CAMBRIDGE, MASS. — Developer DivcoWest has topped off 350 Water Street and 450 Water Street, two life sciences buildings in Cambridge that total 906,000 square feet. The buildings are located within the 45-acre Cambridge Crossing campus and will be the future home of biopharmaceutical giant Sanofi, where some 3,000 employees will work. Perkins + Will designed 350 Water Street, and NBBJ designed 450 Water Street. Other tenants at the 4.5 million-square-foot Cambridge Crossing development include Bristol Myers Squibb and Cerevel Therapeutics. Sanofi expects to take occupancy of the buildings in 2022.

Rise-on-Madison-Seattle-WA

SEATTLE — Enterprise Housing Credit Investments has invested $57.5 million to create Seattle’s first affordable housing high-rise development located in the First Hill neighborhood. The 17-story building will feature 365 apartments and offer two entrances for tenants at 1400 Madison St. and 1014 Boylston Ave. The investment is the largest single Low-Income Housing Tax Credit equity deal in the company’s history. Plymouth Housing is developing the Bolyston supportive housing development, located on floors two through five, which will include more than 100 studio apartments. The development will serve homeless seniors who earn up to 30 percent of the area median income (AMI) and will offer supportive services to all residents. Service staff will provide individualized case management, daily living support, social engagement, outings and coordination of psychiatric care as needed. Developed by Bellwether Housing, Rise on Madison will occupy floors six through 17 and offer 250 apartments for workforce and family households earning up to 60 percent AMI. The development will feature 91 studios, 111 one-bedroom units, 22 two-bedroom layouts and 26 three-bedroom floorplans. Avenue-on-34th-Houston

HOUSTON — Avenue, a locally based nonprofit developer, has broken ground on a 70-unit mixed-income multifamily community in Houston’s Oak Forest neighborhood. The unit mix will consist of 23 one-bedroom apartments, 27 two-bedroom units and 20 three-bedroom residences ranging in size from 706 to 1,201 square feet. While 14 units will be offered at market rates, income-restricted units will be designated for families making between $35,000 and $65,000 annually. In addition to amenities such as a playground, learning center and activity room, business center and fitness room, Avenue on 34th will offer resident services including after-school tutoring for children and credit-building and homebuyer education programs for adults. Block Cos. is the general contractor for the project, which is expected to be complete in mid-2022.

SARASOTA, FLA. — Ringling and Orange LLC, a private developer and investor based in Sarasota, will develop The Offices at Ringling Plaza, an 84,600-square-foot office building in downtown Sarasota. The 10-story asset will include five floors of parking and five floors of office space, each offering approximately 17,000 square feet. In addition, two retail spaces totaling 2,250 square feet will be located on the ground level of the building. Further amenities will include 10-foot ceilings, a rooftop amenity deck with a sky lounge and views of Sarasota Bay. The Office of Ringling Plaza will offer post-COVID-19 design elements, such as touchless entry and HVAC upgrades. The developer expects to break ground on the project in the second quarter of 2021 and deliver the building in the fourth quarter of 2022. Hoyt Architects designed the building and Brasfield & Gorrie is the general contractor. According to the office’s leasing agency, Ian Black Real Estate, this will be the first office building delivered in downtown Sarasota spanning more than 30,000 square feet in 20 years.

Camber-Ranch-on-Parmer-Austin

AUSTIN, TEXAS — A joint venture between San Francisco-based Legacy Partners and Bridge Investment Group has acquired 35.2 acres in northeast Austin for the development of Camber Ranch on Parmer, a 483-unit apartment community. Designed by Dallas-based Humphreys & Partners Architects, the property will be located at the corner of Parmer and Yager lanes and will consist of 22 two- and three-story buildings. Units will range in size from 438 to 1,500 square feet and will feature granite and quartz countertops, stainless steel appliances and LED lighting. Amenities will include multiple pools, a fitness center with a yoga/spin studio, outdoor kitchen with grilling stations, snookball court, dog park and a bike repair shop. Move-ins are expected to begin in late 2022.

HOUSTON — Locally based investment and development firm Barvin is underway on construction of a 281-unit multifamily project near the Texas Medical Center in Houston. Units will feature stainless steel appliances, custom cabinetry, quartz countertops and walk-in closets. Amenities with include a pool, outdoor kitchen, private conference rooms, business lounge, fitness center and a dog park. Dallas-based GFF is the project architect, and Austin-based Oden Hughes is the general contractor. Completion is slated for early 2022.

Buske-Logistics-Conroe

CONROE, TEXAS — General contractor Cadence McShane has completed a 145,222-square-foot warehouse project in Conroe, about 40 miles north of Houston. The project is a build-to-suit for Illinois-based Buske Logistics. Designed by Powers Brown Architecture, the 18-acre property features a rear-load configuration, 39-foot clear heights, 133 car parking spaces and 2,500 square feet of office space.

MICHIGAN CITY, IND. — Mohr Capital, a Dallas-based privately held real estate investment firm, has completed development of a 200,000-square-foot industrial build-to-suit for GAF Materials Corp. in Michigan City. The property, which sits on 45 acres at 130 Tri Quad Drive, features office, warehouse and concrete storage capacity. GAF, a subsidiary of Standard Industries, is a roofing and waterproofing manufacturer. Larson Danielson served as general contractor. Bank of Texas provided construction financing.

ST. LOUIS — HDA Architects, a Green Street company, has completed the design of a 184-unit multifamily development in downtown St. Louis. The proposed project would be built at 1801 Washington Ave. and include 7,300 square feet of ground-floor retail space as well as a 220-stall parking garage. Plans call for a mix of studios and one-bedroom units. Project costs are estimated at $32 million and construction is expected to begin in the second or third quarter of 2021. King Realty is the developer.

SIMPSONVILLE, S.C. — Fitesa plans to invest $100 million in and create 40 jobs over the next five years to expand its footprint in Simpsonville. Fitesa was founded in 1973 and designs and manufactures nonwoven fabrics for the hygiene and healthcare industries. The facility is situated at 840 SE Main St., less than one mile from Interstate 385 and 14 miles southeast of downtown Greenville. The expansion will include a new production line that will manufacture materials for the healthcare industry. The expansion is expected to be completed in 2023. The company is headquartered in Brazil and has executive offices in Simpsonville.
