TYLER, TEXAS — Alabama-based Johnson Development will build a VA Outpatient Clinic in Tyler, a city located about 100 miles east of Dallas. BL Harbert is the general contractor for the project, which is expected to carry a construction timeline of 16 to 22 months. Gabriel Silverstein and Louis D’Lando of SVN | Angelic structured and placed construction financing for the project, which will be developed as part of a quintet of VA Outpatient Clinics in Texas, Florida, Michigan and Missouri that will collectively span more than 303,000 square feet.

CLEVELAND — Harbor Bay Real Estate Advisors has unveiled plans to develop INTRO Cleveland, a 298-unit apartment project in Cleveland’s Ohio City neighborhood. The nine-story project will also include nearly 40,000 square feet of retail space and 340 parking spaces. TSB Capital Advisors arranged an undisclosed amount of construction financing with First National Bank of Omaha, First National Bank of Pennsylvania and Busey Bank. In addition, Ohio’s Development Services Agency provided a $10.8 million loan and the City of Cleveland provided a $2 million loan. Construction of the project is expected to last approximately 22 months with completion slated for the first quarter of 2022. The building is the country’s tallest wooden building, according to the developer.

MINNEAPOLIS — Lupe Development Partners has topped off the sixth floor and completed exterior construction of its Lake Street Dwelling project in the Uptown neighborhood of Minneapolis. The leasing office is now open, and residents are expected to begin move-ins in November. Lake Street Dwelling is the first phase of a mixed-income housing campus under development at the northeast corner of Lake Street and Harriet Avenue. Phase I includes 111 affordable housing units, with nine units reserved for homeless veterans. To qualify, residents will need to meet the annual income restriction of $30,000 to $42,000. Amenities will include a green roof, fitness facility, business center, community room and bike repair station. Frana Cos. is the general contractor. Lupe is partnering with Hennepin County and the nearby Ballentine VFW Post 246. Plans for phases II and III include a 132-unit market-rate building and a 95-unit affordable building.

CHICAGO — Skender has topped out a new 36,000-square-foot, six-story housing facility for nonprofit Sarah’s Circle in Chicago’s Uptown neighborhood. The project includes a basement, 38 units for long-term housing, an emergency overnight space with 50 nonpermanent beds and a food hall. Skender is collaborating with architect Perkins+Will and Brinshore Development. Sarah’s Circle serves women who are homeless or in need of a safe space. It provides food, clothing, shelter, housing and clinical services for domestic violence and trauma.

FRISCO, TEXAS — Locally based developer Sam Moon Group will open the Hyatt Regency Frisco, a 303-room luxury hotel located at the intersection of Preston Road and the Sam Rayburn Tollway in Frisco on June 1. Construction began in May 2018. The 18-story hotel is connected to Stonebriar Mall, a 1.7 million-square-foot shopping and dining destination. Brookfield Properties owns the mall, with Nordstrom and Dillard’s as anchor tenants. A number of entertainment concepts such as Kidzania, Dave & Buster’s and iFly Dallas indoor skydiving are also located near the hotel. In addition, seven sports teams, including the Dallas Cowboys, Frisco RoughRiders (baseball) and FC Dallas (soccer) are located within a few miles of the property. “Frisco is a modern city brimming with attractions, and the new Hyatt Regency Frisco will reflect this contemporary mindset,” says developer Daniel Moon. “This bustling city was once a dusty cattle drive trail that was later transformed by the railroad through the North Texas plains, and now it’s a tourist destination renowned for shopping, stadiums, conventions and entertainment. CLEVELAND HEIGHTS, OHIO — Flaherty & Collins Properties, an Indiana-based developer, has started construction of The Ascent at Top of the Hill, an $80 million luxury apartment project in Cleveland Heights. The 261-unit community will also include 11,000 square feet of retail space and a 500-space parking garage. The 460,056-square-foot development is situated on a four-acre parcel at the intersection of Cedar Road and Euclid Heights Boulevard. Amenities will include a rooftop pool and lounge, public green space, coworking areas, a dog park, fitness center and bike storage area. Residential floorplans will include studio, one-bedroom and two-bedroom units, as well as premium three-bedroom penthouses. Goldman Sachs Private Bank provided a $52.6 million construction loan for the project and a public-private partnership with the City of Cleveland Heights provided additional financing. WESTBURY, N.Y. — Sanders Equities, a New York-based developer, will convert a retail asset in the Long Island city of Westbury as a 153,000-square-foot industrial building. Located at 1085 Old Country Road, the property is situated on a seven-acre site and includes a 192,000-square-foot building, which is currently occupied by a Century 21 department store. Upon Century 21’s exit in spring 2021, Sanders plans to downsize the property to 153,000 square feet and remove the second floor, which will increase the ceiling height to 32 feet. Paul Leone and Margaret Tutone of CBRE will lead the leasing effort of the new industrial asset. The terms and sales price of the acquisition were undisclosed.

FORT WASHINGTON, PENN. — Equus Capital Partners will develop a 300-unit multifamily project in Fort Washington, a northern suburb of Philadelphia. The developer has acquired a 60,000-square-foot office building located at 1125 Virginia Drive for $5.9 million and plans to demolish it to construct the apartment building in its place. The first phase of construction will include 200 residential units in a five-story building that will incorporate amenities such as a pool and a fitness center, as well as both indoor and outdoor resident lounge areas. Barton Partners designed the project. No plans for the construction schedule have been announced.

WILMER, TEXAS — Chicago-based developer Logistics Property Co. (LPC) will break ground in July on Building 3 at Southport Logistics Park in the southern Dallas suburb of Wilmer. Current plans call for Building 3 to span roughly 1 million square feet with the potential to be expanded to 1.2 million square feet. According to LPC, the project is the only speculative industrial development in the South Dallas submarket that is moving forward right now. Building features will include 40-foot clear heights, 300 trailer parking spaces and 650 automobile parking spaces. Delivery is slated for the first quarter of 2021. Southport Logistics Park is a 252-acre development located immediately east of Interstate 45 and the Union Pacific Intermodal, five miles south of Interstate 20 and thee miles south of a hub for FedEx Ground.

NORTH LAS VEGAS — Reno, Nev.-based Dermody Properties has completed the development of LogistiCenter at Speedway, a distribution center located at 6565 Nascar St. in North Las Vegas. Situated on 14 acres, LogistiCenter at Speedway features 251,800 square feet of distribution space and immediate access to Interstate 15 via the Speedway Boulevard off-ramp. Dialog Direct, a marketing company offering direct mail, print and fulfillment services, has leased 75,800 square feet at the facility. The remaining 176,600-square-foot space features a 32-foot clear height, 38 dock-high doors, six drive-in doors, a 135-foot truck court, an ESFR fire protection system and tilt-up concrete panel construction. The space is divisible from 31,800 square feet to 112,000 square feet.
