FORT COLLINS, COLO. — San Francisco-based FPA Multifamily has completed the disposition of The Social Fort Collins, a 68-unit student housing community in Fort Collins. A Denver-based private equity group acquired the property for $25.5 million, or $375,000 per unit. Constructed in 2021, the property features 136 beds and is within walking distance to Colorado State University and Canvas Stadium. LOS ANGELES — Happy Place Stages LLC, a full-service creative studio, has purchased a warehouse campus located at 5446-5450 Satsuma Ave. in the North Hollywood neighborhood of Los Angeles for $14.3 million. The sales price equates to $380 per square foot. Built in 1952 and renovated in 2017, the property features four buildings: a 13,000-square-foot cargo containers that has been convert to creative office space, a 1,400-square-foot office, an 8,000-square-foot warehouse and a 20,000-square-foot warehouse. Adam Comora with NAI Capital’s Investment Services Group represented the buyer in the deal.
FRESNO, CALIF. — Faris Lee Investments has arranged the sale of Country Squire Shopping Center, a three-building retail property in Fresno. A Riverside, Calif.-based private investor acquired the asset from a Fresno-based investor for $6.6 million. Both parties requested anonymity. Walgreens, Surf Thru Express Car Wash and Multi-Tenant Shops fully occupy the 27,315-square-foot property. Situated on a total of 4.3 acres, the center is located at 4172, 4140, 4182 N. First St. Sean Cox, Alex Moore and Shaun Riley of Faris Lee Investments represented both parties in the deal.
TROUTMAN, ORE. — Portland-based Norris & Stevens has brokered the sale of an industrial warehouse facility located at 1871-1891 NW Commerce Court in Troutman. An entity doing business as PDX Trans LLC acquired the property from an undisclosed seller for $4.5 million. Situated on 1.6 acres, the 23,896-square-foot warehouse features 4,168 square feet of office space and 5,000 square feet of fenced yard space. The single-story warehouse has 20-foot clear heights, two dock-high loading doors and three grade-level doors. Additionally, the site offers abundant parking and easy access to Marine Drive and Interstate 84. Tim Budelman of Norris & Stevens represented the buyer in the transaction, while Mike Hale and Brody Cohen of Capacity Commercial represented the seller.
AUSTIN, TEXAS — Dallas-based investment firm Mohr Capital has acquired DoubleTree by Hilton Austin, a 350-room hotel located at 6505 N. Interstate 35 in the central part of the state capital. The six-story hotel includes 25,000 square feet of meeting and event space. Mohr Capital plans to invest about $11 million in capital improvements to guestrooms, elevators and common areas. John Bourret and Austin Brooks of Hodges Ward Elliott represented the undisclosed seller in the transaction.
MESQUITE, TEXAS — Marcus & Millichap has brokered the sale of Starpoint Self Storage & Business Park, a 327-unit facility located in the eastern Dallas suburb of Mesquite. The property spans 70,590 net rentable square feet. Brandon Karr of Marcus & Millichap represented the seller, a privately held investment partnership, in the transaction. Karr also procured the buyer, a publicly traded REIT. Both parties involved in the deal requested anonymity.
DALLAS — Greysteel has arranged the sale of Del Sol on Royal Lane, a 172-unit multifamily property in northwest Dallas. Built in 1966, the property offers one-, two- and three-bedroom units with an average size of 807 square feet. Doug Banerjee, Jack Stone and Andrew Mueller of Greysteel represented the seller, Lion Real Estate Group. The buyer and sales price were not disclosed.
AURORA, ILL. — BH Management Services has acquired Legacy at Fox Valley in Aurora for an undisclosed price. The 272-unit apartment community was built in 1998. The property recently underwent renovations to the amenities, major building systems and more than half of the unit interiors. Amenities include a clubhouse, event kitchen, outdoor heated pool, dog park and volleyball court. John Jaeger and Justin Puppi of CBRE represented the seller, White Oak Partners.
HOUSTON — Fort Worth-based investment firm Silver Creek Realty Advisors has acquired a 110,452-square-foot office building located at 1717 St. James Place in Houston’s Galleria district. The six-story building is situated on a 2.3-acre site within St. James Place, a deed-restricted business park, and was 70.5 percent leased at the time of sale. Marty Hogan and Kevin McConn of JLL represented the seller, Florida-based Accesso Partners, in the transaction. The sales price was not disclosed.
EVANSTON, ILL. — Kiser Group has arranged the sales of two multifamily properties in Evanston for $9.1 million. In the first transaction, a 12-unit building at 1901 Sherman Ave. sold for $5.1 million. The property is situated in close proximity to Northwestern University and has historically been fully occupied. The second building comprises 15 units at 1326 Chicago Ave. and sold for $4 million. Twelve of the units have been renovated. Kiser Group’s Danny Mantis, Matt Halper and Lee Kiser brokered the transactions. Buyer and seller information was not provided.
