Orlando and Tampa. Brett Moss, Tyler Swidler, Cole Whitaker and Matt Mitchell of Berkadia’s Orlando and Tampa offices represented the Georgia-based sellers, Red Clay Development Partners and Atlantic Residential, in the $100.5 million transaction. Middleburg will take over management, operations and leasing responsibilities at Indigo Champions Ridge, which was completed earlier this year and features resort-style amenities, a modern clubhouse and high-end finishes. Adam Bieber of Bellwether Enterprise structured the joint venture between Middleburg and Stockbridge, as well as an undisclosed amount of acquisition financing through Synovus Bank.

OWINGS MILLS, MD. — Continental Realty Corp. (CRC) has sold Riverstone at Owings Mills, a 324-unit apartment community located at 4700 Riverstone Drive in Owings Mills. Carter Funds purchased the property for $92.9 million, which is approximately $31 million more than what CRC paid for the community in 2016. Christine Espenshade and Robert Garrish of Newmark represented the Baltimore-based seller in the transaction. Situated at the northwest part of Baltimore County adjacent to Owings Mills Town Center, Riverstone features a newly renovated fitness center, clubhouse, leasing office and pool deck. According to Apartments.com, the property features one- to three-bedroom units ranging in size from 692 to 1,419 square feet.

DULUTH, GA. — Avison Young has brokered the $45 million sale of Chattahoochee Corners at River Green, an office/flex campus in the Atlanta suburb of Duluth. Built in 1997, the property spans 388,213 square feet across nine single-story buildings. Pennsylvania-based Somerset Properties purchased Chattahoochee Corners from Miami-based B Group Co. Capital Management. Casey Keitchen of Avison Young’s Atlanta office brokered the transaction. Situated off Peachtree Industrial Boulevard, the property features floor-to-glass windows across all nine buildings, as well as a fitness center. Somerset plans to invest in capital improvements at Chattahoochee Corners, including boosting the curb appeal and enhancing onsite amenities.

BONHAM, TEXAS — Marcus & Millichap has brokered the sale of X Extreme Storage, a 57-unit self-storage facility in Bonham, about 75 miles northeast of Dallas. The facility spans 61,560 net rentable square feet, and individual units measure 25 by 45 feet. Danny Cunningham and Brandon Karr of Marcus & Millichap represented the seller and procured the Texas-based buyer in the transaction. Both parties were private investors that requested anonymity.

INDIANA — Cushman & Wakefield has brokered the sale of a six-property multifamily portfolio totaling 2,103 units in Indiana for an undisclosed price. The portfolio includes Boardwalk at Westlake, Elliot at College Park, Lakeshore Reserve off 86th, Lakeside Crossing at Eagle Creek, Parkside at Castleton Square and Preserve at Allisonville. George Tikijian, Hannah Ott and Cameron Benz of Cushman & Wakefield represented the seller, a joint venture between Wilkinson Corp. and Torchlight Investors. Morgan Properties was the buyer. The seller renovated a number of units, and the buyer plans to continue doing so.

JOLIET, ILL. — Berengaria Development has purchased Joliet Commons, a 228,394-square-foot, regional shopping center in Joliet. The purchase price was undisclosed. The property is home to Dick’s Sporting Goods, Barnes & Noble, Party City, JoAnn, PetSmart, DSW, Ross Dress for Less and Old Navy. CBRE’s National Retail Partners team represented the seller, a joint venture between Pine Tree and DRA Advisors.

PARAMUS, N.J. — Locally based brokerage firm Jeffery Realty has negotiated the sale of a 53,000-square-foot industrial building located at 404 Sette Drive in the Northern New Jersey community of Paramus. New Jersey-based investment firm The STRO Cos. purchased the property from an unnamed seller for an undisclosed price. Bill Farkas of Jeffery Realty brokered the deal.

GREAT FALLS, MONT. — Catalyst Healthcare Real Estate and National Real Estate Advisors have purchased Great Falls Clinic Campus, a three-building healthcare portfolio in Great Falls. Terms of the transaction were not released. Totaling 244,500 square feet, the campus currently consists of a surgical hospital, ambulatory surgery center with four operating rooms and a medical office building. The surgical hospital is undergoing a 58,800-square-foot expansion that will increase the number of in-patient and ICU beds while enhancing other inpatient services. The 108,000-square-foot medical office building is attached to the surgical hospital and provides a variety of services, including imaging, oncology and orthopedics. All three assets are master leased to the Great Falls Clinic and are strategically located to provide healthcare services to the central Montana region.

GREELEY, COLO. — InvenTrust Properties has completed the disposition of Centerplace of Greeley, a shopping center in Greeley, to Slate Grocery REIT for an undisclosed price. Safeway, Ross Dress for Less, Famous Footwear, Buckle, Bath & Body Works, Cold Stone Creamery, Bank of America, Sally Beauty, Tokyo Joe’s and Heartland Dental are tenants at the 152,000-square-foot retail center. Ryan Bowlby and Drew Isaac of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller and procured the buyer in the deal.
