MONROE, GA. — MAB American Management plans to break ground in the first quarter on Monroe Pavilion, an $80 million shopping center situated on a 100-acre site in Monroe, an Atlanta suburb in Walton County. The property’s leasing agent, Retail Specialists, has signed several retailers to join the tenant roster of the 350,000-square-foot project, including Publix, Ross Dress for Less, Ulta Beauty, Marshalls, Rack Room Shoes and Five Below. Beau Young of Retail Specialists is also targeting restaurants and service-based retailers for the shopping center and its outparcels. MAB American Management, the U.S. affiliate firm of Australian-based developer MAB Corp., expects to deliver Monroe Pavilion in summer 2021.

ORLANDO, FLA. — Sysco Corp., a global food distribution and marketing organization, has completed the expansion of FreshPoint Central Florida, a food processing facility located at 8801 Exchange Drive in Orlando. FreshPoint, Sysco’s specialty produce company, operates the facility. The expansion doubles the facility’s size to 150,000 square feet and includes a new culinary center for demonstrations and staging, new equipment for produce processing, LED lighting, energy-efficient coolers and a new system for collecting produce waste. FreshPoint Central Florida stocks a wide variety of locally grown products throughout the year, including tomatoes, citrus, row crop vegetables, Zellwood Triple Sweet Corn, microgreens, peaches, specialty potatoes, tropical fruits, grapes and figs.

MOUNT LAUREL, N.J. — Capitol Seniors Housing has opened Arbor Terrace Mount Laurel, an 88-unit seniors housing community located on the eastern outskirts of Philadelphia. The 75,000-square-foot community offers assisted living and memory care services and amenities such as a bistro, theater room, art studio, technology lounge and fitness center. Meyer Senior Living Studio designed the community.

TRACY, CALIF. — Seefried Industrial Properties, as developer partner for Clarion Partners, has acquired a 76-acre land site for the development of a speculative, multi-warehouse project within the Northeast Area Specific Plan in Tracy, approximately 70 miles east of San Francisco. Located at the northeast corner of Grant Line and Chrisman roads, the yet-to-be-named project will total 1.1 million square feet of office and warehouse space spread across three buildings of 260,000 square feet, 517,000 square feet and 353,000 square feet. The project will offer tenants the opportunity to occupy space ranging from 18,000 square feet to 1.13 million square feet. The buildings will feature tilt-up construction, clear heights ranging from 32 feet to 36 feet, 185-foot truck courts, 339 trailer spaces combined, ESFR sprinkler systems and ample parking. Construction is slated to begin in June, with completion scheduled for June 2021. HPA Architecture is serving as architect and K&W is serving as civil engineer for the project. Mike Goldstein and John Steinbuch of Colliers International will lead the leasing and marketing efforts for the new development.

SAN BERNARDINO, CALIF. — Newport Beach, Calif.-based Birtcher Development has acquired a 20-acre land parcel fully entitled for the development of a speculative regional fulfillment and distribution center. The seller, 6th Street LLC, sold the site for $17.6 million. Birtcher plans to break ground on the project this spring with completion slated for fourth-quarter 2021. Designed by Irvine, Calif.-based HPA Architecture, the 406,710-square-foot facility will feature an eight-inch slab and 40-foot clear heights, resulting in 16 to 20 percent more pallet positions than a typical 36-foot warehouse. Additionally, the building will include 65 dock-high doors, 167 designated trailer stalls in a secured concrete truck yard, 259 auto parking spaces and two grade-level loading doors. Power for the site includes 4,000 AMP service (2,000 AMPs installed), 2.5 percent parabolic skylights and 100,000 kW/h/year of solar power that will be ready for tenant use. Located within the Inland Empire, the parcel is located on Sixth Street between Lankershim and Sterling avenues, three blocks from the San Bernardino International Airport and accessible to interstates 10 and 215. SEATTLE — Plymouth Housing has broken ground on an affordable housing development in downtown Seattle. Designed by SMR Architects, the 2nd & Mercer project will deliver 91 permanent housing apartments for adults who have previously experienced homelessness. The project will feature a ground-floor space for Path with Art, a local organization that utilizes art as a means to assist people recovering from homelessness, addiction or other trauma. In addition to operating out of 2nd & Mercer, Path with Art will offer classes and community arts space. The 2nd & Mercer property is slated to open in 2021. Plymouth Housing, a nonprofit developer, received low income tax credits early last year as part of an expansion to the Affordable Housing Tax Credit program. The project closed on financing in December. The City of Seattle is providing major funding for the project, with the city’s Office of Housing and Office of Arts and Culture making a first-time joint investment in an affordable housing and arts space. The site is the second of eight new buildings planned by Plymouth Housing to meet the need for housing for those experiencing chronic homelessness in King County.

NAPLES, FLA. — Barron Collier Co. and Metro Commercial Development Group have broken ground on Founders Square, a 55-acre mixed-use development in Naples. The Pointe, a collection of restaurants and other service and retail tenants, will anchor the project. At full buildout, the project will include The Haldeman, a 400-unit multifamily complex; a 35,000-square-foot medical office building adjacent to The Pointe; and a 110,000-square-foot self-storage facility. Atlanta-based Davis Group will develop the self-storage facility, which will stand three stories high. Founders Square is located at the corner of Immokalee Road and Collier Boulevard, 15 miles northeast of downtown Naples. Developers expect the property to be delivered in summer 2021.

GILBERT, ARIZ. — Nationwide Realty Investors received approval from the Town of Gilbert for the next phase of development at Rivulon, a master-planned mixed-use project located at the corner of Gilbert Road and Arizona Loop 202 in Gilbert. The phase will include two four-story, 160,000-square-foot office buildings with an adjacent parking structure. Situated in the center of the development, the buildings will feature a glass façade adorned with natural limestone pillars. Additionally, the new phase will feature a one-acre lake feature, walking paths and outdoor seating. The parking structures will be adjacent to the lake and feature more than 850 parking spaces. Construction is slated to begin mid-2020 with completion by the end of 2021. The 250-acre Rivulon development is currently home to Deloitte, Isagenix International’s world headquarters, Morgan Stanley, Amerifirst Financial and Merrill Lynch. Retailers at the development include LA Fitness, Wildflower Bread, Sauce Pizza & Wine, Jersey Mike’s Subs, Yogi’s Grill Teriyaki & Roll and Grabbagreen.

CHICAGO — Moceri + Roszak has completed the development of a 20-story, loft-style office building in Chicago’s Loop. Firmspace, an Austin-based shared office provider, has leased the top three floors of the 210,000-square-foot property. Known as 145 South Wells, the building includes a 12,000-square-foot amenity center with conference rooms, a fitness center, golf simulator, martini and espresso bar and outdoor space. The project also features a 24-stall executive parking garage and 3,840 square feet of ground-floor retail space. Mason Taylor and Chris Cassata of JLL are handling leasing at the property. Corey Siegrist of JLL represented Firmspace in its lease. The tenant plans to take occupancy in mid-October. Thomas Roszak Architecture is the project architect. Bentall Kennedy provided project financing.

WEST DES MOINES, IOWA — Developer KDC has topped out the new corporate headquarters for Sammons Financial Group in West Des Moines. The six-story, 217,000-square-foot Class A office building will house 600 employees. Completion of the property is slated for this fall. The building will include a two-story amenity area. Sammons is a privately held company that provides life insurance, annuity and retirement planning products. The Weitz Co. is the general contractor. SVPA and HKS are project architects.
