ODESSA, TEXAS — Marcus & Millichap has brokered the sale of More Space Storage Center, a 611-unit self-storage facility in the West Texas city of Odessa. The property sits on approximately five acres, spans 92,562 net rentable square feet and was 53 percent occupied at the time of sale. Brandon Karr of Marcus & Millichap represented the seller, a private investor, and procured the buyer, a limited liability company.

HOUSTON — ClearWorth Capital has acquired Steeplecrest, a 260-unit apartment community located at 11220 West Road in northwest Houston. Built in 1993, the property features one- and two-bedroom units and amenities such as a pool, outdoor picnic area, business center, storage space and a conference room. ClearWorth will implement a value-add program to the property’s unit interiors, clubhouse, building exteriors and landscaping. Chris Curry, Todd Marix and Estee Ibanez of JLL represented the seller, a joint venture between WillMax Multifamily Investors LP and Thackeray Partners, in the transaction.
GARFIELD, N.J. — CBRE has brokered the sale of Transit Crossing, a 75-unit multifamily community in Garfield, a western suburb of New York City. Built in 2018, Transit Crossing comprises 21 one-bedroom and 54 two-bedroom apartments. Amenities include two lounges and a fitness center. Nat Gambuzza, John Veniero and Spencer Beriont of CBRE represented the seller. The property was sold to an out-of-state investor for an undisclosed price.
NEW YORK CITY — JLL has negotiated the sale of 107 South Street, an 8,283-square-foot office building in the Seaport District of Manhattan. Dr. Michel Cohen, founder of New York-based medical practice Tribeca Pediatrics, acquired the property. The building was originally constructed in 1900 and sits across the street from the Pier 17 mixed-use development, which houses several dining and entertainment tenants. Will Suarez of JLL represented the undisclosed seller in the transaction.
WILDWOOD, FLA. — Marcus & Millichap has arranged the $7.9 million sale of My Garage | Self-Storage & Flex Warehouses, a 98,350-square-foot self-storage facility in Wildwood. The property is located at 5626 C Thomas Road, 50 miles northwest of downtown Orlando. David Vaughan and Ray Turchi of Marcus & Millichap represented the undisclosed private seller in the transaction. The buyer was also not disclosed.
SCOTTSDALE, ARIZ. — Dallas-based Velocis has purchased Kierland One, a Class A office building located in Scottsdale. Hines, along with PCCP as joint venture equity partner, sold the 175,441-square-foot property for an undisclosed price. Situated in Scottsdale’s Airpark submarket, the four-story Kierland One is 90 percent leased and features institutional-quality construction and finishes, including a remodeled, two-story lobby, new tenant improvements and high-end spec suites. Barry Gabel, Chris Marchildon and Will Mast of CBRE’s Phoenix office represented the seller in the deal. CBRE’s Luke Walker, Brad Anderson and Mike Strittmatter will continue to handle leasing for the property under the new ownership. Hines will continue to serve as property manager to Kierland One.
HOUSTON — Tampa, Fla.-based multifamily investment firm American Landmark has purchased two assets totaling 484 units in Houston. The company acquired the 234-unit Newport on the Lake in West Houston and the 250-unit Harbor View Apartments in the northeastern suburb of Kingwood. The properties were built in 2008 and 2010, respectively, and will undergo a combined $5.9 million capital improvement program and be respectively rebranded as Lakefront Villas and The JaXon. Both assets feature granite countertops and walk-in closets but have different amenity packages. With this transaction, American Landmark now owns 38 properties in Texas, including 14 in Houston.
HOUSTON — Colliers International has brokered the sale of a 151,260-square-foot distribution center at 12614 Hempstead Highway in Houston. Ryan Byrd and Walker Barnett of Colliers represented the seller, STAG Houston 3 LP, in the transaction. Jason Tangen, also with Colliers, represented the buyer, NIT Industrial. The new ownership, which has now acquired two properties in Houston in the last six months, plans to make capital improvements to the asset.
BLOOMINGTON, ILL. — Marcus & Millichap has negotiated the sale of U-Lock-It Mini Storage, a 553-unit self-storage facility in Bloomington. The sales price was not disclosed. The property is located at 2427 S. Main St. and spans 69,110 square feet on 6.3 acres. Of the 553 units, 441 are non-climate-controlled and 112 are climate-controlled. Sean Delaney of Marcus & Millichap marketed the property on behalf of the seller, a private investor. Delaney also secured and represented the buyer, a limited liability company.
CHAMPAIGN, ILL. — Block & Co. Inc. has brokered the sale of an 11,458-square-foot retail center in Champaign for an undisclosed price. Located at 1006 W. Anthony Drive, the property is near Marketplace Regional Mall. Sam’s Club and Rural King shadow-anchor the asset. David Block and Phil Peck of Block represented the sellers, Bloomfield 2005 LLC and Metcalf Arlington SPE LLC. A local investment buyer purchased the property. This is Block’s 12th shopping center sale on behalf of the same ownership group.
