CHULA VISTA, CALIF. — Buchanan Street Partners has purchased a newly constructed self-storage asset located at 3296 Heritage Road in Chula Vista. HomeFed Corp. sold the property for $26.4 million in an off-market transaction. The facility offers 95,000 square feet of climate-controlled self-storage units. The property received its certificate of occupancy in April 2021, and Buchanan Street acquired the asset during early lease up. William Warren Group will serve as property manager and will rebrand the facility under the StorQuest flag.

LOS ANGELES — Gantry has secured a $43 million loan through a correspondent life company lender to refinance a four-building industrial portfolio for a 15-year term. Totaling 430,000 square feet, the four assets are fully leased and well-positioned in Los Angeles, Orange County, Ventura and the Inland Empire industrial submarkets. Mark Ritchie and Josh Natker of Gantry’s Los Angeles office secured the financing on behalf of a private investor. The loan structure features a roughly 50 percent loan-to-value ratio and an interest rate below 2.5 percent.
Faris Lee Arranges $20.5M Purchase of Three Multi-Tenant Retail Pads in Anaheim, California

ANAHEIM, CALIF. — Faris Lee Investments has arranged the $20.5 million sale of three multi-tenant retail pad sites known as Anaheim Gateway Retail in Anaheim. Scott DeYoung and Jeff Conover of Faris Lee represented the undisclosed buyer in the transaction. The seller was also not disclosed. The three buildings total 15,356 square feet and are anchored by Starbucks Coffee, Habit Burger and California Fish Grill.
Standard Communities, Faring Plan to Build $2B in Middle-Income Housing in California Within Two Years

LOS ANGELES — Standard Communities and Faring have formed a joint venture with plans to create more than $2 billion of middle-income housing across California over the next 18 to 24 months. The strategic partnership, Standard-Faring Essential Housing, will engage in both ground-up construction of middle-income rental housing and the acquisition and conversion of existing market-rate properties. The partnership recently created more than 650 units of dedicated middle-income housing in Southern California with a total capitalization of over $400 million. The transactions utilized tax-exempt bond financing provided by CSCDA Community Improvement Authority, a state program that seeks to improve the availability of housing for Californians earning approximately the same as the area median income (AMI). Upon taking ownership, CSCDA Community Improvement Authority worked with Standard-Faring Essential Housing as project administrator to immediately lower rents for new residents who qualify with incomes between 80 percent and 120 percent of AMI. “By focusing on middle-income housing, California cities can ensure that middle-income families and essential workers such as first responders, hospital and healthcare staff, and teachers can afford to live near their jobs in the communities they serve,” says Jeffrey Jaeger, principal and co-founder of Standard Communities. “This joint venture will provide …
NOVATO, CALIF. — Grosvenor Americas has completed the disposition of Hamilton Marketplace, a retail center located at 5800 Nave Drive in Novato. Terms of the transaction were not released. Grosvenor originally developed the 90,769-square-foot, open-air shopping center in 2008. At the time of sale, the property was 100 percent occupied. Tenants include Safeway, Pet Food Express, Super Duper, Peet’s Coffee, Wells Fargo, Toast Restaurant and Cycle Bar. Nicholas Bicardo of Newmark Retail Capital Markets represented Grosvenor in the deal.
LOS ANGELES — DAUM Commercial Real Estate Services has arranged the sale of a two-building industrial complex in the South Bay submarket of Los Angeles County. Newport Beach-based Hager Pacific Properties acquired the asset from a private party for $17.2 million. The property consists of a 108,000-square-foot building and a 37,000-square-foot building, with each leased to a single tenant. The asset is located at 13255 S. Broadway and 360 W.132nd St. The complex offers frontage on three streets, convenient access to major area freeways and close proximity to downtown Los Angeles and Long Beach. HERMOSA BEACH, CALIF. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the $275 million sale of two adjacent multifamily properties in Hermosa Beach, a beachfront city in Los Angeles County. The 285-unit Playa Pacifica sold for $162.5 million, while the 169-unit The Gallery sold for $112.5 million. Built in 1972, Playa Pacifica was partially renovated in 2015 and 2016. The average unit size is 590 square feet. Amenities include two solar-heated pools, a fitness center, business center, clubhouse, spa and outdoor lounge with barbecue area. The Gallery was built in 1971 and partially renovated in 2003 and 2004. Units average 831 square feet. Amenities include a pool, fitness center, spa, sauna and covered parking. Both communities are located near Hermosa Beach Pier. Neighborhood attractions include The Strand and Greenbelt Park, along with beachfront nightlife and restaurants. Kevin Green, Greg Harris and Joseph Grabiec of IPA represented the seller, an institutional investor, and procured the buyer, Prime Residential. PMB Plans Medical Building on Providence St. Joseph Hospital Campus in Orange, California

ORANGE, CALIF. — PMB has unveiled plans for Helen Caloggero Women’s & Family Center, located on the Providence St. Joseph Hospital campus in Orange. The company will begin demolition for the 137,000-square-foot center this month. Located at 363 S. Main St., the four-story medical office building will house a range of services and amenities, including a mother and baby assessment center; maternal diabetes and wellness; maternal fetal testing; pelvic health and rehabilitation; perinatal education; OB/GYN clinical offices; pediatric clinical offices; certified midwives; women’s mental health services; conference/education rooms; birthing center; a pharmacy; and a Blue Bowl Superfoods outlet. Additionally, visitors and tenants will have access to an underground parking garage. The project team includes Boulder Associates as architect and Synder Langston as general contractor. San Diego-based PMB RES will serve as the property manager, and PMB and Madison Marquette will handle leasing. Completion of the facility is slated for fourth-quarter 2023.
EL SEGUNDO, CALIF. — Newmark has brokered the sale of 2221 Park Place, a two-story creative office property located in downtown El Segundo. 2221 Park Place Partners LLC, a partnership between Kyle Ransford of Cardinal Investments and Platform Ventures, sold the asset for $70 million, or $778 per square foot. The undisclosed buyer intends to occupy the 90,000-square-foot building, which was recently constructed. The building features a retractable rooftop, integrated landscaping, natural lighting, three-walled workspaces with open air access, flexible layout throughout, outdoor and upper-level patios and contemporary technology for health and efficiency. SACRAMENTO, CALIF. — A public-private partnership between Sacramento State University and Greystar has opened Hornet Commons, a 1,100-bed residence hall on the university’s campus in Sacramento. The community offers apartment-style, fully furnished units for upper-division and graduate students. Shared amenities include a swimming pool, fitness center, volleyball and bocce ball courts, retail space leased to Einstein Bros.
