CHAMPAIGN, ILL. — Captain D’s newest franchise location has opened in Champaign. Located at 1409 N. Prospect Ave., the restaurant marks Captain D’s first restaurant in central Illinois and seventh overall in the state. The Champaign restaurant is currently open for drive-thru and carryout. The dining room will remain closed for the immediate future due to COVID-19. Sunil Modi owns the Champaign restaurant. He previously owned Dunkin’ restaurants in the Champaign area. Captain D’s, known for its fast-casual seafood, says it has experienced a surge in franchise development across the Midwest since 2018. Today, there are more than 530 Captain D’s restaurants in 23 states across the country.

WALTON, KY. — Dollar General (NYSE: DG) has unveiled plans to open a 630,000-square-foot distribution facility in Walton, approximately 20 miles south of Cincinnati and the Ohio border. The $65 million investment is expected to bring 250 jobs to the city and support 800 stores. The Walton facility will serve as Dollar General’s 18th distribution center. Construction is scheduled to begin in September with operations to begin in January. Dollar General has also announced plans to build three additional DG Fresh facilities to support a shift toward self-distribution of products that require cold storage such as dairy, deli meats and frozen products. Construction is scheduled to begin this fall on a 160,000-square-foot cold storage facility in Ardmore, Oklahoma, with completion slated for spring 2021. Similarly, construction is scheduled to begin this fall on a 160,000-square-foot cold storage property in Bowling Green, Kentucky, with completion slated for summer 2021. Dollar General is currently finalizing construction of a 200,000-square-foot cold storage facility in West Sacramento, California, to complement its West Coast distribution operations. ATLANTA — The Home Depot will develop three distribution centers around its home city of Atlanta. The biggest of the three facilities will be a 657,600-square-foot center in Locust Grove that will supply stores in the Southeast. The Atlanta-based company expects the property to house 600 employees when operations begin in the next few months. The home improvement retailer also plans to open a “flatbed delivery service” in Stonecrest in 2021. The facility will offer same- and next-day delivery of bulk and oversized orders to both construction sites and private residences. Earlier this year, the company opened its first flatbed delivery center in Dallas, Texas. The third asset will be an order fulfillment center in East Point that is slated to open in late 2021. The facility will offer same- and next-day delivery of products primarily ordered by institutional business customers for their maintenance, repair and operations needs.
PHILADELPHIA — National Real Estate Advisors LLC (NREA) has opened a 236-room hotel under the Canopy by Hilton luxury brand in Philadelphia’s Center City neighborhood. BLT Architects designed the project, which is an adaptive reuse of Philadelphia’s historic Stephen Girard Building, which was built in 1896 as the headquarters of the Directors of City Trusts. Amenities include a 24-hour fitness center, 3,600 square feet of indoor and outdoor meeting space and complimentary bike service for exploring the city. Restaurant seating is currently limited due to COVID-19. Davidson Hotels & Resorts is the operator of the hotel.
AUSTIN, TEXAS — A partnership between two Dallas-based firms, Rosewood Property Co. and Trinsic Residential Group, will develop Aura Avery Ranch, a 339-unit apartment community that will be located on the north side of Austin. Designed by Davies Collaborative, the property will be built on 16.1 acres and will offer amenities such as a pool, fitness center, dog park and a resident clubhouse. The first units are expected to be available for lease by spring 2021, and full completion is slated for 2022.
PFLUGERVILLE, TEXAS — Texas-based developer Presidium has begun leasing Presidium The Pecan District, a 272-unit apartment community in the northern Austin suburb of Pflugerville. The property represents Phase I of the Texas-based developer’s Pecan District mixed-use project, a multi-phase project that will feature more residential units, office space and retail and restaurant space. Mark Odom Studios designed the apartment community, which features one- and two-bedroom units and amenities such as a pool, fitness center, coworking spaces, a game lounge and an outdoor kitchen. Full completion is scheduled for September.
CHICAGO — Englewood Construction has completed a new Windy City Cannabis-branded dispensary at 923 W. Weed St. in Chicago. The facility is the second recreational dispensary within Chicago’s city limits since Illinois legalized recreational marijuana on Jan. 1. Des Plaines, Ill.-based Camburas & Theodore Ltd. served as architect. Englewood has started work on a second Windy City Cannabis location at 1413 W. North Ave. in Melrose Park, a western suburb of Chicago. The dispensary is slated to open in September. Bill Di Santo, president of Lemont, Ill.-based Englewood, says that that the construction of cannabis projects is currently a bright spot for the firm given “a strong pipeline of work.”
PEKIN, ILL. — An 88-room Hampton Inn & Suites hotel has opened at East Court Village in Pekin, about 10 miles south of Peoria. The four-story property is located at 3445 Court St. Amenities include a free hot breakfast, Wi-Fi, on-site parking, a heated indoor pool, fitness center and meeting spaces. The pool will open to guests soon. Face masks are currently required in all indoor public areas of the hotel for guests and employees. In 2016, Marigold Lodging purchased the 2.8-acre parcel for the hotel from Cullinan Properties Ltd., which owns and manages East Court Village, a regional power center.
GURNEE, ILL. — An unnamed developer has purchased a 2.6-acre parcel at 5742 Northridge Drive in Gurnee near Waukegan for $1 million. The buyer plans to build a hotel at the site, which includes a 24,000-square-foot, single-story building. The site is near Gurnee Mills, Six Flags and Great Wolf Lodge. Paul Cawthorn and Angelo Labriola of SVN | Chicago Commercial represented the undisclosed seller in the transaction.
Scannell Properties Buys Development Site Near Phoenix, Plans 850,000 SF Distribution Center

BUCKEYE, ARIZ. — Scannell Properties has purchased a 70-acre development site, located near the corner of Miller and Durrango roads in Buckeye, for nearly $6.6 million. The buyer plans to develop an 850,000-square-foot, build-to-suit distribution facility at the property for specialty discount retailer Five Below. The tenant plans to initially bring approximately 150 new jobs to the area and expects to grow to nearly 300 employees over the next five years. Greg Vogel and Wes Campbell of Land Advisors Organization’s Metro Phoenix office represented the undisclosed seller in the deal.
