CARSON CITY, NEV. — Dickson Commercial Group (DCG) has brokered the purchase of a retail property located at 222 Fairview Drive in Carson City. The property traded hands for $3.2 million. The names of the seller and buyer were not released. Nick Knecht, Joel Fountain, Baker Krukow, Chris Shanks and Matt Dericco of DCG represented the buyer in the transaction. At the time of sale, Cash & Carry, formerly Smart Foodservice, occupied the 16,435-square-foot building.

Aspect-by-Cortland-Austin

AUSTIN, TEXAS — Newmark has brokered the sale of The Aspect by Cortland, a 308-unit apartment community located in the East Riverside district of Austin. According to Apartments.com, the property was built in 2001 and renovated in 2017 and features one-, two- and three-bedroom units. Amenities include a pool, fitness center, business center and a resident clubhouse. Patton Jones of Newmark, which recently rebranded from Newmark Knight Frank, represented the seller, Atlanta-based Cortland, in the transaction. Dallas-based private equity firm CAF Capital Partners acquired the asset for an undisclosed price.

JACKSONVILLE, TEXAS — New York-based A&G Real Estate Partners has negotiated the court-approved bankruptcy sale of a 435,196-square-foot distribution center in Jacksonville, about 120 miles southeast of Dallas, that was formerly occupied by Houston-based retailer Stage Stores. The property is situated on a 42.5-acre site that includes land for additional expansion. Bradenton-Fla.-based Bealls Inc. acquired the fee interest for the property with a winning bid of $7 million. The sale included the facility’s machinery and equipment, as well as the company’s intellectual property. At the time of its Chapter 11 bankruptcy filing in May, Stage Stores operated 738 department stores and off-price stores under multiple brands such as Palais Royal, Peebles and Goody’s.

JASPER, TEXAS — Midwest Retail Properties (MRP) has acquired Jasper Plaza, a 13,520-square-foot retail center in Jasper, located north of Beaumont near the Texas-Louisiana border. The property is situated off Highway 190, next to Lowe’s Home Improvement store and directly in front of a Walmart Supercenter. MRP acquired the center as part of a portfolio of two other retail properties in Boaz, Ala., and Jacksonville, Texas. The seller was not disclosed.

CHICAGO — Dwelle, a joint venture between Drew Breneman’s firm RiseInvest and Sam Meyer, has acquired a 72-unit apartment building in Chicago for $32.8 million. The fully leased property is located at 1247-1249 W. Madison St. in the West Loop. The property also includes six commercial units and a heated parking garage. Dwelle’s investors are high-net-worth individuals looking to invest in real estate over the long term and generate dividend income in a tax-efficient manner.

ST. LOUIS — Green Street St. Louis has acquired HDA Architects. The companies are joining forces to create a fully integrated development company. HDA will assimilate under Green Street Building Group’s umbrella of services, led by Paul Giacoletto, to provide a full spectrum of design-related opportunities for Green Street’s development and construction teams. HDA will continue to provide design services for its platform of clients in the office, industrial, beverage, multifamily, mixed-use and craft brewery sectors. Green Street says that the acquisition is a natural step in being able to offer a larger platform of real estate and construction services. Green Street, founded in 2008, focuses on the redevelopment of underutilized properties within urban cores. HDA was founded in 1986 and has designed projects across the country totaling more than 100 million square feet.

RIDGEFIELD PARK, N.J. — Cushman & Wakefield has brokered the sale of a 269,720-square-foot office building located at 55 Challenger Road in Ridgefield Park, located across the Hudson River from Harlem. The Class A building is located within Overpeck Corporate Center, a 60-acre mixed-use development that houses Samsung’s North American headquarters. Amenities include a fitness center, full-service cafeteria and a conference center. David Bernhaut, Andrew Merin, Gary Gabriel, Brian Whitmer, Kyle Schmidt and Ryan Larkin of Cushman & Wakefield represented the sellers, KABR and Kushner, and procured The Birch Group as the buyer. Cushman & Wakefield also serves as the leasing agent for the building.

LONG BEACH, N.Y. — Inland Real Estate Acquisitions has purchased 10 West Apartments, a 109-unit oceanfront multifamily property in Long Beach. The 11-story property features one studio, 67 one-bedroom, 38 two-bedroom and three three-bedroom units that are furnished with quartz countertops, stainless steel appliances, individual washers and dryers and private balconies. Amenities include a pool, fitness center, library and a lounge area. The building was renovated between 2013 and 2018 following Hurricane Sandy and was 99 percent occupied at the time of sale. The seller was not disclosed.

SANTA MONICA, CALIF. — Madison Partners has arranged the sale of 1334 Third Street Promenade, a retail and creative office building in Santa Monica. Third Street Limited sold the asset to Vista Investment Group for $18.7 million, or $847 per square foot. At the time of sale, the 22,131-square-foot property was 64 percent occupied. Tenants include Sunglass Hut, SuperDry and Mobile Deluxe. Bob Safai, Matt Case, Brad Schlaak and Randy Starr of Madison Partners represented the seller in the transaction.

CASTLE ROCK, COLO. — San Diego-based Pathfinder Partners has purchased Highlands at Red Hawk, a multifamily property located in Castle Rock, a suburb south of Denver. An undisclosed seller sold the asset for $18.2 million. Constructed in 2017, Highlands at Red Hawk features 56 apartments in a breakdown of 16 one-bedroom/one-bath, 10 two-bedroom/one-bath, 22 two-bedroom/two-bath and eight three-bedroom/two-units. Each unit includes granite countertops, stainless steel appliances, walk-in closets, in-unit washers/dryers and fireplaces. Community amenities include fob-entry access, a community pool, fitness center, game room, coffee bar and barbecue/picnic area. Highlands at Red Hawk is Pathfinder’s 11th Colorado acquisition and sixth apartment property for its Pathfinder Pacific Fund that launched earlier this year.
