FORT WORTH, TEXAS — Development Services Group (DSG) will open the 226-room Kimpton Harper Hotel in downtown Fort Worth in spring 2021. The hotel will be housed within the 24-story historic Farmers & Mechanics National Bank building and will feature a penthouse bar and lounge, 10,000 square feet of meeting and event space and a rooftop observation deck. Davidson Hotels & Resorts will manage the property.
COLUMBUS, OHIO — Core5 Industrial Partners has received construction financing to move forward with the development of C5 Southgate, a 437,000-square-foot, speculative industrial building in Columbus. The property will be situated on a 30-acre site near I-70. Patterson Real Estate Advisory Group arranged an undisclosed amount of construction financing through ServisFirst Bank in Atlanta. Core5 has developed more than 12 million square feet of industrial space since 2015.

COSTA MESA, CALIF. — C.W. Driver Cos. has completed the construction of the Kinesiology and Aquatics Pavilion at Orange Coast College (OCC) in Costa Mesa. The three-building, 88,000-square-foot athletics center features expanded and modernized space for a variety of OCC programs, including physical education, athletics, sports medicine and kinesiology studies. Built in two phases, the initial stage included new construction of a 58,000-square-foot, multi-building complex, while Phase II included the renovation of a 30,000-square-foot structure that housed men’s and women’s locker rooms and existing pool areas. The project included the addition of a 65-meter competition pool with double bulkheads, 25-meter instructional pool and 450-person capacity bleachers. The three buildings are interconnected by an overhead structure that provides shade. Additionally, the new pavilion features division offices, athletic training, equipment management, locker rooms/showers and support spaces for aquatic programs. The pavilion is also home to the school’s adapted kinesiology program, which encourages individuals with disabilities and/or chronic illness to study and apply general fitness and movement principles throughout their lifelong participation in physical activity, exercise and sport. RANCHO CUCAMONGA, CALIF. — Inland Empire Health Plan (IEHP) has partnered with National Community Renaissance (National CORE) to provide $1.5 million for the construction of Day Creek Senior Villas in Rancho Cucamonga, approximately 40 miles east of Los Angeles. Through this partnership with National CORE, one of the nation’s largest nonprofit developers of affordable housing, the health plan will receive access to 10 apartment units in the facility. These units will provide permanent housing for homeless seniors who are IEHP members transitioning out of long-term care. “It is a sad statement that one of the fastest-growing segments of homeless adults is seniors,” says Karen Hansberger, IEHP’s chief medical officer. “Seniors coming out of skilled nursing facilities many times have no safe place to call their home.”
GREENVILLE, S.C. — Michelin North America will invest $100 million in equipment and manufacturing over the next seven years in Greenville. Michelin North America has been headquartered in Greenville since 1985. The France-based tire company employs 9,700 workers in South Carolina, with more than 4,300 of those jobs in Greenville County. As part of the investment agreement with the County, Michelin will continue to pay a set fee rather than taxes for an additional five years. Since opening its first manufacturing facilities in Greenville in 1975, Michelin has invested more than $1 billion in Greenville County, according to County officials.
GEORGETOWN, TEXAS — Titan Development has broken ground on Phase I of NorthPark 35, a project in the northern Austin suburb of Georgetown that will add 330,000 square feet of industrial space across two buildings to the local supply. The project includes the extension of Aviation Drive to intersect with State Highway 130 and Interstate 35. Titan Development, which has offices in Albuquerque and San Antonio, expects to complete Phase I of the 146-acre project in the spring of 2021. One building will be partially occupied by Georgetown-based Texas Speed & Performance, while the remaining space will be marketed to future users.
VIRGINIA BEACH, VA. — Standard Communities, the affordable housing division of Standard Cos., has acquired The Commons at Princess Anne, an affordable seniors housing community in Virginia Beach. The buyer plans to make capital improvements at the 186-unit property. The acquisition and renovation have a total capitalization of approximately $22 million. Built in 2001, The Commons at Princess Anne features a central courtyard with picnic areas and grills, a large community room and amenity spaces such as a fitness center, hair salon and walking paths. With this transaction, Standard has created or preserved over 2,000 units of affordable housing in the Mid-Atlantic region. The seller was not disclosed.
CONROE, TEXAS — VGXI Inc., a biotechnology firm that supports the gene therapy and DNA vaccine industries, will open a new life sciences and headquarters facility in Conroe, about 40 miles north of Houston. Local media outlets, including Community Impact Newspaper and the Houston Business Journal, report that the facility will span 240,000 square feet. The company’s new space will be located within Deison Technology Park and will allow VGXI to quintuple its current production capacity. BE&K Building Group is handling the design and build of the project. Construction is underway, and the facility is expected to be operational by the first quarter of 2022.

Floor plans range from one-bedroom to four-bedroom units. Amenities include a business center, dog park, fitness center, laundry facility, play area and barbecue grills. The development is situated near Hoover Park and the Scioto Country Club on the Scioto River. Monthly rents start at $811.
