NORTH LAS VEGAS, NEV. — CapRock Partners has completed the disposition of CapRock Tropical Logistics Phase I, a recently completed core industrial logistics facility in North Las Vegas. Terms of the sale were not released. Phase I consists of two Class A warehouse buildings totaling 1.1 million square feet on an 83-acre site. Developed by CapRock, the two buildings are 100 percent leased to three investment-grade credit tenants, including a Fortune 100 ecommerce company. The single-tenant building at 5802 E. Tropical Parkway features 857,000 square feet, 40-foot clear heights, 171 dock-high doors, 8,000 amps of power, 300 trailer stalls and 679 auto parking stalls. Located at 5902 E. Tropical Parkway, the second building features 271,000 square feet, 32-foot clear heights, 54 dock-high doors, 3,000 amps of power, 159 trailer stalls and 162 auto park stalls. Cushman & Wakefield’s Jeff Chiate, Jeff Cole, Mike Adey, Ed Hernandez and Brad Brandenburg, along with JLL’s Rob Lujan, Xavier Wasiak and Jason Simon, arranged the sale. FAIRFIELD, CONN. — Boston-based investment firm TA Realty has acquired King’s Crossing, an 82,000-square-foot shopping center located in the southern Connecticut city of Fairfield, for $58 million. Built in 2011, King’s Crossing was 97 percent leased at the time of sale to tenants such as Whole Foods Market, CVS Pharmacy, Petco, Five Guys, Sleep Number and Chipotle Mexican Grill. Jose Cruz, Kevin O’Hearn, Danny Finkle, Michael Oliver, Steve Simonelli, Andrew Scandalios and Grace Braverman of JLL represented the undisclosed institutional seller in the transaction.

ZIONSVILLE, IND. — The Cooper Commercial Investment Group has negotiated the $7.3 million sale of The Avenue at Bennett Farms, a two-building retail property in the Indianapolis suburb of Zionsville. The 12,969-square-foot development is home to Tropical Smoothie Café, Restore Hyper Wellness, Capriotti’s Sandwich Shop, Hand & Stone Massage, Garbanzo Mediterranean Fresh, Classic Cleaners and a freestanding Java House. Dan Cooper of Cooper Group represented the seller, a Midwest-based developer. He also procured the buyer, a Midwest-based private investment group. The asset sold at roughly 99 percent of the list price and a 5.9 percent cap rate.

CLOVIS, N.M. — Carson City, Nev.-based Mission Senior Living has acquired Wheatfields Estates Senior Living and Memory Care at 4701 N. Prince St. in Clovis, located in the eastern portion of the state near the Texas border. Wheatfields Estates offers independent living cottages, assisted living, memory care and respite care for seniors. Terms of the transaction were not released. The acquisition brings Mission Senior Living’s portfolio to seven properties in three states, including Three Rivers Estates Senior Living and Memory Care property, currently under construction in Farmington.

ADDISON, ILL. — Brown Commercial Group Inc. has brokered the sale of a 28,810-square-foot industrial building in Addison. The property is located at 25 W. Official Road. Mike Antonelli of Brown represented the buyer, Pat Mooney Saws, a distributor and importer of metal sawing machinery, accessories and saw blades. The building is across the street from the headquarters of Pat Mooney Saws. The seller and sales price were undisclosed.

HACKENSACK, N.J. — The Kislak Co. Inc. has negotiated the $38.5 million sale of 22 Sussex, an 88-unit apartment building in the Northern New Jersey community of Hackensack. The property consists of 22 studios, 51 one-bedroom units and 15 two-bedroom units. Residences average 883 square feet and feature stainless steel appliances, quartz countertops and individual washers and dryers. Amenities include a fitness center, coworking lounge, rooftop deck and a gaming area. Andrew Scheinerman of Kislak represented the seller and developer, an entity doing business as 22 Sussex Street Urban Renewal LLC, in the transaction. Scheinerman also procured the buyer, Lusia Realty Corp.

CHESTER, PA. — Locally based brokerage firm Starkman Realty Group has arranged the $3.1 million sale of Buckman Meadows, a 42-unit affordable housing building in Chester, a southwestern suburb of Philadelphia. The property was originally constructed in 1917 to house shipbuilders during World War I and subsequently converted to a veterans’ hospital and then an affordable housing complex for veterans in 2015. New Jersey-based Tunic Group purchased Buckman Meadows from an undisclosed partnership. Jason Starkman of Starkman Realty Group represented both parties in the deal.

LAS VEGAS; SCOTTSDALE, ARIZ.; AND ALBUQUERQUE, N.M. — Kennedy Wilson has acquired three multifamily communities totaling 1,110 units in three separate off-market transactions for $418 million, excluding closing costs. The properties are Palms at Peccole Ranch in Las Vegas, La Privada in Scottsdale and San Miguel del Bosque in Albuquerque. The company invested $255 million of total equity in the three communities, which are expected to generate approximately $15 million of initial annual net operating income to Kennedy Wilson. Beginning immediately, Kennedy Wilson will implement a $19 million value-add asset management plan, including renovating more than 65 percent of existing units, refreshing common areas and enhancing amenities to further grow net operating income.

SAN BERNARDINO, CALIF. — Marcus & Millichap has brokered the sale of Golden Sands Plaza, a retail property located at 1090 W. Highland Ave. in San Bernardino. Built in 1962, the 10,057-square-foot property was 90.3 percent leased at the time of sale. A Northern California-based limited liability company sold the asset to another Northern California-based limited liability company for $1.1 million. Julia Evinger of Marcus & Millichap’s Indianapolis office represented the seller and secured the buyer in the deal. Adam Christofferson of Marcus & Millichap’s Los Angeles office served as broker of record for the transaction.

AUSTIN, TEXAS — Newmark has brokered the sale of 823 Congress, a 190,254-square-foot office building in downtown Austin. The recently renovated building was 71 percent leased at the time of sale. Chris Murphy, Robert Hill, Gary Carr and Chase Tagen of Newmark represented the seller, a fund backed by New York-based DRA Advisors, in the transaction. David Milestone, Brett Green and Josh Francis of Newmark arranged an undisclosed amount of acquisition financing on behalf of the buyer, Dallas-based Pillar Commercial. The sale included a six-story parking garage located at 900 Brazos St. The building was recently renovated to the tune of $15 million.
