DECATUR, GA. — Colliers has arranged the sale of Sam’s Crossing, a 65,785-square-foot shopping center located in Decatur, a suburb northeast of Atlanta. Publix Super Markets anchors the center and was the buyer in the transaction. In addition to the new, 53,785-square-foot grocery store, tenants at the property include DECA Dental, Planet Smoothie, Jersey Mike’s and Jeremiah’s Italian Ice. Joe Montgomery, Scott Israel and Henry Kushner of Colliers’ Retail Investment Sales team represented the seller, Alliance Realty Services, in the transaction. The sales price was not disclosed.

OMAHA, NEB. — Green Courte Partners LLC, a private equity firm currently investing through its Green Courte Real Estate Partners V investment fund, has acquired Bloomfield, a 95-unit active adult community in Omaha. The purchase price was undisclosed. True Connection Communities, the buyer’s wholly owned operating platform, will manage the community. The company’s operating portfolio now totals 18 communities with roughly 2,700 units. Green Courte plans to renovate units and upgrade the outdoor amenities.
FRANKLIN, OHIO — Marcus & Millichap has brokered the sale of a two-property self-storage portfolio in Franklin, which is located about midway between Dayton and Cincinnati. The sales price was undisclosed. The facilities, which are located within a mile of each other, feature a combined 273 non-climate-controlled units, 61 rentable parking spaces and two rentable office spaces. The portfolio is 78 percent occupied. Gabriel Coe, Brett Hatcher and Nathan Coe of Marcus & Millichap represented the seller, a limited liability company. The portfolio sold to an out-of-state buyer as part of a multi-state portfolio sale.
SPOKANE, WASH. — SVN Cornerstone has brokered the sale of Perry Storage, a warehouse, office, indoor and outdoor storage facility in Spokane. RDD Holdings LLC acquired the property from Perry LLC for $7 million. Situated on 13.5 acres at 10808 N. Perry St., the multi-building facility features 47,428 square feet of self-storage space. The property was constructed between 2009 and 2016. John Hiller of SVN Cornerstone represented the buyer, while the seller was self-represented in the deal.
SAN JOSE, CALIF. — JLL has arranged the sale of a single-tenant retail building at 3510 Leigh Ave. in San Jose. An undisclosed seller sold the asset to a private capital exchange buyer for $4.4 million. Citibank occupies the 7,986-square-foot property on a triple-net lease with six years of the lease term remaining. Eric Kathrein, Warren McClean and Andrew Spangenberg of JLL Retail Capital Markets represented the seller and procured the buyer in the deal.
SAN ANTONIO — Newmark has arranged the sale of a portfolio of three multifamily properties totaling 828 units in San Antonio. The portfolio spans from north-central to western San Antonio and includes Spice Creek, The Clara and The Maxwell. Matt Michelson of Newmark represented the seller, a partnership between Texas-based Multifamily Acquisition Advisors and California-based Blackhawk Property Holding, in the transaction. Henry Stimler, William Weber, Matt Mense, Ari Schwartzbard and Daniel Sarsfield, also with Newmark, originated Freddie Mac acquisition financing on behalf of the buyer, Harbor Group International.
AUSTIN, TEXAS — CBRE has negotiated the sale of a 550-unit self-storage facility in Austin. Public Storage currently operates the facility, which comprises 52,303 net rentable square feet of climate-controlled space. Nick Walker and Nate Holash led a CBRE team that represented the seller, global investment firm KKR, in the transaction. Utah-based REIT Extra Space Storage purchased the facility for an undisclosed price.
SAUGUS, MASS. — Marcus & Millichap has brokered the $5.8 million sale of a 17,069-square-foot retail property in Saugus, a northern suburb of Boston, that is net leased to Harbor Freight Tools. Gabriel Britti, Ricardo Esteves and Ronnie Issenberg of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The trio also procured an undisclosed, national REIT as the buyer. Thomas Shihadeh of Marcus & Millichap assisted in closing the deal as the broker of record.
COLORADO SPRINGS, COLO. — Pinnacle Real Estate Advisors has arranged the sale of an apartment portfolio in Colorado Springs. The assets traded for $16.5 million. Totaling 120 apartments, the properties are located at 1429 Potter Drive and 3950-3960 Galley Road. Mike Krebsbach of Pinnacle Real Estate Advisors represented the undisclosed seller and buyer in the transaction.

CHINO VALLEY, ARIZ. — Marcus & Millichap has brokered the sale of a retail building located at 89 West Road 2 in Chino Valley. A limited liability company sold the property to another limited liability company for $3.1 million. Sherwin-Williams occupies the 4,500-square-foot property, which was built in 2022, on a net-leased basis. Mark Ruble and Chris Lund of Marcus & Millichap represented the seller and procured the buyer in the deal.
