GARDENDALE, ALA. — Dobbins Group LLC has broken ground on a yet-to-be-named multifamily community in Gardendale. The Birmingham, Ala.-based developer says the 204-unit community will offer one-, two- and three-bedroom floor plans averaging 977 square feet and expects rent to range from $1,175 to $1,800 per month. All units will have nine-foot ceilings, granite countertops, oversized soaking tubs, walk-in closets in every bedroom, custom cabinetry and appliances. Communal amenities will include a saltwater pool, fitness center, fire pits, multiple grilling stations, walking trail and a dog park. Capstone Building Corp. is the general contractor, and Williams Blackstock Architects is the architect. Synovus Financial is financing the project, which has a budget of more than $30 million. Dobbins Group expects to complete the complex by the end of 2021.

COSTA MESA, CALIF. — C.W. Driver Cos. has completed the development of Waugh Student Center at Vanguard University in Costa Mesa. HPI Architecture designed the $24 million, two-story facility, which features 35,000 square feet of interior space and a 7,500-square-foot exterior deck. Within Waugh Student Center, students, faculty and staff will have access to a 3,300-square-foot food service area with all-day and late-night options, as well as an 8,000-square-foot common dining room. Additionally, the student center offers a 3,000-square-foot fitness center and an 8,000-square-foot recreational center that can be converted into meeting and event space to accommodate 880 people for lectures or 480 for catered functions. The center also features areas equipped with power outlets and charging stations for studying, a trellised roof deck with fireplace, and two-story outdoor dining and gathering area. Waugh Student Center is the first project in a 30-year campus enhancement plan to reshape Vanguard’s 38-acre campus at 55 Fair Drive in Costa Mesa.

SAN DIEGO — Murphy Development Co. has completed the construction of the final building at The Campus at San Diego Business Park, a more than 670,000-square-foot industrial park in San Diego’s Otay Mesa submarket. Building 3 offers 137,000 square feet of speculative industrial space. Located at 2065 Sanyo Ave., the concrete tilt-up building features a 32-foot minimum clear height, 4,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts and wide column spacing. Additionally, the facility has 33 dock-high doors and 10 short-yard expansion docks. The business park is a fully fenced, secure site with on-site security and C-TPAT qualification. An on-site café is currently under construction and will be open for breakfast and lunch for all employees in June. The development team includes Pacific Cornerstone Architects, Teshima Landscape Design, K&S Engineering and Lusardi Construction. Murphy Development purchased the site from Panasonic Corp. of North America in early 2017 and renamed it The Campus at San Diego Business Park. EVERETT, WASH. — KeyBank Commercial Development Lending and Investment (CDLI) has arranged $13.7 million in construction financing on behalf of Compass Health to develop Broadway Permanent Supportive Housing, an affordable housing property in Everett. The borrower is a community-based healthcare agency that integrates behavioral health and medical care services to support clients. Situated next to the Compass Health campus, the project will be a five-story, 82-unit permanent supportive housing facility that will provide services for mentally ill homeless people. The facility will feature four floors of housing above 3,000 square feet of commercial space with offices for services, management and administration. All units, which will include kitchens and baths, will be 388-square-foot studios, except for a three-bedroom manager’s unit. Residents will participate in a coordinated chemical dependency or mental health treatment plan and will have access to case management connecting them with supportive services on-site and at the Bailer Center facility, located next door. A portion (66) of the units will be limited to people earning 30 percent or less of the area median income (AMI), including eight vouchers reserved for homeless veterans, and 15 units will be allocated for people earning 50 percent of AMI or less. NEW ORLEANS — The New Orleans Redevelopment Fund (NORF) has received a $45 million loan to convert the Warwick Hotel in downtown New Orleans into student housing for Tulane University medical students. The 12-story building will offer 154 units that are expected to be move-in ready by August 2021. The property is situated at 1315 Gravier St., adjacent to Tulane University Medical School. Tulane University has signed a long-term lease with NORF. The community will feature ground-level retail space, a full-service restaurant, coffee shop and patio seating. As part of the $45 million construction loan, Hancock Whitney Bank provided bridge financing and Midland State Bank provided Historic Tax Credits to the developer. The Warwick Hotel was originally built in 1952 and has sat dormant since Hurricane Katrina hit the city. Hernandez Consulting & Construction will serve as the general contractor, and Albert Architecture and SCNZ are the project’s architects.

MACON, GA. — Ultimate Realty will redevelop the former Westgate Shopping Mall in Macon into a $12 million, 395,000-square-foot industrial park dubbed Middle Georgia Industrial Park. The six buildings will range in size from 19,000 to 106,000 square feet. The New York City-based developer expects to complete the park this summer. The new campus will include interior upgrades such as new electrical systems, bathrooms, new loading docks and drive-in doors, office pod additions and repainting of the facades. The renovation plan will also include upgrading the signage, major landscaping work, new LED lighting, upgraded sprinklers and expansive truck parking. Courtney Oldenburg and Chris Copenhaver of Cushman & Wakefield have been retained to lease the asset.

SLEEPY HOLLOW, N.Y. — Skanska USA, a division of Swedish construction company Skanska, is constructing the $32 million interior build-out of an office space for Regeneron Pharmaceuticals Inc. in Sleepy Hollow, a northern suburb of New York City. The property is located at 1 Rockwood Road. The project involves the design and construction of an approximately 60,600-square-foot space, as well as upgrades to the air distribution systems, LED lighting, ceilings, flooring and glass front offices. Construction is underway and is scheduled for completion in July 2021.

KISSIMMEE, FLA. — A joint venture between Fore Property and Canyon Partners Real Estate LLC will develop 19 South, a planned 384-unit multifamily community in Kissimmee. BBVA provided a $49.6 million construction loan for the project, which is situated within an Opportunity Zone. Canyon Partners invested $29.8 million in the community, which is slated to open in May 2022. The project will comprise four four-story buildings offering studio to three-bedroom floor plans with chef-inspired gourmet kitchens, quartz countertops, energy-efficient stainless steel appliances, walk-in closets and hardwood-style flooring. Units will range in size from 670 to 1,437 square feet. Communal amenities will include two pools, an arcade, gaming area, 24-hour fitness center, park and a pet spa. CECIL COUNTY, MD. — Lidl has opened a 700,000-square-foot regional distribution center in Cecil County. The German-based grocer invested $100 million in the project, which is expected to create more than 200 full-time jobs. Cecil County is situated in northeast Maryland, 53 miles from Baltimore and 60 miles from Philadelphia. Lidl officials said the center will service stores in five states. The discount grocer operates more than 85 stores in nine states on the East Coast. This is the second distribution center Lidl is developing in 2020, having broken ground on a facility in Covington, Ga. in early February.

CHARLOTTE, N.C. — Seefried Properties and Clarion Partners LLC have acquired 50 acres in Charlotte to construct a five-building, 590,000-square-foot industrial campus. The property will be able to accommodate users seeking 20,000 to 180,000 square feet. Buildings will feature 32- to 36-foot clear heights, 130- to 210-foot truck courts, 50 trailer parks, a total of 686 parking spaces and an ESFR sprinkler system. The property is situated at the southeast corner of Beam Road and Pine Oaks Drive, six miles south of Charlotte Douglas International Airport and seven miles southwest of downtown Charlotte. The developers expect to complete the shells by the second quarter of 2021. Merriman Schmitt Architects is the architect, and Burton Engineering is the civil engineer. Spencer Yorke and Jordan Quinn of JLL will lead the leasing efforts for the new project.
