Westport Cupertino in Cupertino, California

CUPERTINO, CALIF. — The City of Cupertino Planning Commission  has approved the development of Westport Cupertino, a seniors housing and multifamily community in Cupertino. KT Urban is developing the property. The mixed-use project has now cleared all required approvals except the City Council, which plans to review the proposal in the next month. Located at 21267 Stevens Creek Blvd., Westport Cupertino will feature 206 senior living apartments, including 48 affordable units and 27 memory-care units, and 88 single-family units in a mix of row home and townhome styles. In addition, the development includes 20,000 square feet of retail. The site is located across the street from De Anza College and the Cupertino Senior Center. Community amenities will include an on-site library, theater, lounge, restaurant, café, roof deck and terrace, medical offices and exercise rooms providing a range of activities and support for senior residents. Additionally, the project will feature below-grade parking, electrical vehicle charging stations and bicycle parking. The project is a redevelopment of the former 71,254-square-foot Oaks Shopping Center, which sits on an 8.1-acre site. KT Urban’s original plan was rejected by the City Council in 2017, but the new proposal includes the addition of seniors housing and below-market-rate units. …

BELTON, MO. — The Belton City Council has approved NorthPoint Development’s $44 million redevelopment of a long-vacant site at 163rd St. and Turner Road in Belton, about 20 miles south of Kansas City. Plans call for a six-building, 322-unit luxury apartment property. Amenities will include a kitchen, coffee bar, fitness room, cycling studio, massage studio, conference room, outdoor patio and pool. Construction is expected to begin in 2021. Monthly rents are projected to range from $850 to $1,600. On June 8, the Belton Planning Commission voted to approve rezoning of the 11.6-acre site from commercial use to residential. The project is to receive tax abatement with issuance of Chapter 100 bonds to finance the cost of the project.

JEFFERSONVILLE, IND. — Kenco, a third-party logistics provider, has opened a new e-commerce fulfillment and distribution facility in Jeffersonville, three miles north of Louisville, Ky. The 250,000-square-foot space is designed to serve e-commerce merchants as well as business-to-business customers and is scalable to over 660,000 square feet. Kenco says the Jeffersonville location was selected to enable customers to reach the vast majority of the U.S. population in one to two days via ground transportation.

ATLANTA — The Centers for Disease Control and Prevention (CDC) will develop a 160,000-square-foot research lab at Roybal Campus, the organization’s main headquarters in Atlanta. The high-containment continuity lab (HCCL) will be a Biosafety Level-4 (BSL-4) facility, a designation reserved for the highest level of biological safety. The lab is part of the CDC’s 2025 master plan, which was finalized before the worldwide COVID-19 pandemic began. The Atlanta-based organization expects construction to begin in early 2021 and has tapped McCarthy Building Cos. Inc. as general contractor. Flad Architects, Page Southerland Page and WSP designed the HCCL. McCarthy, a St. Louis-based general contractor, has built 25 percent of the BSL-4 labs in the United States. The company also built the Emerging Infectious Diseases BSL-4 Laboratory on the Roybal Campus in 2005. In early 2018, the CDC petitioned Congress to allow for upgrades to be made at the facility. Boardwalk-at-Town-Center-The-Woodlands

THE WOODLANDS, TEXAS — General contractor Paragon Services Inc. has completed renovations of Boardwalk at Town Center, a 450-unit multifamily community in The Woodlands, roughly 30 miles north of Houston. The project began in fall 2018. Units at the property now feature wood-style plank flooring, quartz countertops, stainless steel appliances and brushed nickel hardware. The renovations also delivered upgrades to the amenity spaces, which include two pools, a game room, rooftop lounge, business center, fitness studio, coffee bar, pet park and a clubroom with a gourmet kitchen.

ODESSA, TEXAS — Houston-based developer Archway Properties has broken ground on a 28,222-square-foot industrial project in the West Texas city of Odessa. The project will be a build-to-suit for TEAM Inc., an engineering services firm based in metro Houston, and will feature 21,222 square feet of warehouse and light manufacturing space and 7,000 square feet of office space. Completion is slated for December.

INDIANAPOLIS — Discovery Senior Living has unveiled plans for a multi-million-dollar capital investment and renovation of Discovery Commons at College Park, a 116-unit independent living community located in Indianapolis. The multi-phase project will include interior and exterior improvements. The initial phase will include new seating and gathering areas, including an upgraded lobby. Interior enhancements will also include renovated bathrooms, new flooring, lighting, furniture and décor as well as a new color palette. The initial phase is underway with completion slated for late summer. The second phase calls for a renovation of the dining room, enhancements to the community’s kitchen and design upgrades for the resident corridors and library. New furniture for both the interior and exterior of the community will be included in the second phase, which is set to begin late this year. Discovery has owned and operated the property since July 2019. Discovery Design Concepts is leading the interior design aspect of the project.

HENDERSON, NEV. — Panattoni Development Co. has purchased 38.8 acres of undeveloped land, located at the southeast corner of Bermuda Road and St. Rose Parkway in the West Henderson submarket, for $25.5 million. Panattoni plans to construct a build-to-suit industrial asset on the property for an undisclosed tenant. The project is located within South 15 Airport Center, a 211-acre industrial complex. Dan Doherty, Paul Sweetland, Chris Lane and Jerry Doty of Colliers International’s Doherty Industrial Group represented Panattoni on the transaction. The name of the seller was not released.

ALBUQUERQUE, N.M. — Goodman Realty Group plans to develop a four-story multifamily community located within Winrock Town Center in Albuquerque. Situated on 3.3 acres, the 146,000-square-foot property will feature 199 apartments, a game room, lounge, industrial kitchen, paw spa, fitness center, courtyard and secured parking, as well as the amenities available at Winrock Town Center. Construction of the $45 million project is slated to begin in fourth-quarter 2020, with completion expected in third-quarter 2022. The development team includes DPS Architects and Albuquerque-based Goodman Realty Group as developer and owner.

PLANT CITY, FLA. — Ace Hardware will relocate its distribution center to Plant City, which will allow the Oak Brook, Ill.-based retailer to add 315,000 square feet to its retail support center. Ace Hardware expects construction to begin in October 2020 with completion slated for November 2021. The general contractor, County Line Farms One LLC, says an estimated 200 construction jobs will be created for the project. Ace Hardware has operated its retail support center in Tampa since 1977. The retail support center currently supports 200 Ace Hardware locations in Florida. The company plans to add 40 jobs to the Plant City location to meet business needs.
