SUGAR LAND, TEXAS — Partners Real Estate has brokered the sale of a 50,000-square-foot cold storage facility located within Sugar Land Business Park on the southwestern outskirts of Houston. According to LoopNet Inc., the property at 12501 Cardinal Meadow Drive was built in 2000. Chris Caudill of Partners and John Ferruzzo of Transwestern jointly represented the seller, Mainna Investments LP, in the transaction. Will Austin of Bridge Commercial represented the buyer, Gearment Investment LLC.

EDEN PRAIRIE, MINN. — KCB Real Estate has acquired a 740,000-square-foot industrial portfolio across two states for an undisclosed price. The portfolio includes a flex warehouse facility in Eden Prairie, a suburb of Minneapolis, as well as two distribution facilities in Bowling Green, Ky. The Bowling Green properties were built in 1990 and 2017, while the Eden Prairie facility was constructed in 1982. All the buildings feature multiple loading docks, and the Kentucky properties include automated warehouse management systems. KCB is an investment firm based in Pasadena, Calif.

WATERLOO, IOWA — Through real estate holding company JP Management Corp., Dignity Apparel LLC is purchasing a 77,000-square-foot manufacturing building in Waterloo, just south of Cedar Falls. The transaction, including remodeling space and purchasing equipment and software, represents a capital investment of $4.5 million. Dignity Apparel manufactures garments with domestically sourced fabrics for Image Pointe, its wholly owned subsidiary. The Iowa Economic Development Authority board awarded tax benefits for the acquisition through the High Quality Jobs program. Dignity Apparel plans to create 40 to 55 new jobs in Waterloo.

SCHAUMBURG, ILL. — Lee & Associates has brokered the sale of a 1.7-acre retail pad site located at 40 S. Roselle Road in the Chicago suburb of Schaumburg. The sales price was undisclosed. The transaction marks the final undeveloped site in the Town Square development. Rick Scardino of Lee & Associates represented the seller, the Village of Schaumburg. Simeon Spirrison of Adelphia Properties represented the buyer, SD Construct. The buyer plans to build a two-story, 6,342-square-foot HopScotch pub-themed restaurant.

NORMAL, ILL. — AXIS 360 Commercial Real Estate Specialists has arranged the $1.1 million sale of a 19,840-square-foot office building in Normal, just north of Bloomington. The two-story property at 1606 Hunt Drive formerly served as the home of Marcfirst, a nonprofit organization that serves to improve the lives of individuals with disabilities. Michael O’Neal and Meghan O’Neal-Rogozinski of AXIS 360 represented the seller, Marcfirst, which outgrew the building and vacated it earlier this year. O’Neal-Rogozinski represented the undisclosed buyer, which plans to fully remodel the building.

ENGLEWOOD, COLO. — Unique Properties/TCN Worldwide has arranged the $2.1 million sale of a 12,000-square-foot warehouse and office facility in Englewood.  The 2.5-acre plot is located at 3333-3355 S. Umatilla St. and 1975-1995 W. Girard Ave. It features large outdoor storage and parking, with access to major transportation networks.  Keesen Landscape, a commercial landscaping company, leases the whole property on a long-term, triple-net lease.  Brett MacDougall and Michael DeSantis and Hudson Cramer with Unique Properties/TCN Worldwide represented the unnamed seller. The buyer was also not disclosed.

HAYWARD, CALIF. — Sherman & Roylance has arranged the bankruptcy sale of Parkview Healthcare Center, a 121-bed skilled nursing facility in the Bay Area city of Hayward.  The 56,367-square-foot community was in bankruptcy, and Shep Roylance and John Sherman led a 30-day closing process. The new operator will be Spyglass Healthcare.

WYOMISSING, PA. — Progress Realty Partners, a New Jersey-based private equity firm, has acquired Park Place Center, a 143,000-square-foot industrial flex property in Wyomissing, located about 60 miles northwest of Philadelphia. The site spans 11 acres, and the complex consists of 10 buildings ranging in size from 2,985 to 55,080 square feet. Affiliate firm Progress Capital arranged an acquisition loan for the deal that carried a 75 percent loan-to-value ratio and one year of interest-only payments. Alan Cafiero and Mark Gjonbalaj of Marcus & Millichap represented the undisclosed seller in the transaction.

NEW BRITAIN, CONN. — Marcus & Millichap has arranged the sale of The Bleu, a 63-unit apartment complex in New Britain, located southwest of Hartford. Built in 1970, the complex offers studio to four-bedroom units with an average size of 905 square feet. Eric Pentore, Wes Klockner and Ross Friedel of Marcus & Millichap represented the seller, a limited liability company, in the deal and procured a New York-based investor as the buyer. Both parties requested anonymity.

BOSTON — Alexandria Real Estate Equities Inc. (NYSE: ARE) has sold 268,000 rentable square feet within 421 Park Drive, a 660,034-square-foot life sciences development to be built in Boston. An affiliate of Boston Children’s Hospital was the buyer. Upon completion, 421 Park Drive will be part of the larger Alexandria Center for Life Science-Fenway mega campus, which will total more than 2 million square feet at full build-out. The campus, developed in partnership with Samuels & Associates, boasts numerous amenities, proximity to both Cambridge and the Longwood Medical Area, and convenient transportation access. Alexandria will develop and operate 421 Park Drive, which will feature open space, direct connections to the Massachusetts Bay Transportation Authority (MBTA) Fenway station, bicycle and pedestrian paths, and retail space on the ground floor. The price of the portion sold to Boston Children’s Hospital is approximately $155 million, along with development fees to be earned by Alexandria over the next three years. Boston Children’s Hospital will continue to fund its pro rata share of the costs to develop 421 Park Drive.
