IOWA, MONTANA, NORTH DAKOTA, NEBRASKA AND WISCONSIN — Marcus & Millichap has brokered the sale of a 22-property portfolio occupied by Arby’s in the Midwest for $35.1 million. The net-leased assets are located in Iowa, Montana, North Dakota, Nebraska and Wisconsin. Drew Isaac and Brian Bailey of Marcus & Millichap represented the seller, an Arby’s franchisee. As part of the sale, new leases were executed for the properties. The buyer was undisclosed.

BRISTOL, WIS. — Colliers has arranged the sale of a 396,508-square-foot distribution center in Bristol, a city in Southeast Wisconsin. Zebra Technologies, a digital solutions, hardware and software company, fully leases the Class A facility. Built in 2021, the property features a clear height of 36 feet and 74 trailer parking spots. Jeff Devine and Steve Disse of Colliers represented the seller, Janko Group. The buyer and sales price were undisclosed.

MEMPHIS, TENN. — Rosewood Realty Group has brokered the $33.1 million sale of a three-property multifamily portfolio in Memphis totaling 802 units. Aaron Jungrels of Rosewood represented both the seller, The Chetrit Group, and the buyer, Capstone Realty and Management. The portfolio includes The Lakes at Ridgeway, a 374-unit community at 5995 Waterstone Oak Way; the 208-unit Stonegate Apartments at 4500 Stonegate Drive; and the 220-unit Reserve at Mount Moriah at 2778 Pickering Drive. Amenities at the communities include swimming pools, picnic areas with grills, dog parks, clubhouses and green spaces. Each property was built in the 1970s and comprises two stories.

LEXINGTON, KY. — NAI Isaac has arranged the sale of a 21,384-square-foot office building located at 1080 Export Road in Lexington. Comprising three stories, the property is within walking distance of the University of Kentucky campus. Jamie Adams and J.L. Cannady of NAI Isaac represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed.

IRVINE, CALIF. — Stivers Investment Co. has sold a two-story flex office building in Irvine for $11.8 million. The building is located at 8 Hughes.  Built in 2000 in the Irvine Spectrum, it is situated on 2.3 acres with four spaces parking per 1,000 square feet. The capacity can be divided into a multitenant building. The building was 30 percent occupied at the time of sale.  The new owner plans to occupy the vacant portion of the building, collect income from the existing lease and hold the asset long-term. J.R. Williamson with the Orange County office Investment Services Group of NAI Capital Commercial represented the seller in this transaction.

PHOENIX — ABI Multifamily has brokered the sale of an eight-unit apartment community in east Phoenix for $2.2 million. The complex is located at 3526 East Montecito Ave. in the Arcadia Lite District.  The property recently underwent a full renovation, which included the addition of stainless steel appliances, white shaker cabinets, backsplashes, countertops and more. The exterior has been renovated with desert landscaping and the installation of private front patios and private backyards. The buyer is based out of California. The seller is local to Arizona. ABI Multifamily’s Mitchell Drake, Dallin Hammond and Carson Griesemer represented both the buyer and seller.

CEDAR PARK, TEXAS — JLL has brokered the sale of Caliza, a 270-unit apartment community located in the northern Austin suburb of Cedar Park. Built in 2020, Caliza offers one-, two- and three-bedroom units that are furnished with stainless steel appliances, custom cabinetry and private yards. Amenities include a pool, fitness center, outdoor pavilion and a clubhouse with a catering kitchen. Ryan McBride and Robert Arzola of JLL represented the seller, Internacional Realty, an investment firm with offices in Austin and San Antonio, in the transaction. Austin-based Virtus Real Estate Capital acquired the asset for an undisclosed price.

HOUSTON — Colliers has arranged the sale of a 101,362-square-foot industrial property located at 6903 W. Sam Houston Parkway N. in northwest Houston. The property sits on 6.6 acres and features 24-foot clear heights and nine exterior dock doors. Zack Taylor of Colliers represented the buyer, Golee Group, in the transaction. Nick Peterson and John Ferruzzo of Transwestern represented the seller, Lone Star Electric. The sales price was not disclosed.

ROLLING MEADOWS, ILL. — Brennan Investment Group has acquired a 485,000-square-foot office building located at 3800 Golf Road in the Chicago suburb of Rolling Meadows. Brennan plans to demolish the building and construct a new Class A industrial park to be named Rolling Meadows Commerce Center, or RMC². The development will consist of 600,000 square feet of industrial space and landscaped grounds. Target users will include manufacturers, distributors and data centers. The project is still in the early stages with no specific construction timeline, but Brennan expects to complete the project in the next few years.

CLAYTON, OHIO — CBRE has brokered the $12 million sale of a 200,356-square-foot distribution center in Clayton, a northwest suburb of Dayton. Situated on 20 acres at 1 Lau Parkway, the property is net leased to Michigan-based HVAC manufacturing company Hart & Cooley LLC. The company has occupied the facility since its completion in 1997. The property features 12 dock doors, four drive-in doors, clear heights ranging from 24 to 26 feet and trailer parking. Will Roberts, Steve Timmel, Phil Pelok and Brandon Ellis of CBRE represented the seller, Property Advisors Group. AIC Industrial was the buyer.
