AURORA, ILL. — Transwestern Commercial Services has brokered the sale of 2357 Sequoia Drive in Aurora for $12.5 million. The 50,000-square-foot, single-story office building is fully leased to Dreyer Medical, an affiliate of Advocate Health Care. Gary Nussbaum and Paige Gunn of Transwestern represented the seller, Downers Grove-based REM Builders Inc. Maryland-based Global Medical REIT Inc. purchased the asset.

SAN ANTONIO — JLL has arranged the sale of Courtyard San Antonio Airport and Courtyard San Antonio Medical Center. The properties were sold as part of a portfolio of five Marriott hotels, the other three of which are located in Baltimore and Washington, D.C. JLL marketed the properties on behalf of the seller, Colony Capital. A partnership between Flynn Properties Inc. and EMA Lodging Group Inc. purchased the assets.

Mines-Road-Self-Storage-Laredo-Texas

LAREDO, TEXAS — Marcus & Millichap has arranged the sale of Mines Road Self Storage, a 355-unit facility located in the South Texas city of Laredo. The property spans 47,830 net rentable square feet and is located on a thoroughfare that sees approximately 52,000 vehicles per day. Jon Danklefs of Marcus & Millichap represented the seller, a partnership, in the transaction. The buyer was Store It All Storage, which has 17 locations in Texas.

LONG ISLAND, N.Y. — JLL has brokered the $17 million sale of Hubbard’s Commons, a 65,970-square-foot, grocery-anchored retail center on Long Island. At the time of sale, the property was 98 percent leased to tenants such as Best Market, Rite Aid Pharmacy and Orangetheory Fitness.  Jose Cruz, Steve Simonelli, Kevin O’Hearn, Michael Oliver, Andrew Scandalios and Grace Braverman of JLL represented the seller, Urban Edge Properties, in the transaction. ShopOne Centers REIT purchased the asset.

OPELIKA, ALA. — Colliers International has negotiated the $33 million sale of Paces at the Estates, a 270-unit apartment community in Opelika. The property offers one- and two-bedroom floor plans. Paces at the Estates is located at 4150 Academy Drive, about four miles from downtown Auburn. Communal amenities include a swimming pool, fire pit, courtyard, playground, 24-hour fitness center and bike storage racks. RREAF Holdings LLC, a Dallas-based real estate investment firm, purchased the property from Burt & Willis LLC. Brian Savage of Colliers represented the buyer in the transaction and Stephen Perlis, also of Colliers, represented the seller.

GAINESVILLE, FLA. — TSCG has brokered the sale of Gainesville Plaza, a 162,000-square-foot retail center situated along NW 13th Street in Gainesville. The center was 92.4 percent leased at the time of sale to tenants including Burlington, Ross Dress for Less, Sav-A-Lot, 2nd & Charles (a Books-A-Million concept), Lumber Liquidators and Hibbett Sporting Goods. The sale also includes a 1.4-acre outparcel fronting 13th Street that can accommodate 4,000- and 3,750-square-foot buildings. Gainesville Plaza was built in 1971 and renovated in 2014. Anthony Blanco of TSCG and his sales team represented the seller, an affiliate of a publicly traded REIT, in the transaction. An affiliate of Wicker Park Capital Management LLC acquired the center for an undisclosed price.

BIRMINGHAM, ALA. — Berkadia has arranged the $12.5 million sale of the Core 174 Portfolio, which includes four apartment complexes in Birmingham totaling 174 units. The portfolio includes Element 26, Fox Hall, Forest Park and 5th Avenue, all of which are located within three miles of downtown Birmingham. Core 174 was constructed between 1963 and 1978 and renovated between 2013 and 2015. David Etchison, Abe Maddox and Caleb Frizzell of Berkadia represented the seller, Birmingham resident Elton Stephens Jr., in the transaction. Birmingham-based Hughes Capital Partners acquired the portfolio at a 4.7 percent cap rate.

Meridian-Place-Apts-Los-Angeles-CA

LOS ANGELES — San Diego-based MG Properties Group has purchased two multifamily properties in Los Angeles for a total of $139.7 million. An undisclosed seller sold both properties. Totaling 397 units, the assets are The Enclave at Warner Center, which sold for $69.5 million, and Meridian Place Apartment Homes, which sold for $70.2 million. Located in Los Angeles’ Warner Center/Woodland Hills neighborhood, The Enclave at Warner Center features 195 units. Meridian Place Apartments, situated in Los Angeles’ Northridge district, features 202 units. MG Properties plans to enhance the interiors of the units and upgrade common area amenities at both properties. Greg Harris, Kevin Green and Joseph Grabiec of Institutional Property Advisors (IPA), a division of Marcus & Millichap represented the seller in the Enclave at Warner Center deal, while Sean Deasy and Blake Rogers of JLL represented the seller in the Meridian Place transaction. Brian Eisendrath, Brandon Smith and Cameron Chalfant of CBRE arranged acquisition financing for the deals.

Waypoint-Mesa-Tempe-Scottsdale-AZ

MESA, TEMPE AND SCOTTSDALE, ARIZ. — Harvard Investments and Lincoln Property Co. (LPC) have completed the sale of Waypoint, a suburban Class A office campus located in Mesa, Tempe and Scottsdale. New York City-based Innovatus Capital Partners acquired the four-building asset for $107.6 million. Harvard and LPC developed the first 108,956-square-foot building at Waypoint in 2014 as a build-to-suit that was fully pre-leased to Verrda Mobility, formerly American Traffic Solutions. In 2016, the partnership completed the second 153,134-square-foot building. Additionally, the companies purchased two adjacent existing buildings to create the four-building, 426,951-square-foot Waypoint campus. At the time of sale, the campus was 98 percent leased. Tenants include Cognizant, Verra Mobility, Mitel, Ashton Woods, Beazer Homes, Nextcare, Udall Shumway and EPS Group. LPC serves as property manager for all four buildings and the company will maintain the management assignment as part of its almost 10 million-square-foot Phoenix property management portfolio. Dave Carder and Scott Boardman of Cushman & Wakefield are handling leasing for the property.

SAN FRANCISCO — Intercontinental Real Estate Corp. and Harvest Properties have completed the acquisition and recapitalization of 400 Montgomery, a historic office building located in San Francisco’s Financial District. Located at the corner of California and Montgomery streets, 400 Montgomery features 85,580 square feet of office space. Constructed in 1901, the building has undergone a multi-million-dollar capital improvement program that included upgraded building systems and infrastructure, a new lobby, refreshed common areas and restrooms, as well as a complete façade restoration to preserve the building’s Renaissance/Baroque architecture and ornamentation. Additionally, more than half of the building’s space was redesigned as creative office space offering more than 13-foot ceiling heights, polished concrete floors and operable windows. At the time of sale, the building was 91 percent occupied by a variety of tenants, including Hexagone, Clearmetal, WE Communications, Lightsource Renewable Energy, Bank of Guam and Sterling Bank & Trust.
