HOUSTON — MetroNational has topped out The McKinley Memorial City, a 278-unit luxury apartment tower located at 9757 Katy Freeway in West Houston. The 25-story building, which is scheduled to be complete in the fourth quarter of 2021, will be part of a larger, four-acre mixed-use development. McKinley Memorial City will feature studio, one-, two- and three-bedroom units and amenities such as a pool, fitness center, movie theater, chef’s kitchen, wine bar, dog park and a golf simulator. Ziegler Cooper Architects designed the 332,231-square-foot project, and Anslow Bryant is serving as the general contractor.

Crown-Centre-at-Castle-Hills

LEWISVILLE, TEXAS —Bright Realty has completed Crown Centre at Castle Hills, a 109,000-square-foot office building in the northern Dallas suburb of Lewisville that represents Phase I of the locally based developer’s Crown Centre mixed-use project. The four-story, Class A property is the first of more that 35 buildings that will ultimately comprise Crown Centre. Upon completion, the development will consist of 35 buildings featuring 3 million square feet of office space, 2,000 apartments, 140,000 square feet of dining and retail space, and 500 hotel rooms interconnected by extensive walking trails lined. Hill & Wilkinson served as the general contractor for the office building.

OMAHA, NEB. — McCarthy Building Cos. has completed construction of the Omaha VA Ambulatory Care Center, an $86 million, 157,000-square-foot outpatient facility for veterans. The property includes seven primary-care units, an outpatient surgery suite and a specialty medicine unit allowing 400 additional patients to visit the clinic each day, as well as a dedicated women’s health clinic area. The new facility, which is connected to the existing 12-story VA Medical Campus, will open to patients this month. This is the first center in the country to take advantage of the C.H.I.P.I.N. for Vets Act passed through Congress in 2016, according to McCarthy. Under the law, the VA is permitted to accept private donations to complete construction projects. The VA entered a public-private partnership with nonprofit group Veterans Ambulatory Center Development Corp. (VACDC) to save taxpayers roughly $30 million. The law also requires the builder to use innovative delivery techniques that fall outside federally prescribed specifications and methods. Such initiatives include subsurface utility mapping, virtual design and construction, and using a design-assist subcontracting approach instead of a hard-bid approach. FORT WORTH, TEXAS — JLL has arranged construction financing for South Fort Worth Logistics, a 956,020-square-foot speculative industrial project that will be situated on 47.6 acres near Interstates 20 and 35. Halff Associates is designing the project, which will consist of two cross-dock buildings with 36- to 40-foot clear heights, ample trailer parking and storage, 231 loading doors and ESFR sprinkler systems. A JLL Capital Markets team of Dustin Volz, Stephen Bailey, Taylor Coy and Zach Riebe arranged a three-year, floating-rate construction loan through Veritex Bank on behalf of the borrower, a partnership between Invesco Real Estate and Bandera Ventures. The development team expects to complete the project in 2021.

MEMPHIS, TENN. — A partnership between Welker Properties, Think Multifamily, Bullseye Investments and Tactical Asset Management has acquired The Woods at Ridgeway, a 568-unit multifamily community in southeast Memphis. The partnership has begun a $13.5 million renovation plan, which includes installing new roofs, painting the building exteriors and adding gate-controlled access. Communal amenities such as the screening room, fitness center, business center and multisport court will also be upgraded. Unit interiors will receive new kitchens, flooring, bathrooms and paint jobs. A timeline for completion was not disclosed. ROCO Real Estate sold the property, which is situated at 6277 Lake Arbor Drive, 15 miles southeast of downtown Memphis.

NORTH BERGEN, N.J. — Skyline Development Group, in partnership with Vasco Ventures and Mosaic Real Estate, has topped out Solaia, its 14-story multifamily project in North Bergen, located just across the Hudson River from Upper Manhattan. The property will offer one-, two- and three-bedroom condominiums ranging in size from 864 to 1,900 square feet. Amenities will include a fitness center, a spa, outdoor grilling areas, coworking spaces and resident lounges. Completion is scheduled for the first quarter of 2021.

Gordon-Mansfield-Veterans-Village-New-Jersey

TINTON FALLS, N.J. — WinnDevelopment and nonprofit partner Soldier On Inc. have received financing for the development of The Gordon H. Mansfield Veterans Village, a $23 million apartment complex in Tinton Falls, located south of New York City across Sandy Hook Bay. The property will feature 70 units that will be reserved exclusively for veterans of the U.S. Armed Forces, including veterans who are transitioning from homelessness. The New Jersey Housing & Mortgage Finance Agency provided the funds for the project. Completion is scheduled for the third quarter of 2021.

CANTON, OHIO — Hall of Fame Resort & Entertainment Co. (NASDAQ: HOFV) is working with multiple financial partners to obtain funding to move forward with Phase II of a massive mixed-use project surrounding the Pro Football Hall of Fame in Canton. The project is named the Hall of Fame Village Powered by Johnson Controls. Phase I included the construction of the Tom Benson Hall of Fame Stadium and the National Youth Football and Sports Complex. The stadium was dedicated in 2017. The developer expects to break ground on Phase II in the near future. Plans for Phase II include the following: a 75,000-square-foot office building; a premium hotel; a football-themed indoor waterpark; a 138,000-square-foot sport, event and convention facility; and a retail promenade featuring restaurants, retail and experiential entertainment offerings. Phase II is expected to take two-and-a-half to three years to complete. Hall of Fame Resort & Entertainment Co. was created in early July after a merger with Gordon Pointe Acquisition Corp. CINCINNATI — Gardner Capital has completed development of Roselawn Gardens, a 50-unit affordable seniors housing community in Cincinnati. Eligible residents must earn 30 to 60 percent of the area median income. The unit mix features 11 one-bedroom apartments and 39 two-bedroom apartments. Amenities include meal service, a media room, health and wellness clinic, community room and public transportation. Project partners include the Cincinnati Metropolitan Housing Authority and the Ohio Housing Finance Agency. Financial partners include Fifth Third Bank and Stratford Capital. Arco Construction served as the general contractor. Wallick Communities will manage the property.

NOBLESVILLE, IND. — The Opus Group has begun construction of a mid-size last mile distribution center in Noblesville, about 25 miles north of Indianapolis. The 157,500-square-foot speculative building is located on Bergen Boulevard within the Saxony Corporate Campus. CentraSep Technologies, a Trucent company specializing in centrifuges and filtration systems, has signed a lease to occupy 44,000 square feet at the building. Plans call for three front entrances, 159 auto parking stalls, 18 docks, two drive-in docks, LED lighting and a clear height of 32 feet. Construction is slated for completion in spring 2021. Opus is the developer, design-builder, architect and structural engineer. Brian Buschuk and Steve Schwegman of JLL are the leasing agents. Brian Sietz of JLL represented CentraSep.
