MILWAUKEE — Hammes Partners has sold a 23-property medical office portfolio across nine states for $400 million. The Class A properties, totaling 979,000 square feet, are located in Virginia, Washington, North Carolina, Illinois, New York, New Jersey, Pennsylvania, Alabama and Texas. Mindy Berman and Steve Leathers of JLL Healthcare Capital Markets brokered the sale on behalf of Milwaukee-based Hammes. Giant healthcare REIT Welltower Inc. (NYSE: WELL) was the buyer, according to media reports. “Selling points included the portfolio’s alignment with major health systems, durable income and locations in strong metro markets,” says Berman. Hammes Partners is a private equity platform that invests on behalf of institutional investors, with a focus on the U.S. healthcare real estate market. Toledo, Ohio-based Welltower is a real estate investment trust that mostly invests in healthcare and seniors housing properties. — Kristin Hiller

Talonvest Arranges $17.4M Acquisition Loan for Self-Storage Portfolio in Rhode Island

Rhode Island — Talonvest has arranged a $17.4 million acquisition loan for a self-storage portfolio in Rhode Island. The three properties consist of 1,416 storage units across 177,575 square feet. Erich Pryor, Jim Davies, Tom Sherlock, and Terra Hendrich of Talonvest represented the borrower, Rosewood Property Co. in the transaction. The lender was a national bank. Terms of the financing included a 10-year, fixed-rate loan with interest-only payments for the full loan term. The three metro Rhode Island properties expand Rosewood’s portfolio to 48 self-storage properties across 12 states.
PLEASANT PRAIRIE, WIS. — Doheny’s has entered into a sale-leaseback agreement with STAG Industrial Holdings LLC for a 195,415-square-foot property in Pleasant Prairie. STAG purchased the industrial building for $16 million. Doheny’s, a swimming pool supply company, signed a long-term lease with the new ownership. Sam Badger, Whit Heitman, Brad Weiner and Jared Paff of CBRE represented Doheny’s in the transaction. Doheny’s has eight distribution centers nationwide.
ELGIN, ILL. — The Boulder Group has arranged the sale of a single-tenant property net leased to Jewel-Osco in Elgin for $14.8 million. The 69,129-square-foot building, located at 1660 Larking Ave., was remodeled in 2009. Jewel-Osco has approximately 19 years remaining on its lease. Randy Blankstein and Jimmy Goodman of Boulder represented both parties in the transaction. A Los Angeles-based real estate firm completing a 1031 tax-deferred exchange purchased the asset. A Southwest-based private real estate investment company was the seller.
OMAHA, NEB. — Investors Realty has negotiated the sale of the Financial Plaza office building in Omaha for $8.9 million. Located at 9140 W. Dodge Road, the 85,604-square-foot building is 81 percent leased. Tenants include TIAA-CREF, Travelex Insurance Services, Verizon Business Services and Hugo Enterprises. Ember Grummons of Investors Realty and Martin Panzer and Kurt Weeder of Cushman & Wakefield/The Lund Company represented the seller, an affiliate of Jasper Stone Partners. The buyer, an affiliate of Lockwood Development, plans to extensively renovate the interior and exterior portions of the building.
RIVER FOREST, ILL. — Interra Realty has brokered the sale of 7772 Central Ave., a 13-unit apartment building in River Forest, about 10 miles west of downtown Chicago. The private buyer purchased the asset for $2 million. Built in 1927, the property comprises nine one-bedroom units and four two-bedroom units. The property was 85 percent occupied at the time of sale. Patrick Kennelly represented both parties in the transaction.
STOWE, VT. — Real estate investment, development and management firm AWH Partners has acquired the Topnotch Resort and Spa in Stowe. The sales price was undisclosed. Set on 100 acres of woodland and the foot of Mount Mansfield, Topnotch Resort includes 68 guestrooms, a 35,000-square-foot spa and two full-service restaurants. The resort also features four indoor and six outdoor tennis courts as well as a whirlpool/Jacuzzi and two outdoor pools with mountain views. The property was named by U.S. News & World Reportas best hotel in Vermont of 2017. AWH’s hospitality management company is now managing the resort.
LA PORTE, TEXAS — The LeClaire Group, a division of Marcus & Millichap, has brokered the sale of Spencer Mini Storage, a 595-unit self-storage facility in La Porte, an eastern suburb of Houston. The property consists of 226 climate-controlled units, 286 non-climate-controlled units and 83 vehicle parking spaces. The majority of the property was built between 1994 and 1999. Dave Knobler and Charles LeClaire of LeClaire Group represented the seller, a California-based family trust, in the transaction. The buyer was not disclosed.
AUSTIN, TEXAS — Avanath Capital Management (ACM), a Texas-based limited liability company, has acquired Blunn Creek Apartments, a 280-unit affordable apartment community in Austin. Built in 2002, the property features a pool, fitness center, business center, playground, resident clubhouse, outdoor picnic areas and onsite laundry facilities. Hunt Real Estate Capital provided a $19.5 million acquisition loan with four years of interest-only payments to ACM, which plans to implement a $2 million value-add program.
MISSOURI CITY, TEXAS — Davis Commercial has arranged the sale of a 3,000-square-foot office building in Missouri City, a southwestern suburb of Houston. The sale includes the two acres on which the property is situated. The buyer, Bereshith Properties LLC, plans to develop warehouses on the additional land. Ashley Casterlin of Davis Commercial represented the seller, a limited partnership, in the transaction.
