FRESNO, CALIF. — Hanley Investment Group Real Estate Advisors has arranged the $4.6 million sale of a 7,052-square-foot multi-tenant retail pad site located at 6770 North Brawley Ave. in Fresno. A Dutch Bros Coffee drive-thru anchors the property, which is situated within the River Oak Plaza shopping center. Built in 2019 on 1.3 acres, the building is fully leased to four additional tenants including West Coast Sourdough, WaBa Grill, Sport Clips and Organic Nails & Spa. Sean Cox and Bill Asher of Hanley Investment Group represented the seller, California Gold Development Corp., in the transaction. Vicky Casey of Casey & Associates represented the buyer, a Visalia, Calif.-based private investor. Hanley Investment Group has sold 96 coffee-related retail properties totaling $357 million across the U.S. in the past two years, including 11 Dutch Bros Coffee shops in the past 12 months.

Pinnacle Brokers $2.1M Sale of Starbucks-Occupied Retail Property in Westminster, Colorado

WESTMINSTER, COLO. — Pinnacle Real Estate Advisors has arranged the purchase of a freestanding, single-tenant retail property located at 1835 W. 120th Ave. in Westminster. Surreal Holdings acquired the asset for $2.1 million. Starbucks Coffee occupies the 2,162-square-foot property, which includes a drive-thru, on a net-lease basis. Elizabeth Morgan, Cody Stambaugh and Kyle Moyer of Pinnacle’s MorganStambaugh Group represented the buyer, while David Wirgler of Northmarq represented the undisclosed seller.
TUCSON, ARIZ. — LMG Investments has completed the disposition of BV Shoppes, a retail center in Tucson, to JP Family Trust for $2 million. Located at 2920-2932 E. Broadway Blvd., BV Shoppes offers 12,900 square feet of retail space. DES MOINES, IOWA — CBRE has brokered the sale of the Wings 914 Portfolio, a collection of six multifamily properties totaling 1,610 units in metro Des Moines. The transaction marks the largest multifamily deal ever recorded in the state of Iowa, according to CBRE. Cy Fox, Matt Bukhshstaber, Ray Hamilton and Clark Matthews of CBRE represented the undisclosed seller, which directed a significant portion of the assets to charitable causes through the National Christian Foundation. The properties were built between 1988 and 2015. Further details were not provided.
Elme Communities Agrees to Sell Multifamily Portfolio to Cortland for $1.6B as Part of Liquidation Plan

AND ATLANTA — Elme Communities (NYSE: ELME), a Maryland-based multifamily owner-operator that previously operated as WashREIT, has entered into a purchase and sale agreement with an affiliate of Cortland Partners, an Atlanta-based multifamily investment and management firm. SAN DIEGO — Lowe has purchased Tenth & G, a multifamily property located in downtown San Diego. Terms of the transaction were not released. Rachel Parsons, Derrek Ostrzyzek, Mike Murphy and Kenji Thomas of CBRE represented the undisclosed seller in the deal. Andrew Behrens and Jesse Weber of CBRE facilitated a loan on behalf of of the buyer. Built in 2008, the eight-story Tenth & G features 207 studio, one- and two-bedroom floor plans, averaging 704 square feet. The building features floor-to-ceiling windows, generous ceiling heights, exposed concrete accents and expansive panoramic views of the city and bay. At the time of sale, the property featured original finishes. The buyer plans to implement a comprehensive interior renovation and repositioning of the common area amenities.
SUNNYVALE, CALIF. — Prime Residential has completed the disposition of Citra, a value-add multifamily property located at 745 Bernardo Ave. in Sunnyvale. Terms of the transaction were not released. Ryan Wagner, Brandon Geraldo, Matt Kroger and Fatai Alashe of JLL Capital Markets represented the seller in the deal. Charles Halladay, Jonah Aelyon, Sarah Murphy and Joseph Choi of JLL originated a $44.2 million Freddie Mac loan for the undisclosed buyer. Built in 1968 and renovated in 2019, Citra offers 147 one- and two-bedroom apartments, 133 of which are fully renovated with vinyl plank flooring, quartz countertops and upgraded bathroom vanities. All units contain in-unit washers and dryers. Community amenities include a landscaped pool terrace, spa, fitness center with spin room, outdoor barbecue and picnic areas, a business center, community room, children’s playroom, media room and an outdoor play structure.
CHICAGO — SVN Chicago Commercial has brokered the nearly $6 million sale of an 80,000-square-foot land parcel at 2221 W. Oakdale Ave. in Chicago’s Roscoe Village neighborhood. Developer Zev Salomon of ZSD Dorp. purchased the site with plans to transform the long-vacant parcel into a 35-unit row home community called RiverWard Row Homes. Wayne Caplan and Adam Thomas of SVN Chicago represented the undisclosed seller, while Matthew Lucas of Accretive LLC and Kale Realty represented the buyer. The deal took more than a year to close due to a zoning change and coordination with the Army Corps of Engineers on river access, according to Caplan.
LAREDO, TEXAS — Partners Real Estate has brokered the sale of a portfolio of three industrial buildings totaling 361,750 square feet in the Rio Grande Valley city of Laredo. The buildings, which are situated on a combined 20 acres at the nexus of interstates 35 and 69, have been fully occupied by the same unnamed tenants since the mid- to late-2000s. Shaffer Braun and Marc Peeler of Partners represented the buyer, Austin-based investment firm Evergen Equity, in the off-market transaction. The seller and sales price were not disclosed.
ROUND ROCK, TEXAS — SRS Real Estate Partners has arranged the sale of The Shops at Greenlawn, a 22,970-square-foot retail center located north of Austin in Round Rock. At the time of sale, The Shops at Greenlawn was 92 percent leased to nine tenants, including Next Level Urgent Care and Bay Leaf Indian Restaurant. Cathy Nabours, Kyle Shaffer and Sam Nichols of SRS represented the seller, locally based firm Mathias Partners, in the transaction.
