CHICAGO — Blueprint HCRE, a Chicago-based seniors housing brokerage firm, has negotiated the sale of a portfolio of five skilled nursing facilities totaling 469 beds in Texas. The names and locations of the properties were not disclosed. The portfolio was 71 percent occupied at the time of sale. A skilled nursing owner and operator acquired the portfolio for an undisclosed price. Amy Sitzman and Giancarlo Riso of Blueprint arranged the sale on behalf of the seller, which also requested anonymity.

SCOTTSDALE, ARIZ. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale and financing of Scottsdale on Main, a midrise apartment asset in Scottsdale. Baron Properties sold the asset to Goodman Real Estate for $66.1 million, or $555,462 per unit. Steve Gebing and Cliff David of IPA represented the seller and procured the buyer in the deal. Completed in 2024, Scottsdale on Main offers 119 apartments, air-conditioned interior corridors, two elevators and a designer-appointed leasing office with floor-to-ceiling windows. Community amenities include a resort-inspired swimming pool and a rooftop deck with a covered outdoor kitchen and lounge. Apartments offer 10-foot to 12-foot ceilings, wine refrigerators, oversized pantries and walk-in showers.
SEATTLE — Transwestern Investment Group (TIG), on behalf of a separately managed account, has completed the sale of Viva, a six-story Class A apartment property in Seattle’s Capitol Hill submarket. Terms of the transaction were not disclosed. Developed in 2014, the 75,776-square-foot Viva offers 105 residential units and 7,450 square feet of ground-floor retail space. The community features a rooftop deck, spacious clubroom with fireplace, chef’s kitchen and entertainment center, controlled-access underground parking garage, package lockers and electric vehicle charging stations. At the time of sale, Viva’s residential component was 96 percent leased and the retail space was 86 percent leased.
MIAMI — The Keyes Co. has brokered the $26.8 million sale of Milam Dairy Commerce Center I & II, a two-property industrial complex located in Miami. Milam Dairy Commerce Center I & II, which is situated at 6700 N.W. 72nd Ave. and 7205 N.W. 68th St., totals approximately 110,000 square feet across seven buildings. Tony Ulloa and Marcos Macias of Keyes Co. brokered the off-market transaction on behalf of the undisclosed buyer. The duo also represented the sellers, which were three separate family groups, according to Keyes Co.
Monument Square, JDI Realty Acquire 532-Bed Student Housing Community Near Louisiana State University

BATON ROUGE, LA. — A joint venture between Monument Square Investment Group and JDI Realty has acquired Maison Burbank, a 532-bed student housing community located near the Louisiana State University (LSU) campus in Baton Rouge. The garden-style property was developed in 1996 and renovated in 2017. The joint venture plans to begin capital improvements to the property immediately, including new roofing and performing the postponed maintenance and repair work for the drive aisles and parking lots. The community offers 134 units in two- and four-bedroom floorplans. Amenities include a resort-style swimming pool, picnic and grilling area, sand volleyball court, 24-hour fitness center, coffee bar and a dog park. The property was 98.5 percent leased at the time of sale. The seller and terms of the transaction were not released.
CLEMENTON, N.J. — Marcus & Millichap has brokered the $6.7 million sale of Chews Landing Commons, a 44,500-square-foot medical office complex in Clementon, located in Southern New Jersey’s Camden County. The complex consists of seven buildings on a 6.1-acre site and was 96 percent leased at the time of sale to tenants such as NovaCare Rehabilitation Center, Victory Bay Recovery Center and Harmony Bay Wellness. Brent Hyldahl and Alan Cafiero of Marcus & Millichap represented the seller in the transaction.
LIVINGSTON, N.J. — Local brokerage firm The Kislak Co. Inc. has negotiated the $2.5 million sale of an 8,100-square-foot retail strip center located in the Northern New Jersey community of Livingston. The center at 25 W. Northfield Ave. was originally built in 1954. Matt Weilheimer and Scott Davidovic of Kislak brokered the deal. The buyer and seller were not disclosed.
HOUSTON — Blue Atlantic Partners, an affiliate of Atlantic Pacific Cos., has acquired the 299-unit Montecito Apartments in Houston’s Uptown-Galleria neighborhood. The property offers a mix of one-, two- and three-bedroom units that range in size from 669 to 2,091 square feet. Amenities include a pool, fitness center and a resident clubhouse. The new ownership plans to implement a multimillion-dollar renovation that will upgrade unit interiors, amenity spaces and building exteriors. The seller and sales price were not disclosed.
Clarion Completes First Seniors Housing Acquisition, Buys 103-Unit Community in Metro Richmond

MECHANICSVILLE, VA. — Investment firm Clarion Partners has acquired Sancerre at Atlee Station in Mechanicsville, marking the first seniors housing acquisition for the New York City-based company. NexCore Group sold the property for an undisclosed price. Experience Senior Living, a subsidiary of NexCore, will continue to operate the community. Opened in September 2023, Sancerre at Atlee Station totals 103 units, with independent living, assisted living and memory care options available for residents. BWE investment Sales, an affiliate of BWE, facilitated the transaction.
Walker & Dunlop Provides $47.8M Agency Loan for Mason Stuart Apartments in Southeast Florida

STUART, FLA. — Walker & Dunlop has provided a $47.8 million Fannie Mae loan for the acquisition of Mason Stuart, a 270-unit apartment community located at 4585 S.E. Federal Highway in Stuart, a city in Southeast Florida’s Martin County. The borrower was Raia Capital Management. Craig West of Walker & Dunlop originated the fixed-rate, interest-only loan. Built in 2023, Mason Stuart features a mix of one-, two- and three-bedroom units, as well as a resort-style pool area, 24-hour fitness center with a yoga and spin room, an outdoor gathering pavilion, fenced dog park and multi-purpose walking trails.
