FAIRFIELD, OHIO — Pacific Manufacturing has expanded in Fairfield, a northern suburb of Cincinnati, by purchasing a building on its campus that doubles its square footage. The expansion includes investment in new machinery and equipment and will create 96 new jobs and add $4.7 million in annual payroll to its existing workforce of over 860 employees. The company’s presence in southwest Ohio has grown to more than 1 million square feet — owned and leased — across five buildings totaling 60 acres. Pacific Manufacturing, with its parent company based in Ogaki City, Japan, has been located in Fairfield since 1990. A supplier to the automotive industry, the company specializes in producing precision metal and plastic stamping components. The Ohio campus represents the company’s largest facility outside of Japan and is the second-largest manufacturing enterprise in Fairfield. The Fairfield City Council approved an incentive package for Pacific Manufacturing’s expansion and investment in the community. In addition, the State of Ohio approved a Job Creation Tax Credit. JobsOhio plans to offer assistance, which will be made public after a final agreement is executed.

AUBURN HILLS, MICH. — Marcus & Millichap has brokered the $7.4 million sale of a 68,839-square-foot office building in Auburn Hills that is leased to Teijin Automotive. Built in 1989, the property is located at 255 Rex Blvd. on five acres just off I-75. The building has served as the corporate headquarters for Teijin Automotive Technologies, with a corporate guarantee from Teijin Limited, a Japanese chemical, pharmaceutical and information technology company, since 2014. The company recently renewed its lease for another 10 years. John Godwin and Melissa Mann of Marcus & Millichap represented the undisclosed buyer and seller.
NEW YORK CITY — Cushman & Wakefield has arranged the $17 million sale of an 11,183-square-foot retail condominium located at 2688 Broadway in Manhattan. The space comprises 8,158 square feet on the ground floor and 3,025 square feet on the lower level and is leased to CVS Health Corp., which has 15 years remaining on the lease. Andrew Berry and Charlie Gravina of Cushman & Wakefield represented the buyer, French investment firm Corum Asset Management, in the transaction. The seller was not disclosed.
ADDISON, TEXAS — AMLI Residential has purchased Midway Square Shopping Center in the northern Dallas metro of Addison with plans to convert the property into a multifamily community. The center, which was originally constructed in the 1980s, is located within the 79-acre Midway South neighborhood and has struggled in the aftermath of the pandemic, according to the brokers who worked on the deal. The new apartment community will be known as AMLI Treehouse and will consist of 570 apartments, 30 luxury rental townhomes, 56 for-sale townhomes, 3.7 acres of green space and 12,500 square feet of standalone retail space. Demolitions will begin in the coming days. The first move-ins are expected to commence during the first half of 2026, with full completion slated for 2027. Ben McCutchin and Sam Kartalis of locally based brokerage firm Younger Partners represented the seller in the transaction and procured AMLI as the buyer.
HOUSTON — Marcus & Millichap has brokered the sale of the 112-room Courtyard by Marriott Houston NW/290 hotel. The hotel was completed in 2014 and offers amenities such as a pool, fitness center, 1,920 square feet of meeting and event space and an onsite restaurant. Skyler Cooper of Marcus & Millichap represented the seller, an entity doing business as Unity Lodging LLC, in the transaction. Cooper, along with Marcus & Millichap’s Allan Miller and Chris Gomes, also procured the undisclosed buyer. Pete Fehlman and Jake Marshall of Marcus & Millichap Capital Corp. arranged an undisclosed amount of acquisition financing through a local bank.
CORPUS CHRISTI, TEXAS — Locally based brokerage firm Cravey Real Estate Group has arranged the sale of a 20,175-square-foot retail building in Corpus Christi. The building at 2914 South Padre Island Drive was originally built in 1973 and was formerly occupied by Edwards Law Firm. Lynann Pinkham of Cravey represented the buyer and seller, both of which requested anonymity, in the transaction.
HARTFORD, CONN. — Locally based brokerage firm O,R&L Commercial has negotiated the $12 million sale of two facilities in Hartford that are operated by the Materials Innovation & Recycling Authority (MIRA). The facility at 211 Murphy Road is a 92,616-square-foot industrial building that includes a weigh station and access rights to a railspur and was also the former home of The Trash Museum. The adjacent property at 171 Murphy Road is a one-story, 19,200-square-foot industrial building. Luke Massirio and Thom Wilks of O,R&L brokered the deal on behalf of MIRA. The buyers were not disclosed.
WOBURN, MASS. — CBRE has brokered the $11.2 million sale of a Woburn Plaza, a 31,994-square-foot shopping center located on the northern outskirts of Boston. Tenants at the property include West Marine, Eastern Bank and Mattress Firm. Nat Heald, Kyle Juszczyszyn, Connor Scott and Jordana Roet of CBRE represented the seller, locally based owner-operator Linear Retail Properties, in the transaction. The buyer was Chestnut Realty Management.
PGIM Real Estate, HSR Sell 310-Unit Smith & Rio Multifamily Community in Tempe, Arizona

TEMPE, ARIZ. — A partnership between PGIM Real Estate and High Street Residential (HSR), the residential subsidiary of Trammell Crow Co., has completed the disposition of Smith & Rio, an apartment property in Tempe. A global investor acquired the asset for an undisclosed price. Completed by HSR in 2023, Smith & Rio offers 310 apartment units, a rooftop deck, resident clubhouse with gaming tables, a fireplace and seating areas, and a central courtyard including a resort-style pool deck with a spa, barbecue pavilion and fire features. Additional amenities include a 24-hour fitness center, reception area and leasing office, multiple seating areas, coworking offices, pet spa and another outdoor courtyard with a dog park and yoga lawn. Asher Gunter, Matt Pesch, Sean Cunningham and Austin Groen of CBRE represented the seller in the deal.
CBRE Brokers $29.5M Sale of Plaza at Eastlake Office Building in Chula Vista, California

CHULA VISTA, CALIF. — CBRE has arranged the sale of Plaza at Eastlake, a Class A office building located at 2300 Boswell Road in Chula Vista. Plaza at Eastlake LLC, an affiliate of Harbor Associates, sold the property to a private investor for $29.5 million, or $222 per square foot. Built in 1992, the two-story Plaza at Eastlake offers 132,669 square feet of office space, including a two-story lobby, conferencing center, a clear height of 10 feet and remodeled restrooms and elevators. The property was renovated from 2018 to 2020, totaling around $2.2 million in capital improvements. The previous ownership constructed 37,800 square feet of speculative suites over the past few years. Matt Pourcho, Anthony DeLorenzo, Matt Harris and Casey Sterk of CBRE represented the seller.
