NASHVILLE, TENN. — The Dinerstein Cos. has begun construction on Aspire Gulch, a 10-story, 360-unit multifamily community in Nashville’s Gulch district. Communal amenities will include a rooftop pool, soundproof room for musicians and a 507-space parking deck. The property will offer one through three-bedroom floor plans. Aspire Gulch is situated at 805 Division St., one mile from downtown Nashville. The Houston-based developer expects to open the community in summer 2022. Hoar Construction is the general contractor, and Nile Bolton Associates is the architect.

Frampton Construction Delivers 211,000 SF Expansion of Industrial Facility in Metro Charleston

SUMMERVILLE, S.C. — Frampton Construction Co. LLC has delivered a 211,000-square-foot industrial expansion for IFA Group, a German-based auto parts supplier, in Summerville. The property, situated within Charleston Trade Center, features 32-foot ceilings, a second cafeteria and 16,000 square feet of office space on the second floor. The building now totals 448,765 square feet. The Keith Corp. is the developer of Charleston Trade Center, which is situated adjacent to Interstate 26 and 27 miles northwest of the Port of Charleston. McMillan Pazdan Smith Architecture designed the project.

Penler Breaks Ground on 240-Unit Apartment Complex in Metro Nashville

GALLATIN, TENN. — Penler has broken ground on a yet-to-be-named, 240-unit garden-style apartment complex in Gallatin. The property will offer one-, two- and three-bedroom floor plans averaging 1,003 square feet. Communal amenities will include a 24-hour fitness center, pool, grilling area, playground and a club lounge with package lockers. Unit interiors will feature open floor plans, stainless steel kitchen appliances, granite countertops, nine-foot ceilings and ceiling fans. Penler expects to open the property in fall 2021. The Gallatin community will be situated at 270 Douglas Bend Road, 24 miles northeast of downtown Nashville. Dynamik Design is the architect, Crosby Design Group is the interior designer and Hardaway Construction is the general contractor.

Gulf Coast Nears Completion of First Phase of 24-Acre Lower Heights Mixed-Use Project in Houston

HOUSTON — Gulf Coast Commercial Group is nearing completion of the initial phase of Lower Heights, a 24-acre mixed-use project located just west of downtown Houston. The project is being developed on an assemblage of former industrial sites fronting Interstate 10. The most recent addition to Lower Heights is a 35,000-square-foot office building with street-level retail space that has been preleased to Central Bank and coworking operator SheSpace. The development also features a 375-unit apartment community that is branded Alexan Lower Heights. Move-ins are underway at the five-story property, which offers studio, one- and two-bedroom units and Class A amenities. Lastly, Lower Heights includes a 37,000-square-foot retail block that houses Total Wine and Ulta Beauty. Future phases call for additional retail, office and multifamily uses.

Bespoke Living Tops Out 300 West Condo Tower in South Harlem

NEW YORK CITY — Locally based developer Bespoke Living has topped out 300 West, a 15-story condominium tower located at the corner of 122nd Street and Frederick Douglass Boulevard in South Harlem. Designed by Issac & Stern Architects, the property will feature 170 units in studio, one-, two-, three- and four-bedroom units. Amenities will include a pool, fitness center, a rooftop terrace with outdoor grilling stations, a children’s activity area, package lockers and bike storage space. The development team expects to begin closing sales by the end of the year. Prices start at roughly $500,000.

