HOUSTON — Stream Realty Partners has completed Benchmark Northwest Distribution Center, a 157,887-square-foot speculative industrial project located at 5215 Campbell Road in northwest Houston. The side-load building features 32-foot clear heights, 33 dock-high doors, an ESFR sprinkler system, 33 trailer parking spaces and 125 automobile parking spaces (expandable to 202). Ware Malcomb served as the project architect, and Rosenberg Construction served as the general contractor.

Independence-Way-at-the-Green-Florham-Park

FLORHAM PARK, N.J. — A partnership between developer Rockefeller Group, Bergen County’s United Way and Madeline Corp. has completed Independence Way at The Green, a 62-unit affordable housing community in the northern New Jersey city of Florham Park. The property consists of eight buildings on an eight-acre site within Rockefeller’s 268-acre Green at Florham Park mixed-use development and will serve 102 residents with developmental disabilities. Z+ Architects LLC designed the project, and Sharp Management served as the general contractor.

Rise-on-Madison-Seattle-WA

SEATTLE — A joint venture between Plymouth Housing and Bellwether Housing has broken ground for the development of The Rise on Madison, a 17-story affordable apartment community in Seattle’s First Hill neighborhood. Plymouth will operate 115 studio units, with on-site supportive services, for formerly homeless seniors on floors one through six. Bellwether will operate 253 affordable, studio, one-, two- and three-bedroom apartments on floors seven through 16. Located at 1400 Madison St., The Rise on Madison will feature a large community room, roof deck and ground-floor retail space, as well as close proximity to light rail, street cars and buses. The $150.7 million property is slated to open in spring 2022.

Kukui-Grove-Lihue-HI

LIHUE, HAWAII — Target has signed a deal to open a storefront at Kukui Grove Center’s Kukui Marketplace in Lihue, located on the island of Kauai. The retailer will occupy a 122,000-square-foot space, which is under renovation, that was formerly occupied by Kmart. JLL represented Kukui Grove Center in the lease negotiation.

WHITELAND, IND. — Mohr Capital, a Dallas-based privately held real estate investment firm, has acquired an additional 184 acres of land in Whiteland in metro Indianapolis. The acquisition represents the completion of the land needed for Phase I of Mohr Logistics Park, a master-planned development. The project will encompass more than 500 acres upon completion. Mohr plans to commence development of an 827,180-square-foot speculative industrial building in the spring. Mark Writt of CBRE assisted Mohr in the land assemblage. Earlier this year, Mohr closed on the purchase of 122 acres that will house a 1 million-square-foot build-to-suit for Cooper Tires, the park’s inaugural tenant. Pepper Construction is underway on that project.

RICHMOND HEIGHTS, MO. — IMPACT Strategies has completed construction of Altair at the Heights, a $40 million luxury apartment development in Richmond Heights, a suburb of St. Louis. ILI Communities was the developer, Fugleberg Koch served as architect and Civil Design Inc. was the engineer. The 187-unit, four-story project now fills the site of the former AB Green Middle School. The development includes 3,300 square feet of retail space. Among the amenities are a clubhouse, pool, courtyard, fitness center and pet washing station. Monthly rents start at $1,235 for one-bedroom units. Residents can now receive two months of free rent by signing a 14-month lease.

GREENSBORO, N.C. — Publix Super Markets Inc. will expand its Greensboro distribution center by 1.2 million square feet, adding a dry grocery warehouse. The Lakeland, Fla.-based grocer broke ground on Phase I of the facility, which will offer refrigerated warehouse space, in February. Both phases are expected to be complete by the end of 2022. The warehouses will support Publix’s growth in North Carolina and Virginia. Gray is the engineer, general contractor and designer for the facility. This will be Publix’s 10th distribution center, joining facilities in Boynton Beach, Deerfield Beach, Jacksonville, Miami, Lakeland, Sarasota and Orlando, Fla.; Lawrenceville, Ga.; and McCalla, Ala.

FRISCO, TEXAS — Mill Creek Residential has broken ground on Modera Frisco Square, a multifamily project in Frisco that will add 360 Class A units to the local supply. The wrap-style community will offer one-, two- and three-bedroom units that are furnished with granite or quartz countertops, tile backsplashes, individual washers and dryers and private patios or balconies. Amenities will include a pool, grilling and picnic areas, fitness center, coffee bar, conference room and a golf simulator. The first move-ins are expected to begin in spring 2022.

ARLINGTON, TEXAS — Locally based general contractor KWA Construction has topped out The Truman, a 358-unit multifamily project that represents Phase II of the $250 million Arlington Commons project. Designed by JHP Architecture, The Truman will feature studio, one-, two- and three-bedroom units ranging in size from 598 to 1,715 square feet. Amenities will include a pool, outdoor grilling stations, fire pit, game area, fitness center, coworking spaces, e-gaming room and a dog park. Completion of Phase II is scheduled for August 2021. Nehemiah Co. is developing Arlington Commons, which will ultimately consist of 1,300 units that will be delivered over five phases.

HOUSTON — Indianapolis-based developer Herman & Kittle Properties Inc. has opened The Vireo, a $38.5 million affordable housing property located at 1212 Tidwell Road in northeast Houston. The community features 264 units consisting of 60 one-bedroom residences, 132 two-bedroom apartments and 72 three-bedroom units that are reserved for renters earning 60 percent or less of the area median income. Each residence is furnished with washer and dryer hookups and private balconies/patios. Communal amenities include outdoor grilling stations, a business center, fitness center, children’s play area and a dog park. Storage units and garages are also available for rent.
