SUNRISE, FLA. — Azor Advisory Services has brokered the $13.9 million sale of The Sawgrass Home Design Center, a retail center located at 13001-13191 W. Sunrise Blvd. in Sunrise, approximately 30 miles northwest of Miami in Broward County. The 45,000-square-foot property was 83 percent leased at the time of sale to tenants including DXL Casual Male, Bella Salon Suites, Lighting Outlet, Compass Research and Caremax. Beth Azor of Azor Advisory represented the seller, a partnership doing business as FVP Sawgrass LLC, which originally acquired the property in 2011. Apogee Realty Inc. and an entity doing business as Capital Group Realty 2004 LLC represented the buyer, Harvest International Investments.

CHARLOTTE, N.C. — Insite Properties has arranged the sale of a three-building flex portfolio in Charlotte on behalf of a joint venture partnership managed by the company. Located at 4324 Revolution Park Drive, 801 Clanton Road and 920 Blairhill Road in the city’s South End district, the properties comprise 106,000 square feet in total. A client of Manchester Capital Management purchased the portfolio, which was 97 percent leased at the time of sale. Insite will manage and lease the properties on behalf of the new ownership. The sales price was not disclosed.

Loop-375-Industrial-El-Paso

EL PASO, TEXAS — Atlanta-based investment firm MDH Partners has entered into an agreement to acquire Loop 375 Industrial, a three-building, 554,960-square-foot development that is nearing completion in El Paso. The site spans 36.7 acres, and the development features 191 trailer parking spaces, 230 car parking spaces and clear heights of 32 to 36 feet. Bret Felberg and Jeff Morris of Colliers represented the seller and developer, Houston-based NIT Industrial, in the transaction. MDH Partners also provided NIT Industrial with mezzanine debt to complete construction. The financing is coterminous with the senior construction loan, which was provided by Veritex Community Bank. CBRE is leasing the development, which is scheduled to come on line this fall.

SAN ANTONIO — CBRE has arranged the $5.3 million sale of the Villita Assembly Building, a 24,785-square-foot event center in downtown San Antonio. The single-story building was constructed on 1.1 acres in 1958 and includes a banquet hall, kitchen and an outdoor plaza. Andrew Price of CBRE represented the seller, CPS Energy, in the transaction. The buyer, GrayStreet Partners, intends to upgrade and restore the Villita Assembly Building and keep it as an event venue.

NEW BRITAIN, PA. — JLL has brokered the sale of Town Center of New Britain, a 124,262-square-foot shopping center located on the northern outskirts of Philadelphia. Giant Food anchors the center, which was built in 1990 and renovated in 2002. At the time of sale, Town Center of New Britain was 91 percent leased, and other tenants include Rite Aid, Dollar Tree, Verizon Wireless and AutoZone. Christopher Munley, Jim Galbally and Colin Behr of JLL represented the seller, Federal Realty Investment Trust, in the transaction. Milbrook Properties acquired the asset for an undisclosed price.

LIBERAL, KAN. — Marcus & Millichap has arranged the $2.3 million sale of a 4,743-square-foot retail property in Liberal, a city in Southwest Kansas. Starbucks and T-Mobile occupy the building, which was constructed in 2022 and is located at 1411 N. Kansas Ave. Alex Van Krevel, Mark Ruble and Chris Lind of Marcus & Millichap represented the buyer, a private 1031 exchange investor. James Litzler of Marcus & Millichap Capital Corp. arranged an acquisition loan, which featured a fixed interest rate of 5.84 percent and a 68 percent loan-to-value ratio.

LINDENHURST, ILL. — Brown Commercial Group has brokered the $1.8 million sale of a 25,600-square-foot industrial building in Lindenhurst, a city in Northeast Illinois. The property is located at 2910 Falling Waters Blvd. Collin Tyrrell of Brown represented the seller, Falling Waters Development LLC, which sold its warehouse space and is moving its office operations to a 5,500-square-foot space at 1225 Tri State Parkway in Gurnee, Ill.

The 229-room portfolio includes a 94-key Staybridge Suites and a 135-key Hilton Garden Inn. Located at 10559 Professional Circle, Staybridge Suites features a 24-hour business center, onsite meeting room with flexible space, an outdoor pool and a fitness center. Hilton Garden Inn, at 9920 Double R Blvd., offers an onsite restaurant, business center, fitness center, indoor pool and event space. Bill Murney and Steve Avanzino of Cushman & Wakefield represented the undisclosed seller in the deal.

BOTHELL, WASH. — CBRE has arranged the sale of Madison Park, an apartment community located at 20520 Bothell Everett Highway in Bothell, approximately 15 miles northeast of Seattle. Terms of the transaction were not released. Built in 1990, the 95,676-square-foot Madison Park features 110 one- and two-bedroom apartments. Community amenities include a fitness center, sauna, outdoor pool, clubhouse and indoor dining room. Eli Hanacek, Kyle Yamamoto, Jon Hallgrimson and Mark Washington of CBRE’s Pacific Northwest multifamily team represented the undisclosed seller in the deal.

LAS VEGAS — MCA Realty has completed the sale of Windy Road Warehouses, a four-building industrial park located at 6460-6478 Windy Road in Las Vegas. A private investor acquired the park for $5.9 million, or $309 per square foot. Built in 1988, Windy Road Warehouse features 19,216 square feet of industrial space with immediate access to interstates 215 and 15. Garrett Toft, Kevin Higgins, Sean Zaher, Jake Higgins and Kelsey Higgins of CBRE represented MCA Realty, while Ed Whittemore of Larem represented the buyer in the transaction.
