LOS ANGELES — BKM Capital Partners has purchased the Valley East Industrial Park in North Hollywood for $25.3 million.  Situated on two acres at 7041 Vineland Ave., the 84,388-square-foot asset will be renamed Backlot NoHo as part of BKM’s repositioning plan. Valley East sits adjacent to Burbank Airport and is near the largest concentration of studio production and entertainment operations in the world.  The asset was built in 1969. It consists of 36 units across two rear-loading industrial buildings, with an average suite size of 2,411 square feet.  BKM is implementing a $6.3 million capital improvement plan over the first year of its three-year hold period to improve the asset’s performance, costs and efficiency, while adhering to the firm’s ESG standards, and driving new leasing and residual value. The upgrades also call for the reconfiguration and consolidation of some units, to provide larger suites that modern tenants are seeking.  BKM acquired the asset through its third institutional fund, BKM Industrial Value Fund III LP. Mark Detmer at JLL arranged the transaction on behalf of both BKM and the seller, LAIS Equities.

RANCHO CUCAMONGA, CALIF. — CBRE has arranged the $25 million sale of Foothill Village Plaza, an 88,000-square-foot retail center located roughly 40 miles east of Los Angeles in Rancho Cucamonga.  John Read of CBRE represented the seller, Raymond Arjmand of RA Centers, in the transaction. The property was fully leased at the time of sale to tenants including Chuck E. Cheese, NAPA Auto Parts, Brands for Less and Beauty Club. Tenants at the center also include 10 restaurants.  A local private investor purchased the property.

GREEN BAY, WIS. — Marcus & Millichap has arranged the sale of Hoffman and Hibernia Apartments in Green Bay for $2.4 million. The 34-unit apartment building was completely renovated in 2014. David Tarnoff, Patrick Suffield and Yianni Mouflouzelis of Marcus & Millichap represented the seller, a local private investor. The team also secured and represented the buyer, a Wisconsin-based private investor.

EAST HAMPTON, N.Y. — Cushman & Wakefield has brokered the $22 million sale of a two-story, 5,000-square-foot retail property in the Long Island community of East Hampton. Jordan Sutton, Robert Shapiro, Dan Abbondandolo and Victor Little of Cushman & Wakefield represented the two private investors who sold the asset in the transaction. Luxury retailer Louis Vuitton Moët Hennessy acquired the property, which is currently leased to jewelry and accessories retailer Cartier.

Edgemere-Dallas

DALLAS — Bay 9 Holdings LLC, an affiliate of Lapis Advisers LP, has agreed to acquire Edgemere, a continuing care retirement community (CCRC) in Dallas. Located on a 16-acre site, Edgemere features 304 independent living units, 60 assisted living units, 31 memory care units and 72 skilled nursing beds. Bay 9 plans to install a new operator, Long Hill at Edgemere LLC, a wholly owned subsidiary of United Methodist Homes (UMH). The initial phase of development opened in 2001. The asset has been operating under a forbearance agreement with its lender, UMB Bank, since January 2022.

KATY, TEXAS — Marcus & Millichap has brokered the sale of Bear Creek Boat & RV Storage, a 625-unit self-storage facility located in the western Houston suburb of Katy. The property consists of 14 buildings on a 15.4-acre site totaling 287,804 net rentable square feet. The facility also includes 15 outdoor storage spaces for boats and RVs. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the seller and procured the buyer in the deal. Both parties were Texas-based limited liability companies that requested anonymity.

POOLER, GA. — A joint venture between PCCP LLC and NFI has acquired 95 Logistics at Pooler Parkway, an industrial property comprising two facilities in Pooler, roughly 10 miles outside downtown Savannah. Totaling 565,000 square feet at 1030 and 1240 S H Morgan Parkway, the buildings are situated within an industrial park and feature 32-foot clear heights. Building I, which is fully leased to the affiliated warehouse operating company of NFI, comprises 347,525 square feet and includes 54 dock doors, 108 car parking spaces and 95 trailer parking spaces. Building II features 216,964 square feet with 50 dock doors, 187 car parking spaces and 52 trailer parking spaces. Store Supply Warehouse and GCE International occupy the second building.

BROOKFIELD, WIS. — Colliers has brokered the sale of the Shoppes at Brookfield Commons in the Milwaukee suburb of Brookfield for $9.2 million. The 42,356-square-foot shopping center is located at the intersection of West Bluemound and North Moorland roads. The property is 40 percent vacant. Some of the tenants include Chipotle, H&R Block and LasikPlus. Adam Connor led a Colliers team that represented the seller and procured the buyer, a private Illinois-based real estate company. The transaction marked the first acquisition in Wisconsin for the buyer.

MUNDELEIN, WEST CHICAGO AND ELMHURST, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial VI LP, has acquired a three-building industrial portfolio in metro Chicago for an undisclosed price. The 56,128-square-foot portfolio is 90 percent leased to seven tenants. The properties include: a 14,845-square-foot, single-tenant building in Mundelein that was built in 1989; a 21,900-square-foot, multi-tenant building in West Chicago that was constructed in 1988; and a 19,383-square-foot, single-tenant asset in Elmhurst that was built in 1972. Noel Liston and Nick Crejci of Core Industrial Realty represented the undisclosed seller. VK Industrial VI is co-sponsored by Venture One and Kovitz Investment Group.

GRAYSLAKE, ILL. — Hanley Investment Group Real Estate Advisors has arranged the $3.7 million sale of a newly constructed retail property occupied by Kiddie Academy in Grayslake, a northern suburb of Chicago. The 9,492-square-foot, net-leased building is located at 807 Barron Blvd. Jeff Lefko and Bill Asher of Hanley, in association with ParaSell Inc., represented the seller and developer, The Woodmont Co. Gordon Nielsen of Summit Commercial Real Estate LLC represented the buyer, a private investor, based in Fairfax, Va. The sales price represented a cap rate of 6.6 percent.
