AVONDALE, CHANDLER, GOODYEAR, MESA, PHOENIX AND TEMPE, ARIZ. — Seattle-based Amazon plans to open 11 new sites across the Phoenix metro area by year-end 2020 to support customer fulfillment and delivery operations. Amazon expects the new properties will create more than 3,000 new full- and part-time jobs. The new sites include seven delivery stations, which power the last mile of Amazon’s order fulfillment process, and two additional facilities that support fulfillment operations in Avondale, Chandler, Goodyear, Mesa, Phoenix and Tempe. Additionally, the company’s first cross-dock facility in Arizona is slated to open by year’s end in Phoenix, creating 1,000 full-time positions. The 600,000-square-foot building will support customer fulfillment by receiving large orders of inventory and redistributing products to fulfilment centers across the company’s operations networks. Construction is also underway on an 855,000-square-foot fulfillment center in Goodyear. SPARKS, NEV. — Operator Integral Senior Living (ISL) and owner Investcor Development plan to break ground this month on an assisted living and memory care community in Sparks, a suburb of Reno. Spanning 74,000 square feet, the property will feature 66 assisted living units and 24 memory care units. While the development has not yet been named, it will be located within Kiley Ranch, 675-acre master-planned development that includes a business park, retail/commercial district and residential neighborhoods surrounding a village center. The seniors housing development is scheduled for completion in early 2022.
Associated Bank Provides $9.6M Construction Loan for Candelas Medical Office Building in Colorado

ARVADA, COLO. — Green Bay, Wisonsin-based Associated Bank has provided a $9.6 million construction loan to Mortenson Development/Seavest Healthcare Properties for the development of Candelas Medical Office Building in Arvada. The 42,425-square-foot property will be located at the intersection of West 91st Place and Candelas Parkway. This is Associated Bank’s first transaction for a Mortenson and Seavest joint venture. Mortenson is a privately held, Minnesota-based organization providing fully integrated development services to clients nationwide, and Seavest is an institutional healthcare real estate investment manager.
MCDONOUGH, GA. — Zinus USA Inc. will invest $108 million in a new manufacturing and distribution facility in McDonough. The home furnishings company expects to create 804 full-time jobs at the property, which is expected to open in the first half of 2021. This marks the first manufacturing facility in North America for the South Korean-based company. Its other manufacturing facilities are located in China and Indonesia. According to multiple media reports, the building will be located at 830 Ga. Highway 42, the former site of the Toys “R” Us distribution center. The property is 27 miles southeast of Hartsfield-Jackson Atlanta International Airport and two miles from Interstate 75. Zinus worked with Yoonie Kim, the Georgia Department of Economic Development’s director of Korean investments, on the investment. Other civic partners include the Henry County Development Authority, Georgia Quick Start and Georgia EMC.
SLIDELL, LA. — Baton Rouge, La.-based Brookwood Properties has opened a 920-unit self-storage facility in Slidell. Life Storage Inc., a self-storage REIT based in Buffalo, N.Y., will manage the 118,340-square-foot property. The asset is situated at 1540 Lindberg Drive, 32 miles northeast of downtown New Orleans. The new Life Storage property will be open seven days per week and offers contactless rentals via its RentNow platform 24 hours per day.
CAPE CORAL, FLA. — Stevens Construction has delivered Viscaya-Prado Veterinary Hospital, an 11,630-square-foot animal hospital in Cape Coral. The owner-occupied clinic will be open 24 hours per day and feature 20 exam rooms, an X-ray machine, four operating rooms, treatment area, outdoor run, pharmacy and a lab. Viscaya-Prado Veterinary Hospital also houses separate dog and cat wards. The property is located at 1141 Country Club Blvd., six miles north of downtown Cape Coral. The architect of record is Ronald J. Melvin.
WHITE PLAINS, N.Y. — Multifamily developer The NRP Group, in partnership with New York-based owner RPW Group, has broken ground on a 303-unit apartment community in White Plains, located north of New York City. The property is being constructed on part of a 70-acre site that formerly housed the world headquarters of IBM, adjacent to a 620,000-square-foot office building that RPW Group owns and operates. Units will come in a mix of one-, two- and three-bedroom units, and amenities will include a pool, fitness center and small workspaces. Completion is slated for early 2022.
GRAND PRAIRIE, TEXAS — Texas-based developer Presidium Group has broken ground on Presidium Hill Street, a 290-unit apartment community in Grand Prairie, roughly midway between Dallas and Fort Worth. Designed by Dallas-based O’Brien Architects, the four-story property will feature amenities such as a pool, business center with conference rooms, fitness center, rooftop terrace, a pet grooming area and bike storage space. Completion is slated for mid-2022. Veritex Community Bank provided construction financing.
AUSTIN, TEXAS — General contractor Cadence McShane is underway on a project to renovate Austin High School, the state capital’s oldest high school that is located at 1715 W. Cesar Chavez St. The renovation project will add 22,000 square feet of facilities to support the dance and athletic programs, as well as modernized gyms and a new glass stair tower on the south side of the main building. O’Connell Robertson designed the project. The school will be conducting virtual learning classes beginning Sept. 8.
Moss Construction Completes $134M University of Miami Lakeside Village Student Housing Property

CORAL GABLES, FLA. — Moss Construction has delivered University of Miami Lakeside Village, a $134 million, 1,115-bed student housing community on the University of Miami campus. The 569,441-square-foot, seven-story project features 25 interconnected buildings and several outdoor spaces. The property offers classrooms, music rooms, study areas, recreation rooms, a 200-seat auditorium and offices. The buildings also have food options, a package center and an exhibition hall. The university opened for in-person classes Monday, Aug. 17, a week earlier than planned due to the coronavirus pandemic. The fall semester will conclude Friday, Nov. 20, the week before Thanksgiving. To support sustainability initiatives, the property includes green roofs that absorb carbon dioxide to help clean the air and regulate the climate. Also, existing plant life was evaluated and, when possible, integrated into the landscape or relocated elsewhere on campus. Miami-based Arquitectonica designed the community. — Alex Tostado
