Windcrest-International-Business-Park

WINDCREST, TEXAS — Cleveland-based investment and development firm Industrial Commercial Properties (ICP) has acquired the 1.2 million-square-foot former headquarters complex of Rackspace Technology in Windcrest, located just northeast of San Antonio. The locally based cloud computing firm originally acquired the 66-acre property in 2007. According to San Antonio Report, ICP plans to invest more than $40 million in capital improvements to the property, including redeveloped façades, parking lots and green spaces, and to feature industrial and office space that can support eight to 10 tenants. The property will also be rebranded as Windcrest International Business Park.

DALLAS — Atlanta-based REIT Piedmont Office Realty Trust has sold One Lincoln Park, an approximately 257,000-square-foot building in North Dallas. The 10-story building, which was constructed in 1999, was 59 percent leased at the end of 2023. Amenities include a fitness center, conference facilities, tenant lounge and grab-and-go food service. A financial institution, which the Dallas Morning News reports is Triumph Financial, purchased One Lincoln Park in an all-cash deal and plans to use the building as its new headquarters.

SAN ANTONIO — A joint venture between two locally based firms, Headwall Investments and SageView Partners, has purchased The Colonnade Retail Center in San Antonio. The 126,549-square-foot shopping center sits on a 5.4-acre site on the city’s northwest side. Tenants at The Colonnade include Firehouse Subs, Great Clips, The Honey Baked Ham Co., First Watch and PJ’s Coffee of New Orleans. The seller and sales price were not disclosed.

SANFORD, FLA. — CTO Realty Growth has acquired Marketplace at Seminole Towne Center, a 318,000-square-foot power retail center located in Sanford, approximately 25 miles north of Orlando. An undisclosed seller sold the center for $68.7 million. Situated on 41 acres along I-4, the property was 98 percent leased at the time of sale. Burlington, Marshalls, World Market, Petco, Ross Dress for Less, Old Navy, Ulta Beauty and Five Below anchor the center. The Orlando-based REIT purchased Marketplace at Seminole Towne Center through a 1031 exchange.

CHARLESTON, S.C. — CBRE has arranged the sale of Preserve at Essex Farms, a 284-unit apartment community located at 3245 Glenn McConnell Parkway in Charleston’s West Ashley submarket. Jim Sewell, David Lansbury and Erika Maston of CBRE represented the unnamed seller in the transaction. The buyer and sales price were also not disclosed. Preserve at Essex Farms comprises studio, one-, two- and three-bedroom floor plans, as well as two-story townhomes. Amenities include a resort-style swimming pool, grill area, bike trail, 24-hour fitness center and a pet spa area. B&M Management Co. is the property manager.

HORSHAM, PA. — New Jersey-based investment firm First National Realty Partners (FNRP) has acquired Elements Horsham, a 50,353-square-foot retail property located about 25 miles north of Philadelphia. The property was 94 percent leased at the time of sale to tenants such as Starbucks, MaGerk’s Pub & Grill, Aqua-Tots Swim School, TruMark Financial and Charles Schwab. James Galbally, Patrick Higgins, Chris Munley and Colin Behr of JLL represented the undisclosed seller in the transaction.

CHICAGO — SVN Chicago Commercial has brokered the sale of an eight-unit apartment building in the city’s Avondale neighborhood for $2.2 million. The property is located at 3110 W. Belmont Ave. and features units that average 2,000 square feet each. Paul Cawthon and Angelo Labriola of SVN represented the undisclosed seller. The buyer was based in New York.

FAIRMONT CITY, ILL. — HE Equipment has purchased a 16,867-square-foot truck repair facility in Fairmont City, just east of St. Louis. The purchase price was undisclosed. The property is located at 1087 State Route 3. Brokerage firm Barber Murphy represented both the buyer and the seller, Blackhawk Express.

GOLDEN, COLO. — DS Real Estate LLC has completed the disposition of a single-tenant office building located at 607 19th St. in Golden, a suburb west of Denver. An undisclosed buyer acquired the asset for $3.8 million, or $315.85 per square foot. Formerly a retail bank building, the 12,031-square-foot property was redeveloped into a modern office space in 2017. The asset features ample parking, offices with mountain views, two conference rooms, a breakroom with a built-in speakeasy bar in the former bank vault space, and bathrooms with large locker/shower areas. Brett MacDougall and Michael DeSantis of Unique Properties Inc. / TNC Worldwide represented the seller, while Kurt Liss of JLL represented the buyer in the deal.

FRESNO, CALIF. — Cambridge Realty Capital Cos. has arranged a $6 million acquisition loan for Twilight Haven Senior Living in the San Joaquin Valley city of Fresno.  Twilight Haven comprises 60 independent living units, 116 assisted living beds and 50 skilled nursing beds. A California-based LLC was the borrower. A Utah-based industrial bank provided the capital. The seller was a nonprofit operator facing bankruptcy. The 25-year loan is fully amortizing.
