HARTFORD, CONN. — Integra Real Estate Capital has advised a $65 million loan for the acquisition of Constitution Plaza in Hartford. The five-building complex offers 665,000 square feet of office space and 1,743 parking spaces. Meyer Perlman of Integra advised the borrower, a New York-based investment group, on the three-year non-recourse loan, which was provided by a national balance sheet lender.

NORWALK, CONN. — Building and Land Technology has signed 68,500 square feet of office leases at Merritt on the River, a 225,000-square-foot office building located at 20 Glover Ave. in Norwalk. Rocaton Investment Advisors signed a new leased for 21,228 square feet. The company will relocate to the new space this fall from Merritt 7 Corporate Park. Ed Tonnessen and Ethan Rice of JLL represented the tenant in the deal. Wilton Re is also relocating to Merritt on the River from 187 Danby Road in Wilton, Conn. Kevin Foley and William Montague of Cushman & Wakefield represented the tenant in the 21,480-square-foot transaction. Additionally, Aetna renewed its 5,934-square-foot lease and McKesson Health Solutions renewed its 10,859-square-foot lease. Paul Tortora and William Fitzgerald of JLL represented Aetna, and Kevin McCarthy of CBRE represented McKesson in the transactions.

STAMFORD, CONN. — Building and Land Technology (BLT) has acquired a 550,000-square-foot office complex, located at 1 Elmcroft Road in Stamford. Designed by I.M. Pei & Partners, the property is the former headquarters of Pitney Bowes. BLT acquired the vacant complex fromby Pitney Bowes for an undisclosed sum. The property is located adjacent to Harbor Point, the transformative mixed-use waterfront development in Stamford. BLT plans to reintroduce the complex to the market as prime office space.

SOUTHINGTON, CONN. — R. Calabrese Agency has brokered the lease of 3,000 square feet of retail space to Noodles & Company. Located at 832 Queen St. in Southington, the restaurant is the company’s third location in Connecticut. Tony Valenti and Ralph Calabrese of R. Calabrese Agency represented the landlord, West Queen Developers LLC, while Brian Zelman of Zelman Real Estate Brokerage LLC represented the tenant, Hartford Noodles LLC, the Noodles & Company franchisee, in the transaction.

The furniture store will join Dollar General, Whirly Ball and a local comic book store at the fully occupied 57,322-square-foot retail center at 481 Enfield St. Crown Furniture is relocating from its current space in West Springfield, Mass. HARTFORD, CONN. — Westport Capital Partners has acquired Goodwin Square, which includes a 30-story office tower and the Goodwin Hotel, in downtown Hartford for an undisclosed price. Bordered by Asylum Street, Ann Street, Pearl Street and Haynes Street, the 330,901-square-foot office tower is built over an eight-story, 302-car garage. The property was designed by Skidmore, Owings & Merrill and built in 1989. The 124-room Goodwin Hotel, which has been closed since 2009, totals 110,000 square feet and includes 24 suites, conference areas, a restaurant and a bar. The office tower and hotel are connected by a multi-story atrium. The name of the seller and the acquisition price were not disclosed.

NEWTOWN, CONN. — Western CT Medical Group (WCMG) has leased 15,200 square feet of medical office space in a building to be constructed at 170 Mt. Pleasant Rd. in Newtown, from Maplewood Healthcare. The two-story, 30,000-square-foot medical office building is expected to be delivered in early summer 2016 and will be the second of two medical office buildings located at 164 and 170 Mt Pleasant Rd. Maplewood Healthcare is a partnership of Maplewood Senior Living and Allegiance Realty Corp. Todd Payne and Bob Cascella of Goodfellow represented the landlord, while Cushman and Wakefield represented the tenant.

STAMFORD, CT. — Darien, Conn.-based Baywater Properties and an affiliate of True North Management Group of White Plains, N.Y., have acquired a 110,000-square-foot commercial office building at 2777 Summer Street in Stamford. At the time of acquisition, the seven-story office building was less than 50 percent occupied. The Baywater-True North venture plans to invest in a significant renovation of the building’s common areas, including the front lobby. The venture recently signed a lease for approximately 14,000 square feet with Keller Williams Realty, and is in active discussions with tenants whose needs total more than 15,000 square feet. The property offers on-site security, 24/7 key-card access, covered parking, shuttle service to the Stamford Transportation Center and a deli/café in the lobby.

EAST HAVEN, CONN. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the $21.05 million sale of Stony Brook Village, a 165-unit luxury apartment community located at 140 Mill St. in suburban East Haven. HP Stony Brook LLC sold the property to Par Stony Brook LLC. The sales price equates to $127,500 per unit. Units average 980 square feet and 70 percent have two bathrooms. Community amenities include a fitness center and swimming pool with sun deck area; a resident clubhouse with community room, business area, and library; a leasing center with private offices, and a designated dog walk and exercise area. Steve Witten and Victor Nolletti of IPA and Wes Klockner of Marcus & Millichap were the sole brokers in the transaction.

SHELTON, CONN. — CBRE Group has arranged the $16.73 million sale of 6 Armstrong Rd. in Shelton on behalf of an entity controlled by Marcus Partners Inc. New York-based Windsor Management Corp. purchased the property, a 163,287-square-foot office building located between exits 11 and 12 off Route 8. The property was 87 percent leased at the time of sale. Occupancy increased from the 50 percent mark 12 months earlier, thanks to a $2.2 million capital investment program that included HVAC, restrooms, lobby and common area upgrades as well as expanded parking. Jeffrey Dunne and Steven Bardsley of CBRE’s Institutional Properties team negotiated the transaction; CBRE also procured the buyer.
