NEW YORK — Blueprint Healthcare Real Estate Advisors has brokered the sale of eight skilled nursing facilities located throughout Texas. Chicago-based Mozart Healthcare acquired seven of the facilities and negotiated leases with two Texas-based operators to run the portfolio. Regional operator Trinity Healthcare acquired the eighth facility. Christopher Hyldahl and Gideon Orion of Blueprint represented the seller, a national owner based in New York. The prices and names of the facilities were not disclosed.

HUMBLE, TEXAS — Marcus & Millichap has arranged the $6.8 million sale of McKay Medical Plaza, a 23,886-square-foot medical office building in the northern Houston metro of Humble. David Luther and Morgan Hansen of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were limited liability companies that requested anonymity.

OAK PARK, ILL. — 33 Realty has brokered the sale of a 79-unit condo building located at 932 W. Pleasant St. in Orland Park for $15.2 million. The Pleasant Court Condominium Association was the seller. The buyer, a family office looking to increase its holdings in suburban infill markets, plans to convert the building into rental apartment units and complete renovations. 33 Realty’s sister company, Cubed Construction, will complete the renovations, which are estimated to cost $3 million. Completion of the renovation project is slated for spring 2020. Drew Millard and John Meyer of 33 Realty represented the buyer in the sale.

BEDFORD PARK, WOOD DALE AND ELK GROVE VILLAGE, ILL. — Marcus & Millichap has arranged the sales of three industrial buildings in suburban Chicago for $11.5 million. A 159,857-square-foot property in Bedford Park net leased to Packaging Corp. of America sold for $5 million. A 60,275-square-foot property in Wood Dale sold for $3.8 million. The facility was 51 percent occupied at the time of sale. The final property, a 49,360-square-foot building net leased to Wurth Baer Supply, is located in Elk Grove Village and sold for $2.6 million. Jordan Goodman, Matt Fitzgerald and Jeff Rowlett of Marcus & Millichap represented the seller, a special servicer. All three properties sold at auction to separate buyers.

SAN FRANCISCO — A joint venture between Harbor Group International and Paramount Group has purchased 111 Sutter Street, an office building in San Francisco’s North Financial District. An undisclosed seller sold the asset for $227 million, or $775 per square foot. At the time of sale, the 293,000-square-foot building was 70 percent leased to a variety of technology, media, business services and nonprofit tenants.  Paramount will act as property manager for the building and oversee day-to-day operations.

DENVER — SteelWave LLC and Rialto Capital Management have received $54.6 million in bridge financing for the acquisition and repositioning of a vacant office/data center property in downtown Denver. Leon McBroom and Eric Tupler of HFF arranged the four-year, floating-rate loan through Square Mile Capital Management for the borrowers. Loan proceeds will be used to acquire and reposition the asset into a state-of-the-art office building. Located at 930 15th St., the 12-story building features 223,000 square feet of vacant office/data center space. The buyers plan to renovate the property with floor-to-ceiling glass curtain wall on two facades and the installation of executive parking stalls, a collaborative lounge area, café and wine bar, rooftop fitness center, bike lab, rooftop event area and lounge, and conference center. Renovated office suites will features 1,345-foot slab-to-slab ceilings, fiber connectivity and modernized mechanical systems.

SURPRISE, ARIZ. — Northstar Commercial Partners has completed the sale of an industrial property, located at 12000 N. 132nd Ave. in Surprise. A Canadian REIT acquired the property for $24.1 million. Situated on 32 acres, the 418,000-square-foot warehouse/industrial building was built in 2013. Anthony Lydon, Bill Honsaker and Marc Hertzberg of Jones Lang LaSalle represented the seller in the deal.

AMESBURY, MASS. — Cornerstone Realty Capital has arranged a $5.7 million acquisition loan for Briggs Mill, a 44-unit apartment complex in Amesbury. Located at 20 Cedar St., the former mill building was converted into apartments in 2014. All units feature stainless-steel appliances, ample closet space and hardwood floors in the kitchen and living room. Building amenities include a community room with a kitchenette and entertainment area, storage units and a fitness center. Cornerstone worked on behalf of the undisclosed borrower to deliver a fixed-rate financing structure with two years of interest-only payments followed by a 30-year amortization through an agency lender.

STAMFORD, CONN. — Marcus & Millichap has brokered the $5.5 million sale of a retail center in Stamford. The 8,989-square-foot retail center is located at 1003-1007 High Ridge Road. The tenant roster at the fully leased retail center includes Subway, Vitamin Shoppe, and High Ridge Printing & Copy Center. Mark Krantz and Derrick Dougherty of Marcus & Millichap’s Philadelphia office represented the seller, HRR Investments LLC, in the transaction. The buyer was a private investor based out of White Plains, New York.

Terrace-Villas-Clear-Lake-City-Texas

CLEAR LAKE CITY, TEXAS — Houston-based Keener Investments has acquired Terrace Villas, a 150-unit multifamily property in Clear Lake City, about 25 miles southeast of Houston. The garden-style property features one-, two- and three-bedroom units averaging 831 square feet per residence. Amenities include a pool, business center, playground, clubhouse and a coffee bar. Keener will upgrade the property’s unit interiors and amenity spaces. The seller was not disclosed. Warren Hitchcock of NorthMarq Capital arranged a bridge loan of an unspecified amount for the acquisition through a life company on behalf of Keener Investments.
