DENVER — Pinnacle Real Estate Advisors has arranged the sale of an apartment building located at 1410 Poplar St. in Denver. An undisclosed buyer purchased the property for $4 million or approximately $190,000 per unit. Built in 1949, the building features 21 apartment units. Eric Veith of Pinnacle represented the buyer, while Matt Lewallen and Kevin Calame of Pinnacle represented the undisclosed seller in the transaction.

EFFINGHAM, ILL. — Baum Realty Group LLC has brokered the $1.8 million sale of a single-tenant restaurant property net leased to Chipotle Mexican Grill in Effingham in southwest Illinois. The property, located at 1207 N. Keller Drive, is near Panera Bread, Panda Express, Steak ’n Shake and two hotels. Patrick Forkin of Baum represented the seller, a Midwest-based developer. A regional investor purchased the asset.
PROVIDENCE, R.I. AND MINNEAPOLIS — Natural and organic products distributor United Natural Foods Inc. (NASDAQ: UNFI) has agreed to acquire grocery retailer Supervalu Inc. (NYSE: SVU) for $2.9 billion. UNFI, which distributes to Whole Foods Market and other grocery chains, will pay $32.50 per share in cash for Supervalu, according to a joint statement. The deal includes the assumption of outstanding debt and liabilities. Steve Spinner, UNFI’s current CEO, will lead the combined entity. Sean Griffin, UNFI chief operating officer, will head the Supervalu integration efforts and lead an integration committee comprised of executives from both companies. Reasons cited for the acquisition were a diversified customer base, more cross-selling opportunities, larger market reach and scale. and an estimated $175 million in efficiency savings over the first three years. Headquartered in Minneapolis, Supervalu is one of the largest grocery wholesalers and retailers in the U.S., distributing to 3,437 stores. Supervalu operates 29 distribution centers serving 48 states and 114 grocery stores. Fiscal-year 2018 annual sales were approximately $14 billion. WILLISTON, N.D. — IRET (NYSE: IRET) has closed on the sale of its interest in a multifamily portfolio in Williston for $42.3 million. IRET owned the majority interest in the Renaissance Heights and Williston Gardens properties, which consist of 433 units and a vacant land parcel. IRET was the sole owner of Dakota Commons, which includes 44 units. IRET managed all 477 units prior to the sale. Williston is in the Bakken region of North Dakota, which is known for oil production. Following this transaction, IRET has no remaining units in Williston. The buyer was Weidner Apartment Homes.
CLARKSTON, MICH. — Marcus & Millichap has brokered the $8.1 million sale of White Lake Commons in Clarkston, about 35 miles northwest of downtown Detroit. Neiman’s Family Market anchors the 151,201-square-foot shopping center. Other tenants include CVS, Office Depot, Anytime Fitness, Enterprise Rent-A-Car, The UPS Store and Wendy’s. Craig Fuller, Erin Patton and Scott Wiles of Marcus & Millichap marketed the property on behalf of the seller, a publicly traded REIT. A local private buyer purchased the asset.
NEW YORK CITY — RD Management and partner Yassky Properties have acquired a 6,316-square-foot mixed-use building located at 55 5th Ave. in Brooklyn for $4.1 million. The seller was Burke Leighton Asset Management. The four-story building was built in 1920 and includes six apartments and a 1,390-square-foot, ground-level retail space that is currently vacant. Yassky will manage the property.
SEATTLE — Unico Properties has purchased two office properties located in Seattle’s southern central business district (CBD). According to Puget Sound Business Journal, the acquisition price was $359 million. Comprising the entire 1100 block of Second Avenue and totaling 705,868 square feet, the asset consists of adjoining buildings: 1111 Third and 2nd & Spring. At the time of sale, the buildings were collectively 95 percent leased following a $65 million renovation completed in 2017. Built in 1980 by Wright Runstad, the 33-story, 705,868-square-foot 111 Third includes a 358-stall, six-level, subterranean parking garage, a fitness center, bike storage, showers, locker rooms, an expanded modern lobby, an outdoor plaza, and updated exterior façades and store fronts. The name of the seller was not released.
JACKSONVILLE, FLA. — Transwestern has arranged the $24.5 million sale of BB&T Tower, a 285,497-square-foot office building located at 200 W. Forsyth St. in downtown Jacksonville. John Bell of Transwestern arranged the transaction on behalf of the seller, special servicer LNR Partners. Talara Investment Group LLC acquired the 18-story tower through the Ten-X auction platform. The prior owners invested $3.9 million in property upgrades, including an elevator modernization program. BB&T Tower was 63 percent leased at the time of sale.
OAKLAND, CALIF. — TMG Partners has completed the sale of 1330 Broadway, an office building located in downtown Oakland. KKR, a global investment firm, acquired the property for an undisclosed price. In addition to the sale, TMG is partnering with KKR and will continue with on-site property management and asset management. TMG originally purchased the 18-story, 320,000-square-foot building in November 2015. Tenants at the property include Oracle, Arup, Clovis Oncology, UCSF, Verizon, Chase Bank and Citizens Engagement Lab.
COLUMBIA, S.C. — Colliers International has brokered the $16.3 million sale of Village at Town Center I, a 288,000-square-foot, open-air shopping center in Columbia. Joe Montgomery and Tony D’Ambrosio of Colliers arranged the transaction on behalf of the seller, a CMBS special servicer. Sandhill Center LLC, a South Florida-based private ownership group, acquired the asset. JC Penney and Books-A-Million anchor Village at Town Center, which was 84 percent leased at the time of sale. Additional tenants include Victoria’s Secret, Ann Taylor, Loft, Jos. A Bank, Panera Bread, Blaze Pizza, Moe’s Southwest Grill and Wild Wing Café. The property is the primary component of Village at Sandhill, a 300-acre mixed-use project located at the intersection of Clemson and Two Notch roads.