Clayco to Redevelop Vacant Hospital into $100M Mixed-Use Project in St. Louis

ST. LOUIS — Clayco is underway on Delmar Divine, a $100 million redevelopment of a long-vacated hospital campus along Delmar Boulevard in St. Louis. The 500,000-square-foot project will become “a hub for innovation and enterprise,” according to Clayco. Completion is slated for fall 2021. The first phase will establish a nonprofit working space, a café and residential apartments. The 150 multifamily units will be geared toward professionals in fields such as social work, nursing and policing. More office space and services such as early childhood education will follow. The developers hope to attract a myriad of nonprofits, foundations and community support organizations to the project. The name “Delmar Divine” draws a sharp contrast to how the area has historically been negatively perceived, according to Clayco. For many years, the area was referred to as the “Delmar Divide” due to racial and income stratifications that existed on the north and south ends of the street. “We want to enhance growth and investment in this neighborhood,” says Bob Clark, executive chairman and founder of Clayco. “At the same time, we want to do it responsibly so we’re not displacing people or relocating anyone, but bringing prosperity, jobs and the type of development …

Triten, Catlyn Capital to Develop 216,500 SF Office, Retail Project in Dallas’ Prestonwood Area

DALLAS — A partnership between Texas-based Triten Real Estate Partners and Catlyn Capital will develop Work/Shop, a 216,500-square-foot office and retail project in the Prestonwood neighborhood of Dallas. The project will consist of two office buildings totaling 135,000 square feet and 81,500 square feet of ground-level retail space fronting Belt Line Road. The office and retail components will be connected by an outdoor plaza and green space totaling 30,000 square feet. O’Brien Architects is the project architect, and Venture Commercial Real Estate and Holt Lunsford Commercial will handle leasing for the retail and office portions of the project, respectively. Funding is in place, and the development team is in the process of securing various permits.

Panattoni to Build 855,000 SF Amazon Fulfillment Center Near Nashville

MT. JULIET, TENN. — Amazon will build a $200 million, 855,000-square-foot fulfillment center in Mt. Juliet, about 20 miles east of Nashville. The Seattle-based e-commerce giant expects the center to open in late 2021 and house 1,000 full-time employees. Panattoni Development Co. Inc. is developing the facility. While this will be Amazon’s seventh fulfillment center in Tennessee, it will only be the second to use Amazon Robotics technology, according to the company. At the center, employees and robots will pick, pack and ship smaller customer items, such as books, electronics and consumer goods. Additionally, Amazon is in the process of building a corporate office in Southwest Value Partners’ Nashville Yards. Amazon will occupy 1 million square feet of office space and hire 5,000 employees. Nashville Yards will feature more than 3.5 million square feet of office space, 1,000 residential units, 400,000 square feet of retail and entertainment space and 1,100 hotel rooms.

Mattress Manufacturer to Develop $21M Facility in Metro Atlanta

MCDONOUGH, GA. — Mattress manufacturer Purple plans to invest $21 million in a new 519,680-square-foot facility in McDonough. The Lehi, Utah-based company signed a lease with landlord PNK Group for space within Southern Gateway at Lambert Farms, which is located at 1325 Ga. Highway 42 S., 21 miles southeast of Hartsfield-Jackson Atlanta International Airport. Purple expects to move into the space before the end of 2020, and it will house 360 employees. This is Purple’s first manufacturing site outside of Utah. Brothers Tony and Terry Pearce founded Purple, which is named after the color of the patented Hyper-Elastic Polymer, the ultra-stretchy, gel-like top layer of what would become their signature product: the Purple Bed.

BNE Real Estate Breaks Ground on $500M Multifamily Redevelopment Project in Coastal New Jersey

SOUTH AMBOY, N.J. — BNE Real Estate has broken ground on the redevelopment of the Manhattan Beach Club, a $500 million project that will ultimately bring more than 1,875 luxury multifamily residences to the waterfront of South Amboy, located south of Staten Island. The project will also include construction of a terminal for ferry service to downtown Manhattan. The initial phase of residential construction will consist of 291 units that are expected to be complete in summer 2022. Units will feature open-concept kitchens, custom modular closets and in-unit washers and dryers, with private outdoor spaces available at some residences. Amenities will include multiple entertainment lounges, a coworking lounge with private offices and conference rooms, kids playroom, coffee café, fitness center with yoga and spin rooms, game lounge, golf simulator and a movie theatre.
