BAKERSFIELD, CALIF. — Southern California-based ZDI Inc. has acquired a retail center, located at 2625-2635 Mall View Road in Bakersfield, for $8.1 million through a 1031 exchange. The seller was a local partnership of real estate professionals, which has owned the property for more than 15 years after purchasing it from the original developer. Built in 2005, the 29,387-square-foot retail property is fully occupied by a variety of tenants, including a major office supply retailer. Cushman & Wakefield’s Duane Keathley and Vincent Roche represented the seller in transaction.

WOODLAND HILLS, CALIF. — Bolour Associates has purchased a retail property within Warner Center, a master-planned community in Woodland Hills, from Flamingo Investments for $9 million. Michael Pakravan and Kyle Pari of Matthews Real Estate Investment Services represented the buyer and seller in the deal. Located at 5780 Canoga Ave., the property features 10,400 square feet of retail space that supports the surrounding 800,000-square-foot LNR Warner Center office development. Bolour plans to modernize and reposition the asset to serve the demands of the area’s daytime office users and its growing residential base. Planned renovations include façade and exterior upgrades, new landscaping and signage, and expanded patio spaces to create an indoor/outdoor environment.

SAN CARLOS, CALIF. — Presidio Bay Ventures has broken ground on a Class A life sciences and R&D development located at 777 Industrial Road in San Carlos. The existing 45,000-square-foot dealership building will be fully redeveloped into a four-story, 147,000-square-foot, state-of-the-art facility. Stanton Architecture and DES Architects & Engineers designed the building, which will be tailored toward research and development users with a heavy lab component. Potential tenants include companies working in life sciences, biotech, food tech, agricultural tech, auto tech, drone tech, robotics, and other users requiring mission-critical infrastructure. Building amenities will include e-bikes, outdoor workspaces equipped with Wi-Fi and an onsite fitness center. Approved in June 2021, the project is slated for completion in fourth-quarter 2023. Marc Pope and Ben Paul of Cushman & Wakefield are handling leasing for the building.

ONTARIO, CALIF. — Waterton has purchased Terracina, a multifamily property located at 3303 S. Archibald Ave. in Ontario. The 41.3-acre community will be rebranded as Citrine Hills. Terms of the transaction were not released. Comprised of 46 two-story residential buildings, the 736-unit property comprises 288 one-bedroom, 128 two-bedroom/one-bath and 320 two-bedroom/two-bath layouts with an average unit size of 874 square feet. The buyer plans to renovate the property, which was built in 1989, with updates to existing finishes in all residences. These features will include vinyl plank flooring, new carpet, stainless steel appliances, quartz countertops and washers and dryers in each unit. The renovation program also includes upgrades to common areas and building and mechanical systems. Community amenities include four pools, two hot tubs, two fitness centers, two soccer fields with surrounding running paths, two dog parks, a pet wash, outdoor barbecue areas, a tennis court, business center, furnished sundecks and water features throughout the grounds. Additionally, the property features 84 garages and 801 carports.

PALO ALTO, CALIF. — Newmark has arranged the sale of 250 Cambridge, a three-story, transit-oriented office property in Palo Alto. Tarlton Properties sold the asset to an entity doing business as 250 Cambridge LP for $39.3 million. The new ownership plans to renovate the building. Steven Golubchik, Seth McKinnon, Jonathan Schaefler and Darren Hollak of Newmark brokered the transaction. Ramsey Daya and Chris Mortiz, also with Newmark, arranged the acquisition financing for the buyer through a regional bank. The property features 34,558 square feet of office space along with a 29-stall onsite parking garage and is located near Stanford Research Park, a life sciences development that houses tenants such as VMWare, Guardant Health, Kodiak Bioscience, Tesla and SAP.

MONROVIA, CALIF. — Marcus & Millichap Capital Corp. (MMCC) has arranged $64.4 million in financing for a multifamily development located at 127 W. Pomona in Monrovia. The borrower was not disclosed. Sharone Sabar and Stefen Chraghchian of MMCC arranged the financing, which features a 42-month term, a 65 percent loan-to-cost ratio and an interest rate of 3.4 percent. Situated on 1.8 acres, the fully entitled and construction-ready property is slated for a 33-month development timeline. The 252,100-square-foot community will feature 220 apartments, 7,050 square feet of commercial space and 357 parking spots.

COSTA MESA, CALIF. — Legacy Partners has sold 580 Anton, a five-story multifamily property in Costa Mesa,  to an affiliate of Rockwood Capital for an undisclosed price. The property features 250 apartments in a mix of studio, one- and two-bedroom layouts with luxury interior finishes. Amenities include a clubhouse with a game room, coffee bar, conference rooms, business center, dog wash station and a fitness center with a yoga/Pilates studio. Legacy Partners acquired the land in May 215, broke ground in 2016 and began leasing the property in 2018. Legacy Partners will also manage the property.

SACRAMENTO — Capital Funding Group (CFG) has provided $11.3 million in bridge-to-HUD financing for the acquisition of a 121-bed skilled nursing facility in Sacramento. The borrower was not disclosed. Capital Funding Group’s Tim Eberhardt and Ava Julio originated the financing. Further details of the transaction were not disclosed.

SAN FRANCISCO — DivcoWest has purchased 550 Terry Francois Boulevard, a vacant, six-story office building in San Francisco’s Mission Bay neighborhood. Terms of the transaction were not released. Built in 2002, the 320,000-square-foot building recently served the headquarters of fashion retailer Old Navy. DivcoWest plans to invest in the building to further broaden its life sciences appeal. The asset is adjacent to University of California San Francisco’s medical research campus, as well as numerous biotech and healthcare organizations. The building offers 51,000-square-foot floor plates, access to 308 parking spaces and extensive outdoor amenity space. Additionally, the property features waterfront views and proximity to Bay Trail, a 350-mile pedestrian and bike trail linking more than 40 communities around San Francisco Bay.
