NORMAN, OKLA. — Minneapolis-based investment firm Timberland Partners has purchased The Renaissance at Norman, a 228-unit multifamily asset in Norman. Situated about three miles south of the University of Oklahoma, the property was built in 1999 and features one-, two- and three-bedroom units. Amenities include a fitness center with a yoga studio, resort-style pool, an outdoor kitchen and a clubhouse. Allan Murow of N&M Brokerage Services and Ed Fleming of Colliers International represented the undisclosed seller in the transaction, which marks Timberland Partner’s third acquisition in Oklahoma and seventh of the year.

WEST PALM BEACH, FLA. — Cabot Properties has purchased a three multi-tenant warehouse and distribution portfolio located in Palm Beach County, Fla. McCraney Property Co. sold the asset for $25.8 million, or $148 per square foot. Christopher Thomson, Chris Metzger, Richard Etner Jr., Matthew McAllister, Mike Davis, Rick Brugge and Michael Lerner of Cushman & Wakefield represented Cabot Properties in the transaction. Situated in West Palm Beach’s Vista Business Park, the 173,812-square-foot portfolio includes 2211, 2213 and 6935-6965 Vista Parkway. At the time of sale, all three buildings were fully leased. Notable tenants include Trane, Shred-It and United Subcontractors (USI). The buildings at 2211 and 2213 Vista Parkway span 44,234 square feet and 51,400 square feet, respectively, and feature 28 rear dock doors, two drive-in doors, 24-foot clear heights and an ESFR fire safety system. The two buildings share a 150-foot truck court and 106 car parking spaces. 6935-6965 Vista Parkway is a one-story, 77,177-square-foot light warehouse and distribution center, which was developed in 2008. The building features hurricane-impact glass, at least 18-foot clear heights, 10 rear-dock doors, seven drive-in doors, two ramps and an ESFR fire safety system.
FORT SMITH, ARK. — Vanguard Real Estate Advisors (Vanguard REA) has completed the sale of a two-property multifamily portfolio in Fort Smith. A Dallas-based private investor acquired the asset from Fort Smith-based Fairway FSM Properties LLC and Southbrook Properties of Fort Smith LLC for an undisclosed price. The portfolio includes the 128-unit Southbrooke Apartments and the 77-unit The Fairway at Fianna Hills. The properties are located less than two miles from each other. Jordan Cortez of Vanguard REA, along with Flake & Kelley Commercial, represented the sellers. Vanguard REA also helped procure the buyer in the deal.
PLAINFIELD, ILL. — Marcus & Millichap has brokered the sale of Lincolnshire Court Apartments in Plainfield for $7.5 million. The property consists of four buildings on South Wood Farm Road. Built in 2002, the property features balconies, in-unit washers and dryers, garage parking and off-street parking. Andrean Angelov and Ryan Engle of Marcus & Millichap marketed the property on behalf of the seller, a private investor. The team also procured the California-based buyer.
BOTHELL, WASH. — A joint venture between PCCP and SteelWave has purchased Canyon Park Business Center, a 17-building office/flex property located in Bothell, an eastern suburb of Seattle. A venture between SteelWave and Colony NorthStar sold the office park for an undisclosed price. Totaling 632,591 square feet, the campus features 13 Class A flex/office buildings, totaling 450,961 square feet, and four Class A life science lab and data center buildings, totaling 181,630 square feet. At the time of sale, the portfolio was 99 percent occupied. Canyon Park Business Center was built between 1985 and 1997. Kevin Shannon, Nick Kucha, Ken White, Michael Moll, James Childress and Bill DeLacy of Newmark Knight Frank represented the sellers, while the buyers were self-represented in the deal.
FORT COLLINS, COLO. — LNR Partners, also known as MSCI 2006-HQ10 East Harmony Road LLC, has completed the sale of Preston Center, an office building located in southeast suburban Fort Collins. Brinkman Capital acquired the property for $9.6 million. Located at 2809 E. Harmony Road, the property features 57,287 square feet of Class B+ office space. At the time of sale, the property was 85 percent leased. David Tilton, Rick Egitto and Sam Crowe of Avison Young represented the seller in the deal.
GARDEN GROVE, CALIF. — A private Northern California-based investor has purchased a retail center located at 11072 Magnolia St. in Garden Grove. DECMAC II, a local investor, sold the property for $5.1 million. 99 Cents Only occupies approximately half of the 36,469-square-foot property, with the remaining space vacant. Alex Kozakov, Patrick Wade and Matthew Greenberg of CBRE represented the seller, while Jeff Helm of Helm Properties represented the buyer.
STATE COLLEGE, PA. — HREC Investment Advisors has arranged the sale of the 149-room Atherton Hotel in State College. The sales price was not disclosed. Ketan Patel of HREC represented the seller, Atherton Street Partnership, in the transaction. The buyer was AJ Capital Partners, a Chicago-based real estate developer, owner, and operator. The property is located in downtown State College, one block from Pennsylvania State University. AJ Capital plans to renovate the hotel and convert it to Graduate State College, part of the Graduate Hotels collection.

Located at 1522 Old Country Road, the two-story property includes 1,500 square feet of office space on the second floor. Kelly Koukou of Lee & Associates represented the undisclosed seller in the transaction. The buyer was Safeguard Self Storage.
JERSEY CITY, N.J. — Marcus & Millichap has brokered the sale of a 9,400-square-foot mixed-use property in Jersey City. The property is located at 253 Academy St. Jonathan Zamora and Julienne Pape of Marcus & Millichap represented the seller, a private investor, in the transaction. The buyer was a developer.
