TAMPA, FLA. — Cushman & Wakefield has secured the $18.5 million sale of Citrus Park Crossings, a 75,845-square-foot, Class A office building located at 12750 Citrus Park Lane in northwest Tampa. Mike Davis, Rick Brugge and Michael Lerner of Cushman & Wakefield arranged the transaction on behalf of the seller, Ryan Cos., which also developed the property. Empire Square Group LLC acquired the three-story asset. Constructed in 2013, Citrus Park Crossings was fully leased at the time of sale to tenants such as EVO Payments International, Stellar, Rizzetta & Co., Corin USA, All Risks Ltd., CopyPress and Land Castle Title Co.

LOUISVILLE, KY. — The Kirkland Co. has arranged the sale of River Hill, a 273-unit apartment community in Louisville. Brandon Wilson and Brian Devlin of Kirkland brokered the transaction on behalf of the buyer, Covenant Capital, as well as the seller, Lafayette Cos. The sales price was not disclosed, but Louisville Business First reports the asset sold for $18.5 million. Constructed in 1972, River Hill includes a mix of one- to four-bedroom apartment units. Community amenities include a pool and laundry facilities.

AA-Climate-Controlled-Storage-Montgomery-Texas

MONTGOMERY, TEXAS — Bellomy & Co. has arranged the sale of AA Climate Controlled Storage, a self-storage facility located in Montgomery, about 50 miles northwest of Houston. Built in 2003, the property consists of 483 units across 58,685 net rentable square feet of climate-controlled space. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Houston-based seller in the transaction. The duo also procured the buyer, Katy-based Pinnacle Storage Properties. The sales price was not disclosed.

ALLEN, TEXAS — New York-based REIT Global Net Lease (NYSE: GNL) has acquired a 145,000-square-foot office building located in the northern Dallas metro of Allen for $54 million. The Class A property is currently net leased for 12 years to a subsidiary of NetScout Systems Inc., a Massachusetts-based tech firm. GNL acquired the building in conjunction with a 669,000-square-foot industrial facility in Akron, Ohio, which carried a price tag of $21.4 million.

LEBANON TOWNSHIP, N.J. — NAI James E. Hanson has arranged the sale of a 244-acre parcel of land in Lebanon Township. The sales price was undisclosed. The property features open and wooded land and is currently occupied by Pelio Farms. John J. Schilp and Sigmund Schorr of NAI James E. Hanson represented the buyers, New Jersey Conservation Foundation, New Jersey Green Acres Program, Lebanon Township, Hunterdon Land Trust, The Nature Conservancy, Victoria Foundation, 1772 Foundation, Leavens Foundation and the New Jersey Water Supply Authority. The seller was Earl Pelio of Pelio Farms. The buyers created a public-private partnership to acquire the land to preserve it from future development and link existing preserved lands to create a greenway of nearly 2,600 acres in northern Hunterdon County.

SOMERVILLE, N.J. — Marcus & Millichap has brokered the $2.3 million sale of a 13,000-square-foot retail property in Somerville. Alan Cafiero, Ben Sgambati and Brent Hyldahl of Marcus & Millichap represented the seller, a private investor, in the transaction. The buyer was undisclosed. The two-story building is located at 130 W Main St. in downtown Somerville and is currently occupied by Stickley Furniture Company.

INDIANAPOLIS — Quantum Real Estate Advisors Inc. has brokered the sale of a 5,936-square-foot retail building in Indianapolis for $1.9 million. The multi-tenant property is located at 1950 Kessler Blvd. Tenants include Starbucks, Verizon and Subway. Jack Farritor of Quantum brokered the transaction. A Washington, D.C.-based investment group was the buyer. A Phoenix-based developer was the seller.

LOS ANGELES — Xenon Investments, a local multifamily operator, has purchased Las Palmas Villa Apartments, located at 2039 N. Las Palmas Ave. and 2026 N. Highland Ave. in Hollywood. Berk Investments sold the property for $28 million. The 67,700-square-foot asset features a mix of studio/junior one-bedroom, one-bedroom and two-bedroom units, controlled access, a swimming pool with sundeck, courtyard with fountain, parking, laundry facilities on each floor and elevator access to all levels. Unit amenities include spacious floorplans and air conditioning, with many units featuring a balcony or patio. The buyer plans to upgrade all common areas, including the building façade, and completely renovate all unit interiors with state-of-the-art amenities and conveniences. Dean Zander, Stewart Weston and John Montakab of CBRE represented the seller in the deal.

MILLBRAE, CALIF. — Cadence Living has acquired Marymount Greenhills Retirement Center, a 158-unit independent living, assisted living and memory care community in the San Francisco suburb of Millbrae. Cadence plans to renovate the property over the next year and rename it Cadence Millbrae. The project will modernize the apartments, corridors and common areas. Greenhills Retirement Center is located adjacent to Greenhills Park and has views of San Francisco Bay. Cadence Living is a developer, owner and operator based in Scottsdale, Ariz. The company’s portfolio includes properties in California, Arizona and Colorado, with plans to further expand in the South and West.

REM Investment sold the property to Peterman Properties for $6.5 million. The property features 39,368 square feet of retail and medical office space. John Witt and Matt Call of NavPoint Real Estate Group represented the seller in the deal.
