CARROLLTON, TEXAS — A local, Korean family-based developer has completed K Towne Plaza Shopping Center, a 109,000-square-foot retail property located at 4060 State Highway in the northern Dallas suburb of Carrollton. Korean grocer Galleria Mart anchors the property, which features an additional 65 retail spaces. A grand opening will be held Saturday, Oct. 24 and will include kiosks offering Korean food and wares. Gaines Real Estate Co. manages the property. The developer requested anonymity.

PITTSFIELD CHARTER TOWNSHIP, MICH. — Wacker Chemical Corp. has selected KIRCO and KIRCO MANIX to build its new North American Innovation Center & Regional Headquarters in Pittsfield Charter Township, just south of Ann Arbor. The more than $50 million project will be home to roughly 300 employees who will relocate from Wacker’s current regional headquarters in Adrian, Mich. Wacker says it will add up to 70 new jobs in the coming years at the 140,000-square-foot property. Wacker will continue to produce elastomers, silicone fluids and silicone emulsions at the Adrian operations. Construction of the new headquarters building is scheduled to begin this month with completion slated for March 2022.

PISCATAWAY, N.J. — BNE Real Estate and Sterling Properties have begun leasing The Grove at Piscataway, a 110-unit apartment community in Northern New Jersey. The property offers one- and two-bedroom units that feature quartz countertops, tile backsplashes, custom cabinetry, stainless steel appliances and individual washers and dryers. LOS ANGELES — Primestor Development, along with Nadel Architecture + Planning as architect, has completed the development of Freedom Plaza, the retail component of the Jordan Downs mixed-use community in Los Angeles’ Watts neighborhood. Located at 9901 S. Alameda St., Freedom Plaza features 114,431 square feet of retail space for stores and restaurants, as well as landscaped promenades and community gathering spaces. Tenants at the plaza include Smart & Final Extra!, Blink Fitness, Nike, Ross Dress for Less, Starbucks Coffee and The Habit. The property also features an architectural fountain designed and constructed by OTL, based on a general concept by landscape architects Fong Hart Schneider-Partners. The water feature incorporates a public art piece titled “Instill,” which is composed of dark gray polished natural basalt columns with hidden lights. The art installation fulfills a 1% for Art Programs ordinance by the City of Los Angeles mandating that 1 percent of the cost of any public works capital-improvement project be set aside for an art component.

LAS VEGAS — CapRock Partners has purchased a five-acre land site at 3919 E. Cheyenne Ave. in northern Las Vegas for the development of CapRock Point @ Cheyenne, a build-to-suit industrial asset. Terms of the acquisition were not disclosed. The site is permit-ready for the construction of a freestanding, 101,332-square-foot, Class A industrial building, which CapRock plans to deliver within nine months of start of construction. Tenants will have the opportunity to customize building plans for the build-to-suit spaces. Current building plans include the ability to divide the building into two units (45,507 square feet and 55,825 square feet); 13 dock-high doors; two grade-level doors; 30-foot clear heights; more than 100 parking spaces; a 132-foot truck court, including 60-foot truck apron and 53-foot truck circulation area; 2,000 amps, 227/480v, three-phase power; an ESFR sprinkler system; R-19 roof insulation; and build-to-suit office space. Mike Kendall, Gian Bruno, Chris Lane, Paul Sweetland, Jerry Doty and Dan Doherty of Colliers International represented CapRock Partners in the acquisition. Lane, Sweetland, Doty and Doherty are also overseeing leasing for the new facility.

ROCKWALL, TEXAS — Locally based developer SWBC is nearing completion of The Royalton at Rockwell Downes, a 295-unit multifamily project in the northeastern Dallas suburb of Rockwall. The project represents Phase I of a larger development that will ultimately add 590 new units to the local supply. The Royalton at Rockwall Downes will offer one-, two- and three-bedroom residences that are furnished with stainless steel appliances, hardwood-style floors and granite countertops. Amenities will include a pool, spa, an indoor/outdoor game room, fitness center with a spin studio and a dog wash saloon. SWBC expects to complete Phase I in March 2021 and to begin construction of Phase II shortly thereafter. Cross Architects designed the community, and G&A Consultants served as the civil engineer.

ARLINGTON, TEXAS — Dallas-based design/build firm ARCO/Murray has completed a North Arlington Self Storage, a 937-unit facility. Developed by Cogent Capital, the five-story property spans 100,665 gross square feet and includes an interior drive aisle, detached single-story units and a 900-square-foot sales office. Extra Space Storage will manage the property. ARCO/Murray provided complete design-build services including architectural, structural, MEP design, permitting and construction.

NEW YORK CITY — A partnership between Strategic Capital, Cape Advisors and Forum Absolute Capital Partners has opened Greenwich West, a 170-unit multifamily condominium project located at 110 Charlton St. in the West Soho neighborhood of Manhattan. Designed by Parisian architecture firm Loca Anima and interior designer Sebastien Segers, Greenwich West features studio, one-, two- and three-bedroom floor plans, with prices ranging from $1.1 million to $7.9 million. Amenities include a 24-hour attended lobby, a rooftop terrace with multiple outdoor seating areas, a fitness center with a yoga studio and a children’s play area. Plaza Construction served as the general contractor for the 30-story building.

CHICAGO — JLL has arranged more than $100 million in financing for a 278-unit multifamily community in Chicago’s West Loop neighborhood. The developer broke ground on the community in late September and expects to deliver it in spring 2022. JLL worked on behalf of developer Marquette Cos. to secure a $65 million construction loan through Bank OZK. Further details of the financing were not disclosed. Power Construction is the general contractor and Chicago-based Brininstool + Lynch is the architect. The 25-story property, located at 1400 Randolph St., will feature coworking spaces, a fitness center, club room and a pool on the 18th floor. Amenities in the surrounding neighborhood include the 13-acre Union Park; the L Train Ashland Station; and “Restaurant Row,” which features restaurants such as Au Cheval, Bad Hunter, Bandit, Girl & the Goat, Haymarket Tavern, La Josie, Lena Brava and Rooh. Matthew Schoenfeldt of JLL represented the Naperville-based developer in securing the construction financing. “Marquette, their institutional partner and Bank OZK have been steadfast in their commitment to 1400 Randolph, which is a testament to the fundamentally compelling concept,” says Schoenfeldt. COLLEGE PARK, MD. — Gilbane Development Co. has started construction on Tempo, a 978-bed student housing complex near the University of Maryland in College Park. The community will comprise 296 units with studio to five-bedroom floor plans. Units will be fully furnished and will feature stainless steel appliances, granite countertops, washers and dryers, walk-in closets and flat-screen TVs. Communal amenities will include study lounges, a fire pit, clubhouse, pool, sundeck, fitness center, multisport simulator and a computer lab. The two-acre site will be situated at 8430 Baltimore Ave., less than one mile from campus. Providence, R.I.-based Gilbane Development expects to deliver the asset in August 2022. Gilbane Development is the project development, financing and ownership arm of Gilbane Inc., a private holding company.
