READINGTON, N.J. — New Jersey-based developer Larken Associates has received approval for The Ridge at Readington, a 254-unit multifamily redevelopment in Readington, about 50 miles west of New York City. The 17.2-acre site was originally intended to house an eight-building office campus that was branded Readington Commons. The new multifamily community will consist of 10 buildings featuring one- and two-bedroom units across 21 different floor plans. Amenities will include a pool, fitness center, resident clubhouse, outdoor lounge area, children’s play area and a dog park. Completion is scheduled for spring/summer 2022.

TJX-Philadelphia

PHILADELPHIA — TJX, the parent company of T.J. Maxx, Marshalls and HomeGoods, has signed a 282,800-square-foot build-to-suit industrial lease at 9801 Blue Grass Road in northeast Philadelphia. The site originally housed a commercial bakery that was built in the 1950s. DH Property Holdings owns the site, and Bridge Development is developing the new facility, which will feature 53-foot clear heights and ample trailer parking. Demolition of the existing facility is expected to begin in the first quarter of 2021, and construction is expected to last 12 to 18 months. ELGIN, TEXAS — Houston-based self-storage developer The Jenkins Organization has broken ground on a 208-site RV resort in Elgin, about 25 miles northwest of Austin. Jenkins will operate the new park under the Great Escapes brand. Amenities will include a clubhouse with a kitchen, a resort-style pool, fitness center, outdoor grilling areas and a dog park. The opening of the facility, which will be Jenkins’ fourth Great Escapes location, is scheduled for winter 2021.

COLUMBIA, S.C. — Magnus Development Partners will break ground on 803 Industrial Park, a planned spec development that will feature nearly 1 million square feet of industrial space adjacent to Columbia Metropolitan Airport. Magnus plans to break ground on Building One, a 201,120-square-foot asset, in early 2021. Building One will feature a 130-foot-deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 50-foot-by-54-foot bays, 32-foot clear heights, ESFR fire protection and LED lighting. The building will be subdividable for users needing as little as 34,020 square feet of space. The industrial park, being developed by Columbia Metropolitan Airport’s development arm, is also situated near the UPS regional air and ground hubs, a FedEx Freight and Norfolk Southern transload rail terminal, and one mile from Interstate 26. Chuck Salley, Dave Mathews, Thomas Beard and John Peebles of Colliers International | South Carolina will handle leasing efforts on behalf of the owner. A timeline for completion was not disclosed.

RICHMOND, VA. — Enterprise Community Development (ECD) has completed construction of The Rosa, an affordable seniors housing community in Richmond’s historic Jackson Ward neighborhood. Partners on the project include the City of Richmond, the Richmond Redevelopment & Housing Authority, Virginia Housing (formerly VHDA), the Federal Home Loan Bank, the U.S. Department of Housing and Urban Development (HUD), Truist Financial Corp., Enterprise Housing Credit Investments and the Virginia Department of Housing and Community Development. Grimm + Parker served as the project architect, while Harkins Builders was the general contractor. The four-story building features 82 mixed-income apartments, including 36 affordable units designated for workforce housing. The Rosa is named after the former school on the site. Although primarily new construction, the project included the adaptive reuse of a historic convent into eight of the multifamily units, as well as the preservation of a garden established by the Catholic Diocese to commemorate the former site of St. Joseph’s Catholic Church, believed to be the first Catholic congregation for African-Americans in the South. GREENBURGH, N.Y. — Capitol Seniors Housing has opened The Chelsea at Greenburgh, a 101-unit assisted living and memory care community in Westchester County. Designed by architecture firm Meyer and built by New Jersey-based March Construction, the 90,651-square-foot property features an open-concept kitchen area, a clubroom, library, art studio, salon, sports lounge, theater, fitness center and two separate dining rooms. Chelsea Senior Living is the operator of the property.

FOXBORO, MASS. — Benchmark Senior Living will expand New Pond Village, a seniors housing community located in the Boston suburb of Foxboro. The project will add 19 assisted living units, bringing the community’s total to 36 units. SEO Construction is building the project, which Udelsman Associates designed. StudioSix5 is handling the interior design. Since Benchmark acquired New Pond Village in May 2017, the property has undergone extensive renovations, including an $8 million project in 2018 to add new and refreshed common areas.

SKOKIE, ILL. — Bridge Development Partners has acquired an existing industrial facility located at 7800 Austin Ave. in Skokie with plans to develop Bridge Point Skokie, a 171,746-square-foot speculative industrial project. The 12-acre site was previously home to Castwell Products LLC, a manufacturer of high-quality precision metal castings. Bridge will immediately begin demolishing the existing facility before commencing construction on the new project, which will feature a clear height of 32 feet, 25 rear-loading exterior docks, 31 trailer positions and parking for 300 cars. Completion is slated for the third quarter of 2021. Thomas Rodeno and Matthew Stauber of Colliers International brokered the sale. They will serve as the exclusive listing agents for the project.

SCOTTSDALE, ARIZ. — The Related Group has selected McShane Construction Co. to build The Manor Scottsdale, an apartment community located on 6.5 acres in Scottsdale. Totaling 286 units, the property will feature three-, four- and five-story wood-frame buildings with units in studio, one-, two- and three-bedroom layouts. Thirty-two units will be penthouse apartments and 19 units will offer mountain views. Additionally, 24 of the units will be kosher apartments. Community amenities will include a poker/card room, arcade, fitness center, spinning/yoga room, golf simulator, salt sauna, wellness room, grotto room, lounge, pool, spa, barbecue areas, tot lot and open-air courtyards. LOS ANGELES — Cityview, a multifamily investment management and development firm, has started construction of 5935 Pico, a mixed-use community adjacent to the Carthay Square neighborhood in Mid-City Los Angeles. Slated for completion in fourth-quarter 2022, the seven-story property will feature 123 multifamily units including 13 affordable apartments, 3,340 square feet of retail space and two levels of subterranean parking. The community will offer 27 studio, 75 one-bedroom and 21 two-bedroom floor plans, all featuring stainless steel appliances, Nest thermostats, vinyl flooring, quartz countertops and in-unit washers/dryers. Community amenities will include a rooftop pool and spa, barbecue areas, dog lawn, tables with firepits, screening projector, outdoor fitness lawn, fitness center, leasing office, club room, lobby and mail room. Cityview purchased the site, which previously housed a shopping center, from AMREAL 5935 Pico Investors LLC in January 2019. The development team includes WPIC Construction, Togawa Smith Martin, Nadia Geller Designs and Labib Funk + Associates.
