DANIA BEACH, FLA. — Kimco Realty Corp. has sold approximately nine acres of land at its Dania Pointe mixed-use development in Dania Beach, near Interstate 95 and Stirling Road in Broward County. The buyer, Spirit Airlines, will develop a new global headquarters at the site, investing up to $250 million for the creation of a corporate campus that will support more than 1,000 employees in up to 500,000 square feet of space. The airline has also executed a ground lease for an additional land parcel for the construction of a Spirit corporate training residence. Dania Pointe is a 102-acre mixed-use development with nearly 1 million square feet of retail and restaurants, in addition to apartments, hotels, offices and public event space. The project is located five miles southeast of Fort Lauderdale near the Fort Lauderdale-Hollywood International Airport. Construction of the Spirit Airlines headquarters is expected to begin in 2021, with an anticipated transfer of employees in mid-2022. MEMPHIS, TENN. — Milwaukee-based Phoenix Investors LLC has acquired an approximately 1.4 million square-foot industrial facility located at 3456 Meyers Road in Memphis. The property is currently vacant and will be marketed to new users for lease as a distribution facility. Atlantic Capital Bank provided acquisition financing to Phoenix Investors. JLL’s Jack Wohrman and Russ Westlake represented the seller, Sears Holdings Corp., in the transaction. Originally built in 1973 with an addition in 1981, the facility is a former distribution center for Sears. The property has clear ceiling heights ranging from 24 feet to 31 feet, 145 dock doors, 24-by-36-foot column spacing and trailer parking. The building is currently divisible for multi-tenant occupancy. Phoenix plans to make structural and cosmetic upgrades to the facility in the coming months. Located near Interstates 40 and 240, the property is less than 20 miles from both Amazon and Nike’s new distribution centers.
SAN ANTONIO — JLL has arranged the sale of Shops at Walzem, a 55,526-square-foot shopping center in San Antonio anchored by Gold’s Gym. The retail property is located at 7650 FM 78, three miles from Randolph Air Force Base on the east side of San Antonio. The tenant roster at Shops of Walzem includes Beauty Supply, Iglesia Pentecostal and Sun Sews Alterations. Aaron Johnson, John Taylor, Chris Murphy and Ross Crawford of JLL represented the seller, Gold’s Gym, in the transaction. Mark Sher of KW Commercial represented the undisclosed buyer.
KeyBank Provides $24M Acquisition Loan for Multifamily Complex in Bentonville, Arkansas

BENTONVILLE, ARK. — KeyBank Real Estate Capital has provided a $24 million Fannie Mae acquisition loan for The Glen at Polo Park, a 356-unit, garden-style apartment complex in Bentonville. Caleb Marten and Chris Neil of KeyBank originated the fixed-rate loan on behalf of the borrower, an undisclosed private equity investment company. Built in 2006, Glen at Polo Park features 29 three-story residential buildings situated on 18.5 acres.
ISSAQUAH, WASH. — National Health Investors (NHI) has formed a joint venture with an affiliate of Life Care Services (LCS) to acquire and operate Timber Ridge at Talus, a continuing care retirement community (CCRC) in Issaquah. The buyers will acquire Timber Ridge from a joint venture between Westminster Capital and LCS for $133 million, exclusive of closing costs that are estimated to be approximately $2 million. Originally built in 2008 and expanded in 2017, the property features 401 units, including 330 independent living apartments, 14 assisted living apartments, 12 memory care apartments and 45 skilled nursing beds. At the time of sale, the property was more than 95 percent occupied. The joint venture consists of two parts: the property company and an operating company. The operating company will be capitalized with $3.2 million initially. NHI will own an 80 percent ownership interest in the property company and LCS will own the remaining 20 percent; NHI will own a 25 percent interest in the operating company and LCS will own 75 percent. BOZEMAN, MONT. — Newmark Knight Frank has arranged the sale of Gallatin Center, a shopping center in Bozeman. Revesco (USA) Properties acquired the property from Gallatin TR for $27.5 million. Paul Sleeth, Billy Sleeth and Patrick Allen of Newmark Knight Frank represented the seller in the transaction. Situated on the southwest quadrant of Interstate 90 and North 19th Street, Gallatin Center is occupied by Ross Dress for Less, Michaels, Bed Bath & Beyond, PetSmart and Staples.
DENVER — Noble Investment Group has purchased a dual-branded hotel property in downtown Denver for an undisclosed price. The asset includes Hampton Inn & Suites Downtown Denver and Homewood Suites by Hilton Downtown Denver. The name of the seller was not released. The hotels feature a combined 302 guest rooms; health and fitness facilities; an indoor pool and whirlpool; 7,000 square feet of meeting and boardroom space; and a restaurant, 550 Bar and Patio. The properties are located in Denver’s downtown district that is walkable to more than 25 million square feet of office space, over 300 restaurants, three major sports stadiums, the Pepsi Center and Denver Performing Arts Center.
BUFFALO GROVE, ILL. — Stream Capital Partners LLC has brokered the sale-leaseback of a 161,976-square-foot industrial facility in Buffalo Grove for $16.8 million. The property, occupied by Safco Dental Supply Co., is located at 1111 Corporate Grove Drive. Chelsea Mandel and Phil DiGennaro of Stream represented Safco, a national distributor of dental supplies, in the sale. A REIT acquired the property and simultaneously entered into a long-term lease agreement with Safco.
LAWRENCEBURG, IND. — Evans Senior Investments (ESI) has negotiated the sale of Shady Nook Care Center, a 94-bed skilled nursing facility in Lawrenceburg, located along the Ohio River near the Kentucky and Ohio borders. An independent owner-operator was the seller. A national owner-operator group bought the property for $9 million, or $96,000 per bed. Built in 1983, Shady Nook Care Center is located in a tertiary submarket of Cincinnati. The facility was 79 percent occupied at the time of sale.
NEW HUDSON, MICH. — Marcus & Millichap has brokered the $2.8 million sale of a 9,451-square-foot property net leased to KinderCare in New Hudson, about 40 miles northwest of Detroit. The building is located at 30786 Lyon Center Drive. KinderCare has signed a new 15-year lease. Dominic Sulo and Chad Lieber of Marcus & Millichap marketed the property on behalf of the seller, a private investor.
