TRENTON, N.J. — Locally based brokerage firm The Kislak Co. Inc. has negotiated the $2.8 million sale of Belleview Commons, a 24-unit apartment building in Trenton. The three-story building houses a mix of studio, one- and two-bedroom units and recently underwent a capital improvement program. Barry Waisbrod of Kislak brokered the deal. The buyer and seller were not disclosed.

Isuzu Acquires 1 MSF Industrial Facility in Upstate South Carolina, Plans to Invest $280M for Assembly Plant

PIEDMONT, S.C. — Isuzu North America Corp., a subsidiary of Japanese automobile manufacturer Isuzu, has acquired Enterprise 85, a 1 million-square-foot industrial facility located at 7745 Augusta Road Piedmont. Situated on over 200 acres in South Carolina’s Upstate region near I-185, the building will house an assembly plant to expand Isuzu’s vehicle supply capabilities in North America. Isuzu’s estimated $280 million investment at the facility will create more than 700 new jobs, with operations anticipated to begin in 2027. The property was recently developed on a speculative basis by SunCap Property Group and the real estate arm of Goldman Sachs Asset Management. Garrett Scott, John Montgomery, Brockton Hall and Dillon Swayngim of Colliers’ Spartanburg, S.C., office represented SunCap in the transaction.
MONTGOMERY, ALA. — First National Realty Partners (FNRP) has purchased Country Club Centre, a 67,662-square-foot shopping center located at 1702-1796 Carter Hill Road in Montgomery. The property sits on a 4.8-acre site and was 85 percent leased at the time of sale to tenants including anchors Winn-Dixie (35,922 square feet) and Dollar Tree (9,140 square feet). Other tenants include Staying Classy Boutique, Wingstop, China Sea Kitchen, Subway, Naz’s Boutique & Spa, Pro Nails, Mutt Cuts and Martin’s Restaurant. Gary Chou of Berkeley Capital Advisors represented the undisclosed seller in this transaction. The sales price was also not released. Country Club Centre represents FNRP’s fifth acquisition in Alabama.
LOUISVILLE, KY. — The Kirkland Co. has brokered the sale of The Avenue in the Highlands, a 128-unit apartment community in Louisville’s Highlands neighborhood. Brandon Wilson, Brian Devlin and John Seale of Kirkland brokered the transaction. The buyer, seller and sales price were not disclosed, but The Lane Report reported that the property traded hands for $18 million. Built in 1966, The Avenue in the Highlands features a mix of studio, one- and two-bedroom apartments, as well as a resort-style swimming pool, dog park, coffee bar and a grilling area.
COLUMBUS, GA. — Ziff Real Estate Partners has sold St. Francis Marketplace, a 63,607-square-foot shopping center located at 4519 Woodruff Road in Columbus. The retail property’s tenant roster includes Planet Fitness, Rent-A-Center, Kool Smiles, Franklin Dental & Braces and Jersey Mike’s Subs, among others. The Mt. Pleasant, S.C.-based investor originally acquired the center in 2015 and completed various upgrades at the property over the past 10 years. Steve Collins and Brent Hadden of The Palomar Group represented Ziff in the transaction. The sales price and buyer were not released.
FORT WORTH, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of a Rocklyn at Samuels Ave., a 274-unit apartment community in Fort Worth. Built in 2018, the property offers studio, one-, two- and three-bedroom units with an average size of 885 square feet. Amenities include a pool, entertainment room, dog park, fitness center and outdoor grilling and dining stations. Drew Kile, Taylor Hill, Joey Tumminello, Michael Ware and Shelby Clark of IPA represented the seller, Dallas-based Carleton Cos., in the transaction and procured the buyer, EPH Properties.
BENBROOK, TEXAS — Locally based brokerage firm STRIVE has arranged the sale of a 31,393-square-foot industrial flex building in Benbrook, a southwestern suburb of Fort Worth. According to Crexi, the building, which is known locally as the Spectrum Flex Building, was constructed in 1982 and was fully leased at the time of sale. Parker Tims of STRIVE brokered the deal. The buyer and seller were not disclosed.
PHOENIX — Goodegg Investments has purchased North Edge Apartments, a 71-unit, Class B apartment complex in Phoenix. Terms of the transaction were not released. North Edge Apartments has undergone significant value-add renovations over the last two years, with most of its units, as well as common areas, renovated and upgraded. The asset is the 38th multifamily acquisition that Goodegg Investments has undertaken since the company’s inception in 2018.
RIVERSIDE, CALIF. — Silgai Development & Management has acquired a 3-acre development parcel located at the southwest corner of Meridian Parkway and Authority Road in Riverside for an undisclosed price. Mario Calvillo of Lee & Associates Riverside represented the buyer, while Finn Comer of Lee & Associates represented the undisclosed seller in the deal. At the time of sale, the site was entitled with construction drawings for two industrial buildings totaling 45,751 square feet. The buyer plans to develop the 21,139-square-foot and the 24,612-square-foot facilities. Groundbreaking is slated to begin in the second quarter of 2025. The buildings will be available for sale or lease.
ORANGE, OHIO — Tanger has acquired Pinecrest, a 640,000-square-foot mixed-use development in Orange, an eastern suburb of Cleveland, for approximately $167 million. Tanger utilized cash on hand and available liquidity for the acquisition and estimates the center to deliver an 8 percent return during the first year. Opened in 2018, Pinecrest is anchored by Whole Foods Market. Retailers include Alo Yoga, UNTUCKit, Madewell, Sephora, Warby Parker, Indochino, Willliams-Sonoma, Pottery Barn, REI and Nike. Dining and entertainment options include Shake Shack, Kitchen Social, First Watch, Firebirds Wood Fired Grill, Silverspot Cinema and Pinstripes. Tanger’s acquisition also includes the center’s residential and office components. The on-property AC Hotel is under separate ownership.
