WOODBURN, ORE. — Portland-based Norris & Stevens has arranged the sale of Springhaven Apartments, a duplex and townhome project in Woodburn. An investment group led by Portland-based Russell Hosner LLC acquired the asset for $6.7 million as part of a 1031 tax-deferred exchange. The sellers were The James A. Halter Revocable Living Trust and David L. & Gaylene M. Lund. Located at 1108-1196 Park Circle and 1625-1667 Park Ave., the property consists of 19 buildings on 45 separate tax lots offering a total of 44 duplex and townhome rental units, all with attached garages. At the time of sale, the property was 95 percent occupied. The complex was completed in phases from 1983 to 1992. David Chatfield of Norris & Stevens represented both parties in the transaction.

COLORADO SPRINGS, COLO. — Quantum Commercial Group has arranged the sale of an industrial property, located at 2028 Aerotech Drive in Colorado Springs. Aerotech LLC sold the building to KGB LLC for $1.5 million. The property features 15,249 square feet of industrial space. Mary Francis Cowan of Quantum Commercial Group represented the seller, while Mike Helwege and Parker Curry of Core Commercial represented the buyer in the deal.

MUHLENBERG TOWNSHIP, PA. — An affiliate of Radnor-based Endurance Real Estate Group and Philadelphia-based Brasler Properties has acquired Berks61, an 18.4-acre industrial land site in Pennsylvania located just outside of Reading. Shortly after acquiring the property, the new ownership secured a build-to-suit agreement with CarbonLITE Holdings LLC, a producer of plastic resins, for the construction of a 270,000-square-foot warehouse and manufacturing facility. The tilt-wall, rail-served building will feature 36-foot clear heights, an ESFR sprinkler system and three drive-in doors. Mark Chubb of Colliers International represented CarbonLITE in the deal. John Van Buskirk, Joel Kreider and Ed Skonecki of Lee & Associates represented the landlord. The partnership also has another project, this one speculative, under development in Berks County that will deliver two buildings totaling approximately 328,000 square feet.

OAKBROOK TERRACE, ILL. — Kimco Realty Corp. has sold a 176,164-square-foot retail property in Oakbrook Terrace for $21 million. Known as 22nd Street Plaza, the shopping center is fully leased to retailers such as Home Depot, Party City and Big Lots. Restaurants Twin Peaks and Naf Naf Grill are located on the site as well. The property includes 850 parking spaces. George Good and Christian Williams of CBRE represented Kimco in the sale. A California-based private investor purchased the asset.

MADISON HEIGHTS, MICH. — SkyView Advisors has arranged the sale of a 650-unit self-storage facility in Madison Heights for an undisclosed price. The property, known as Michigan Storage Centers, is situated on 2.6 acres and spans 86,730 square feet. All of the units are climate-controlled. Cameron Vale and Ryan Clark of SkyView represented the undisclosed seller.

RIPON, WIS. — Colliers International has brokered the sale of a 163,000-square-foot industrial building in Ripon in central Wisconsin. The sales price was not disclosed. The property is situated on 13 acres at 100 Creative Way and is served by the Wisconsin Southern Railroad. The buyer, Rogers & Rogers Inc., intends to occupy about one-half of the building and lease the other half to other companies within Ripon.

Treymore-Eastfield-Dallas

DALLAS — CBRE has negotiated the sale of Treymore Eastfield, a 196-unit apartment community located at 2631 John West Road in East Dallas. Utah-based Peak Capital Partners purchased the property from Dallas-based developer Carlton Laprada Ltd. for an undisclosed price. Chris Deuillet and Chandler Sims of CBRE’s Dallas office, along with Jeff Kunitz and Alex Medeiros of CBRE’s Seattle office, brokered the deal on behalf of the seller. According to apartments.com, Treymore Eastfield, which was built in 2001 and was 93 percent occupied at the time of sale, includes amenities such as a pool, fitness center, resident clubhouse and a playground.

BEAUMONT, TEXAS — Marcus & Millichap has arranged the sale of Oak Forest Mobile Home Park, a 77-unit manufactured housing property located in the East Texas city of Beaumont. Robert Denninger of Marcus & Millichap represented the seller and procured the buyer in the deal, both of which were private investors. Additional terms of sale were not disclosed.

NORCROSS, GA. — Cushman & Wakefield has arranged the sale of Canopy, a 684-unit apartment complex in Norcross. Canopy was built in 1987 on 59 acres in metro Atlanta’s Gwinnett County, one of the fastest growing counties in the country for more than 20 years. Canopy offers community amenities such as a fitness center, two swimming pools, soccer field, resident clubhouse with children’s library, playgrounds and dog parks. Mike Kemether and Tyler Averitt of Cushman & Wakefield represented the sellers, Atlanta-based Cortland and Oaktree Capital Management, in the transaction. Priderock Capital Partners acquired the property for an undisclosed price.

NASHVILLE, TENN. — HFF has arranged the sale of Charlotte Pike Storage, a 952-unit self-storage facility in Nashville. Charlotte Pike Storage was delivered in October 2018 and is now managed by Public Storage, a self-storage REIT based in California. Barbara Guffey and Jason Nettles of HFF represented the seller, Provident Realty Advisors Inc., in the transaction. Brent Bowman and Travis Anderson of HFF arranged acquisition financing on behalf of the buyer, Proffitt Dixon Partners. The sales price and amount of the loan were not disclosed.
