DENVER — Unique Properties Inc./TCN Worldwide has arranged the sale of an office and warehouse property at 4825 N. Oakland St. in Denver. The asset traded for $2.1 million. Greg Knott and Earl Duffy of Unique Properties Inc./TCN Worldwide represented the seller and buyer in the deal. The names of the seller and buyer were not released.

SILVERDALE, WASH. — MLG Capital has entered the Washington market with the acquisition Wellington Apartment Homes, a multifamily property in Silverdale, located approximately 30 miles west of Seattle. Terms of the transaction were not disclosed. The garden-style property features 240 apartments, bayside views, a heated pool, clubhouse, fitness center and dog park. MLG plans to implement interior and exterior renovations, including installing stainless steel appliances, granite countertops and other premium features in all units, as well as improving property curb appeal and enhancing community amenities.
EL PASO, TEXAS — Atlanta-based brokerage firm Hunter Hotel Advisors has arranged the sale of the 139-room Hampton Inn & Suites El Paso-Airport. The four-story building is located about 1.5 miles from El Paso International Airport and offers amenities such as a fitness center, business center and an outdoor pool. The buyer was Dallas-based Nexgen Management, and the seller was an undisclosed institutional investment firm. Kami Burnette and Mason McDavid of Hunter Hotel Advisors brokered the deal.
ARLINGTON, TEXAS — Lee & Associates has brokered the sale of an 88,821-square-foot industrial building in Arlington. According to LoopNet Inc., the building at 840 N. Great Southwest Parkway was completed in 1962 and features 21.5-foot clear heights and eight dock-high loading doors. Corbin Blount of Lee & Associates represented the buyer, Philadelphia Hardware Group, in the transaction. Harrison Putt and Corby Hodgekiss of Mercer Co. represented the seller, locally based investment firm CanTex Capital.
Lightstone Capital Provides $8.5M Acquisition Loan for Industrial Property in Southwest Atlanta

ATLANTA — Lightstone Capital has provided an $8.5 million loan for the acquisition and lease-up of a 207,000-square-foot light manufacturing building located at 3200 Lakewood Ave. SW in Atlanta. Green Dock Partners was the borrower. Situated near Hartsfield-Jackson Atlanta International Airport on a 7.2-acre site, the single-story facility features 29-foot clear heights and multiple dock-high doors.
SRS Negotiates $4.5M Ground Lease Sale of Central Florida Retail Property Leased to Walmart

DELTONA, FLA. — SRS Real Estate Partners has negotiated the $4.5 million ground lease (land ownership) sale of a retail property located at 1569 Saxon Blvd. in Deltona. The property is situated 30 miles north of Orlando within the mixed-use development of Deltona Village, which is currently under construction. Walmart occupies the 41,335-square-foot retail property on an absolute triple-net-lease with 10 years remaining on its lease term. Patrick Nutt and William Wamble of SRS Real Estate represented the seller, a private partnership, in the transaction. The Pennsylvania-based private buyer was a repeat client of SRS.
Marcus & Millichap Brokers Sale of 164-Unit Apartment Community Near Mississippi State University

STARKVILLE, MISS. — Marcus & Millichap has brokered the sale of The Grove Apartments, a 164-unit community located in Starkville near Mississippi State University. Originally built in 1975, the property is situated on 10 acres and features a mix of one-, two- and three-bedroom floorplans ranging in size from 704 square feet to 1,028 square feet, according to ForRent.com. Amenities include laundry facilities and a dog park, as well as onsite management and maintenance. Josh Jacobs and Lloyd Escue of Marcus & Millichap marketed the property on behalf of the seller, MRKT Capital, and procured the buyer, Emerald City Associates, in the transaction. Mickey Davis was the firm’s broker of record in Mississippi.
INDIANAPOLIS — CBRE has arranged the sale of Riverbend Apartments, a 996-unit multifamily property in Indianapolis. Pensam Capital purchased the community from Pepper Pike Capital Partners for an undisclosed price. Located at 8850 River Bend Parkway, the property has undergone more than $20 million in renovations since 2020. Amenities include a pool, fitness center, tennis and basketball courts, a movie theater and golf simulator. Units average 895 square feet. Hannah Ott, George Tikijian, Cam Benz, Claire Hassfurther, Ryan Stockamp and Sean Pingel of CBRE represented the seller.
IRVING, TEXAS — Boston Capital Real Estate Partners (BCRE) has acquired Camden Cimarron, a 286-unit apartment complex in Irving. Built in 1992, the garden-style property features two- and three-story buildings on an 11-acre site. Units have an average size of 772 square feet and are equipped with individual washers and dryers and private balconies/patios. Amenities include a pool and a fitness center. Joey Tumminello, Michael Ware, Drew Kile, Taylor Hill and Shelby Clark of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller, Houston-based REIT Camden Property Trust, in the transaction. The team also procured BCRE as the buyer.
CARROLLTON, TEXAS — Henry S. Miller Brokerage (HSM) has negotiated the sale of Mills Pointe Shopping Center, a 127,000-square-foot retail property located in the northern Dallas metro of Carrollton. Fitness Connection anchors the center, which according to LoopNet Inc. was built on 16.7 acres in 1985 and is also home to tenants such Mena’s Mexican Restaurant, Quinlan’s Sports Bar and Lin’s Asian Buffet. Darrell Hurmis of HSM represented the seller, HSM Mills Pointe Partners, in the transaction. The buyer and sales price were not disclosed.
