SACRAMENTO, CALIF. — Marcus & Millichap has arranged the sale of a net-leased property located at 6401 Stockton Blvd. and 6050 Elder Creek Road in Sacramento. The asset sold for $1.6 million. The undisclosed buyer intends to lease the 43,996-square-foot property to a suitable tenant, according to Marcus & Millichap. Although the use of the property was not disclosed, the address is for a used car dealership in an industrial area. Christopher Hurd of Marcus & Millichap represented the seller, an individual/personal trust, in the deal.

SAN JOSE, CALIF. — Marcus & Millichap has arranged the sale of an apartment building located at 544 S. Sixth St. in San Jose. A limited liability company sold the asset to an undisclosed buyer for $4.3 million. Situated on a 11,868-square-foot parcel, the 7,970-square-foot building features 10 two-bedroom apartments with in-unit washers and dryers. Nine of apartments have been remodeled to include new wood flooring, stainless steel appliances, updated kitchens and granite countertops. Built in 1969, the asset also features on-site parking and storage. Eymon Binesh, Adam Levin and Robert Johnston of Marcus & Millichap represented the seller in the deal.
Overton Moore Properties Buys 104,500 SF Industrial Asset in San Bernardino, California

SAN BERNARDINO, CALIF. — Overton Moore Properties has acquired 19949 Kendall Drive, a Class A industrial building in the Inland Empire city of San Bernardino. Bixby Land Co. and a global investment manager sold the asset for an undisclosed price. Built in 2008 on five acres, the 104,500-square-foot property was fully leased to a single tenant at the time of sale. The asset features 30-foot clear heights, 15 dock-high doors, four grade-level doors, an ESFR sprinkler system and a fully secured, 140-foot truck court with multiple points of access. Mark Detmer, Patrick Nally, Ryan Sitov, Evan Moran, Kevin Mackenzie, Brian Torp, Mike McCrary, Patrick Wood, Ruben Goodsell and Jeff Bellitti of JLL represented the sellers and procured the buyer in the transaction.
NAI Capital Commercial Negotiates $5M Sale of Manufacturing Facility in Placentia, California

PLACENTIA, CALIF. — NAI Capital Commercial has arranged the sale of 1049 S. Melrose St., Unit C, a multi-tenant manufacturing building in the Orange County city of Placentia. A trust sold the asset to an undisclosed buyer for $5 million, or $248 per square foot. Situated within a 11-building, master-planned industrial park totaling 158,580 square feet, the 20,150-square-foot building is fully leased with one month-to-month tenant occupying 4,850 square feet; two leases expiring on Dec. 31 covering 11,300 square feet; and one lease expiring July 31, 2024, covering 4,000 square feet. COSTA MESA, CALIF. — Voit Real Estate Services has arranged the sale of an industrial building at 123 Monte Vista Ave. in the Orange County city of Costa Mesa. An exotic car dealer sold the asset to a private individual for $3.2 million, or $1,054 per square foot. The buyer plans to use the 3,034-square-foot building for personal use. Stefan Rogers of Voit Real Estate Services’ Irvine office represented the seller, while Matt Fryer of Lee & Associates represented the buyer in the transaction.
DALLAS — Dallas-headquartered SRS Real Estate Partners has named Garrett Colburn as president, responsible for the company’s continued national growth, including office productivity and culture. Colburn will partner with CEO Chris Maguire to generate growth across all platforms, including retail, capital markets and industrial. Additionally, Colburn will serve on SRS’ Executive Committee, the group responsible for setting overall strategy for the firm throughout the United States and globally. Colburn currently serves as managing principal and co-market leader of SRS’ five California offices and will continue both roles in addition to his new responsibilities. He joined the company in 2012 to grow the Southern California office and has served on the SRS Board of Directors since 2016.
LA MIRADA, CALIF. — Stos Partners has completed the sale of an industrial building, located at 14575 Firestone Blvd. in the Los Angeles suburb of La Mirada, to an owner/user for $9.2 million. Bulit in 1964, the building features 21,980 square feet of warehouse space with 24-foot clear heights. Stos Partners originally acquired the vacant building in June 2022. The seller implemented a capital improvements program, including parking lot resurfacing, door renovations, LED lighting systems and mechanical improvements. SAN PABLO, CALIF. — Colliers has brokered the sale of San Pablo Mini Storage, a self-storage facility located at 5310 Riverside Ave. in the Bay Area city of San Pablo. The Reeves Family Trust sold the property to Merit Hill Capital for an undisclosed price. Jacob Becher of the de Jong | Becher Self-Storage Team of Colliers represented the seller and procured the buyer in the deal. Situated on 2.4 acres, the 11-building San Pablo Mini Storage features 50,503 square feet of rentable space and 522 units. At the time of sale, the property was 83 percent occupied.

HUNTINGTON BEACH, CALIF. — Los Angeles-based Dunleer has acquired a two-building industrial business park at 7602 Talbert Ave. in Huntington Beach, southeast of Los Angeles. A local private owner, a family member of the original developer, sold the asset for $5.8 million in an off-market transaction. Built in 1978 on 1.15 acres, the 22,382-square-foot park features 16 industrial units, eight small office units, 15 ground-level doors, 12-foot ceiling heights and 33 parking spaces.
