Ashford-Apartments-Carrollton

CARROLLTON, TEXAS — Newmark has brokered the sale of Ashford, a 264-unit apartment community located in the northern Dallas suburb of Carrollton. Built in 1995, Ashford features one- and two-bedroom units with an average size of 985 square feet that include private balconies/patios. The amenity package comprises a clubhouse with fireplace, kitchen and outdoor seating, as well as a pool with a lounge area, fitness center and a dog park. Los Angeles-based investment firm Pegasus Real Estate sold the asset to an undisclosed buyer for an undisclosed price. Brian Murphy, Brian O’Boyle, Jr., Richard Furr and Jakob Andersen of Newmark brokered the deal.

Park-Ten-Plaza-Houston

HOUSTON — San Antonio-based USAA Real Estate has sold Park Ten Plaza, a 157,759-square-foot office building in Houston. Park Ten Plaza is situated within the 550-acre Park Ten Business Park master-planned development on the city’s west side and offers a fitness center, conference room and newly upgraded utility systems. Rick Goings, Kevin McConn, Marty Hogan and Jack Moody of JLL represented USAA in the transaction. Cameron Cureton and Wally Reid, also with JLL, arranged an undisclosed amount of acquisition financing on behalf of the buyer, a partnership between Fuller Realty Partners and ICP Funds. Park Ten Plaza was 94 percent leased at the time of sale.

CARROLLTON, TEXAS — Stan Johnson Co. has arranged the $25 million sale of Northcrest Village, a 136,061-square-foot shopping center in the northern Dallas metro of Carrollton. Anchored by German discount grocer Aldi and Ace Hardware, Northcrest Village was 85 percent leased at the time of sale. Other tenants include Subway, O’Reilly Auto Parts, The UPS Store, Little Caesars Pizza and State Farm Insurance. Margaret Caldwell, Patrick Kelley and Gill Warner of Stan Johnson Co. represented the seller, an Oklahoma-based developer, in the transaction. A Texas-based private investor purchased the asset via a 1031 exchange. Both parties involved in the deal requested anonymity.

CHICAGO — Chicago-based JLL Capital Markets has brokered the sale of an eight-property self-storage portfolio totaling 4,317 units across Illinois, North Carolina and Texas for an undisclosed price. In addition to a property in Chicago, the facilities are located in Plano, Little Elm, Garland and Flower Mound, Texas; and Durham, Raleigh and Spring Lake, N.C. The portfolio was 93 percent leased as of year-end 2021. Steve Mellon and Brian Somoza led the JLL team that represented the seller, Harrison Street. Life Storage was the buyer.

ANN ARBOR, MICH. — Colliers Detroit has arranged the sale of a 60,362-square-foot office building located at 5220 S. State St. in Ann Arbor. The sales price was undisclosed. Jim Chaconas and Joey Gatliff of Colliers represented the seller. The buyer, New Eagle LLC, provides specialized engineering services focusing on mechatronic control systems.

ERIE, PA. — Community Preservation Partners (CPP) has acquired Methodist Towers, a 138-unit affordable seniors housing community in Erie. About 40 percent (57) of the 13-story complex’s units receive subsidies under a Section 8 HAP contract. The sales price was not disclosed, but CPP plans to spend $20 million on the acquisition and renovation. CPP received tax-exempt bonds and Low-Income Housing Tax Credits (LIHTCs) from the Pennsylvania Housing Finance Agency (PHFA), with construction and permanent loans from Citibank as well as equity raised from the sale of LIHTCs from PNC Bank, to finance the property acquisition and rehabilitation. Cornerstone Group is a partner on the project.

BERGENFIELD, N.J. — Locally based brokerage firm The Kislak Co. Inc. has negotiated the $22.5 million sale of Bella at Bergenfield, a 62-unit multifamily property in Northern New Jersey. Bella at Bergenfield was constructed between 2019 and 2020 and includes 57 one-bedroom units and five two-bedroom units with an average size of 869 square feet. Andrew Scheinerman of Kislak arranged the off-market sale on behalf of the seller. Robert Squires, also with Kislak, procured the buyer. Both parties were limited liability companies.

McAlpin Square

SAVANNAH, GA. — Red Bank, N.J.-based First National Realty Partners LLC has acquired McAlpin Square, a 170,000-square-foot shopping center in Savannah. David Rivers of Palomar Group represented the undisclosed seller in the transaction. The sales price was not disclosed. Opened in 1980, McAlpin Square is anchored by a 43,600-square-foot Kroger, one of the original tenants at the center. Kroger operates a branded onsite fuel center as well. McAlpin Square’s other retailers include Big Lots, Goodwill, the US Postal Service, Family Dollar, Rainbow, Rent-A-Center, Subway, Domino’s Pizza and GameStop. Located at 1900 E. Victory Drive, McAlpin Square sits at the intersection of East Victory Boulevard and Truman Parkway, just three miles southeast of downtown Savannah.

WEST PALM BEACH, FLA. — Stan Johnson Co. has arranged the $7.1 million sale of an infill industrial outdoor storage facility located at 3945 Fiscal Court in West Palm Beach. Brandon Duff and Mack Wolfgram of Stan Johnson Co. brokered the transaction between the seller, an individual investor based in Fort Lauderdale, and the buyer, a private investment and development company based in Philadelphia. Built in 1990, the property features a 14,000-square-foot concrete building situated on a 3.6-acre site. The asset includes an improved industrial yard that is fully paved with lighting and perimeter fencing. The property is fully leased to United Site Services on a triple-net basis. Additionally, with direct frontage on Interstate 95, the property is positioned in an industrial corridor that includes other national tenants such as ABC Supply Co., Herc Rentals, SiteOne Landscape Supply, Builders FirstSource, Allied Trailers and Enterprise Truck Rental.

IPA-AZ-NM-Portfolio

PHOENIX AND ALBUQUERQUE, N.M. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of a three-property apartment portfolio in Arizona and New Mexico. JB Partners sold the assets to Bridge Investment Group for $201.7 million. The portfolio includes the 296-unit Villages at Metro Center, which was built in 1979 on 11 acres in Phoenix; the 273-unit Crystal Creek, which was constructed in 1985 on eight acres in Phoenix; and the 216-unit Indigo Park, which was built in 1974 on 7.5 acres in Albuquerque. Steve Gebing and Cliff David of IPA represented the seller and procured the buyer in the transaction. Ryan Sarbinoff of Marcus & Millichap served as broker of record in New Mexico.
