COLORADO SPRINGS, COLO. — Quiver Investments has facilitated the sale of a medical office building located at 8540 Scarborough Drive in Colorado Springs. Pensa Colorado sold the asset to Healthcare Realty (NYSE: HR) for an undisclosed price. Constructed in 2007, the 42,770-square-foot property was fully occupied by 12 tenants at the time of sale. Current tenants include UCHealth, Elevated Family Care and Gorman Medical. John Witt and Ben Swanson of Quiver Investments represented the seller in the transaction.

LAKEWOOD, COLO. — Pinnacle Real Estate Advisors has arranged the sale of an apartment building located at 8220 W. 16th Place in Lakewood, just west of Denver. The property traded for $3.6 million, or $202,777 per unit. Built in 1959, the interior-hallway building features three one-bedroom/one-bath units and 15 two-bedroom/one-bath units. Robert Lawson of Pinnacle represented the undisclosed sellers, while Charlie Mitelhaus and Andrew Monette of Pinnacle represented the undisclosed buyers in the deal.

ARVADA, COLO. — Marcus & Millichap has brokered the sale of an industrial building located at 5790 Lamar St. in Arvada, just northwest of Denver. A limited liability company sold the asset to an undisclosed buyer for $1.7 million. Riley Kilgore, Alyssa Tomback and Thimy Moraitis of Marcus & Millichap’s Denver office represented the seller in transaction. Situated on 0.5 acres, the 8,075-square-foot property features a fully fenced parking lot, one 12-foot drive-in door and three-phase power with 400 amps and 220 volts.

LUTZ, FLA. — Newmark has brokered the $49.6 million sale of Cypress Creek Town Center, a 240,211-square-foot shopping center located in Lutz, about 14 miles north of Tampa. Total Wine, Hobby Lobby, Burlington, HomeGoods, Badcock Furniture and Dollar Tree anchor the power retail center, which comprises four parcels that were fully leased at the time of sale. An undisclosed buyer acquired the center. Drew Fleming of Newmark arranged the sale on behalf of the seller, Chattanooga, Tenn.-based Hutton.

FAYETTEVILLE, GA. — CBRE has arranged the sale of a medical office building (MOB) portfolio spanning 192,363 square feet across two buildings in Fayetteville, roughly 20 miles outside of Atlanta. Located at 1265 and 1267 Highway 54, the properties are directly connected to the 310-bed Piedmont Fayette Hospital. Lee Asher, Zack Holderman, Jordan Selbiger, Trent Jemmett and Cole Reeth of CBRE represented the seller, Atlanta-based Piedmont Healthcare, in the transaction. A joint venture between Remedy Medical Properties and Kayne Anderson Capital Advisors LP acquired the portfolio for an undisclosed price.

TERRELL, TEXAS — Kansas City-based developer VanTrust Real Estate has acquired two industrial development sites totaling 60.4 acres in Terrell, an eastern suburb of Dallas. The company plans to develop two speculative buildings totaling 702,000 square feet. Building 1 will be a 196,560-square-foot, rear-load facility. Building 2 will total 505,440 square feet and feature a cross-dock configuration. Both buildings will be marketed to e-commerce and third-party logistics users alike. Demian Salmon of Stream Realty Partners represented the undisclosed seller in the land deal. A construction timeline was not disclosed.

SUGAR LAND, TEXAS — Marcus & Millichap has brokered the sale of Sugar Land RV/Boat & Self Storage, a facility located on the southwestern outskirts of Houston. Built on six acres in 1999, the property consists of 304 non-climate-controlled units, one warehouse/workshop space, eight covered parking spots and six outdoor parking spaces for a total of 95,942 net rentable square feet. Dave Knobler of Marcus & Millichap represented the seller, a private investor, in the transaction and procured the buyer, a New York-based limited liability company. Both parties requested anonymity.

DALLAS — SRS Real Estate Partners has arranged the $6 million sale of a single-tenant, 5,000-square-foot medical retail property in South Dallas that is net-leased to Total Point Urgent Care. Britt Raymond and Kyle Fant of SRS represented the seller, a Kansas-based investor, in the transaction. The buyer was a Florida-based private investor that acquired the asset via a 1031 exchange. The property traded at a cap rate of 6.6 percent.

ALBANY, WIS. — Marcus & Millichap has brokered the $1.1 million sale of a 9,100-square-foot retail property occupied by Dollar General in Albany, a city in southern Wisconsin. The net-leased building is located at 614 N. Cincinnati St. Dollar General remains on its original 15-year lease for the location. Mitch Grant and Nicholas Kanich of Marcus & Millichap represented the seller, a limited liability company. The buyer was a private investor based in Arizona.

WALPOLE, MASS. — Locally based owner-operator Wilder, in conjunction with an undisclosed partner, has acquired Walpole Mall, a 429,285-square-foot shopping, dining and entertainment destination located roughly 30 miles outside Boston. Tenants at the property include Kohl’s, Aldi, Barnes & Noble, Old Navy, Panera Bread, Aspen Dental, T-Mobile, PetSmart, X Golf, Five Guys and LA Fitness.  Justin Smith, Chris Peterson, Sam Koonce and Danielle Donovan of Atlantic Capital Partners, a division of Boston-based Atlantic Realty, represented the undisclosed seller in the transaction and procured Wilder as the buyer.
