HIGH POINT, N.C. — JLL has arranged the sale of a 234,224-square-foot logistics facility located at 720 Pegg Road in High Point, a city in North Carolina’s Triad submarket. The seller, Beacon Partners, delivered the Class A property in 2022 and subsequently leased the facility to three tenants, including Lowe’s Home Centers. Pete Pittroff, Dave Andrews, Michael Scarnato, Zachary Llyod, Michael Lewis and Allan Parrott of JLL represented the seller in the transaction. The buyer and sales price were not disclosed. The property features 32-foot clear heights, ESFR sprinklers, motion-sensored LED lighting, multiple storefronts and proximity to Piedmont Triad International Airport, I-40, I-73, I-74 and I-85.

SUNRISE, FLA. — CBRE has brokered the sale of Lake Shore Plaza II, a 128,550-square-foot office building located at 1300 Concord Terrace in Sunrise, roughly 19 miles west of Fort Lauderdale. Miami-based Galium Capital purchased the five-story property for an undisclosed price. Christian Lee, Sean Kelly, Amy Julian, Andrew Chilgren, Tom Rappa and Matthew Lee of CBRE represented the undisclosed seller in the transaction. Built in 2008, Lake Shore Plaza II is situated in South Florida’s Sawgrass Park submarket and features a double-height lobby atrium and floor-to-ceiling windows with hurricane-impact glass.

PHOENIX — Lincoln Property Co. and Goldman Sachs have completed the sale of Buckeye85, a Class A industrial building in Phoenix, to LaSalle for an undisclosed price. The 321,892-square-foot building features 36-foot clear heights, full concrete truck courts, a 95-door cross-dock configuration, a speculative office suite and an employee-centric outdoor amenity space with shaded and landscaped areas, built-in barbecue equipment and seating for relaxing, outdoor dining and games. Tempur-Pedic, part of Tempur Sealy International, fully occupies the Class A industrial property, located on 20 acres at 10333 W. Buckeye Road. The mattress and pillow maker uses the facility to distribute to the Western United States, from Colorado to the Pacific Coast. Will Strong and Molly Hunt of Cushman & Wakefield represented the sellers in the deal. Marc Hertzberg and Riley Gilbert of JLL served as the investment sales team’s property leasing experts. Gilbert also represented Tempur-Pedic in its lease agreement, bringing Tempur-Pedic’s metro Phoenix industrial footprint to nearly 1.5 million square feet.

KETCHIKAN, ALASKA — Crystal Investment Property (CIP), a member of Hotel Brokers International, has arranged the sale of The Landing Hotel, Restaurant & Pub in Ketchikan. CIP’s Joseph Kennedy, along with Mary Wanzer, a licensed Alaska broker, represented the undisclosed seller in the deal. The name of the buyer and acquisition price were not released. Located at 3434 Tongass Ave., The Landing Hotel, Restaurant & Pub is a 107-key, independent mid-scale hotel. The full-service property offers flexible meeting and events space, event planning and catering for onsite and offsite events, a lounge area, fireplace, business center, fitness center and courtesy shuttle service. Additionally, the hotel is home to two dining options: The Landing Restaurant and Portside Pub & Grill (formerly Jeremiah’s Pub).

TUCSON, ARIZ. — Cushman & Wakefield | PICOR has brokered the sale of a retail space at 151 W. Orange Grove Road in Tucson. MH Holding Group LLC, dba Learn & Play Daycare Preschool, acquired the asset from Foothills Business Ventures for $1.2 million. Rob Tomlinson of Cushman & Wakefield | PICOR represented the seller, while Cory Lamb and Robert Lamb of Long Realty Co. represented the buyer in the deal.

NILES, OHIO — MAG Capital Partners LLC has acquired a 410,858-square-foot manufacturing facility in northeast Ohio’s Niles in a sale-leaseback transaction with BRT Extrusions Inc. The purchase price was undisclosed. The tenant, a full-service aluminum extrusion company, serves a wide range of sectors, including construction, automotive, transportation and electronics. The property is situated on nearly 28 acres at 1818 Main St. Daniel Macks and Phil DiGennaro of Stream Capital Partners advised the buyer and seller. Dallas-based MAG Capital Partners invests in industrial real estate and operating companies.

COON RAPIDS, MINN. — The Boulder Group has arranged the $3.4 million sale of a single-tenant retail property net leased to Outback Steakhouse in Coon Rapids within metro Minneapolis. The 6,268-square-foot restaurant building is located at 8880 Springbrook Drive NW. Randy Blankstein and Jimmy Goodman of Boulder represented the buyer, a California-based private investor. The seller was a New York-based real estate private equity firm. Outback has 12 years remaining on its lease with three five-year renewal options as well as 1.8 percent annual rental increases in the primary term. The tenant has operated at the property for 27 years. Outback, a subsidiary of Bloomin’ Brands, operates more than 1,000 restaurants worldwide.

BRENTWOOD, TENN. — Brookdale Senior Living (NYSE: BKD), an owner-operator based in the Nashville area, has entered into agreements to acquire three seniors housing portfolios totaling 41 properties and 2,789 units. The combined purchase price is $610 million. Brookdale currently leases and operates the properties on triple-net bases. In explaining the move, company officials noted that by taking ownership of these communities, Brookdale will gain portfolio management flexibility that is not present in a leased structure, providing additional opportunities to further enhance shareholder value. “The immediate and long-term benefits of these real estate transactions are wide-ranging,” says Cindy Baier, Brookdale’s president and CEO. “They include future portfolio flexibility that comes through asset ownership, the opportunity to fully realize the long-term benefits of the powerful senior housing outlook and, following closing, the expected immediate improvement in adjusted free cash flow from a lower-cost capital structure.” In the first transaction, Brookdale agreed to buy 11 properties totaling 1,228 units from a joint venture led by Ohio-based REIT Welltower Inc. DALLAS — Dallas-based Trive Real Estate Equity Management has purchased a 57,000-square-foot industrial building on the city’s northwest side. According to LoopNet Inc., the building at 7 Justice Way was built on a 22.4-acre lot in 2023 and features three dock-high loading doors and nine grade-level drive-in doors. Giovanni Scardino and Jason Moser of Stream Realty Partners represented both the buyer and the seller, an entity doing business as HTH 9800 Stemmons LLC, in the transaction.

WALTHAM, MASS. — CBRE has brokered the sale of Gardencrest Apartment Homes, a 696-unit multifamily community located in the western Boston suburb of Waltham. Built in phases on a 34-acre site between 1949 and 1972, Gardencrest consists of 64 buildings that house a mix of traditional apartments and direct-entry townhomes with an average size of 906 square feet. Amenities include a pool, clubhouse and a fitness center. Simon Butler, Biria St. John, John McLaughlin and Brian Bowler of CBRE represented the seller, an affiliate of Virginia-based Harbor Group International, in the transaction. The team also procured the buyer, an affiliate of San Francisco-based Fowler Property Acquisition, which has rebranded the property as ReNew Waltham.
