MESQUITE, TEXAS — A partnership between Centurion American Group and the City of Mesquite has broken ground on Iron Horse Village, a 54-acre mixed-use project located east of Dallas that will include 336 single-family homes, 130,000 square feet of retail, restaurant and entertainment space and 4.5 acres of green space. The initial phases of development are expected to be complete in 2020.

EAST LANSING, MICH. — Michigan State University has opened the Edward J. Minskoff Pavilion at the Eli Broad College of Business. Located on Shaw Lane adjacent to the Eppley Center, the 100,000-square-foot building features an atrium with views of the Red Cedar River. It houses an entrepreneurship lab, classrooms, team rooms, a media studio and expanded career center. The three-story facility was named after Edward J. Minskoff, a Michigan State alumnus and real estate developer whose $30 million gift in 2018 was the largest single-donor gift in the school’s history. The project was privately funded from more than 1,700 donors since fundraising began in 2014. LMN Architects and Clark Construction made up the project team.
GILBERT, ARIZ. — Evergreen Devco has commenced construction for The Post at Cooley Station, a grocery-anchored shopping center located at the southeast corner of Recker and Williams Field roads in Gilbert. Situated on 23 acres, the retail center will feature 23,000 square feet of multi-tenant shop space in three buildings. Anchored by Fry’s Marketplace, the project will also include AutoZone, Taco Bell and Burger King. Currently, the center is 65 percent preleased, with one junior-anchor pad available. Butler Design Group, Optimus Civil Design Group, Kraemer Engineers and Laskin & Associates are the design consultants for the project. Alexander Building Co. is serving as site contractor. Evergreen Devco purchased the property on Sept. 19, and construction is scheduled for completion in third-quarter 2020.
Pollack Shores Real Estate to Develop 201-Unit Multifamily Property in Boulder, Colorado

BOULDER, COLO. — Pollack Shores Real Estate Group has acquired an 8.55-acre land parcel, located at 4750 Broadway in Boulder, for an undisclosed price. The fully entitled, shovel-ready development site was formerly the Colorado National Guard headquarters. Pollack Shores plans to develop The Armory Boulder, a 201-unit market-rate apartment and townhome community, on the site by 2021. Matrix Residential, a Pollack Shores company, will manage the property. The Armory Boulder will be Pollack Shores’ first development in the Boulder market. Chris Cowan and John Jugl Jr. of Newmark Knight Frank represented the joint sellers, Bruce Dierking of Armory Community LLC and Jim Loftus of Loftus Development, in the transaction.
SAN JOSE, CALIF. — Boston Properties Inc. (NYSE: BXP) has formed a joint venture with institutional investor Canada Pension Plan Investment Board (CPPIB) to develop Platform 16, a 1.1 million-square-foot office campus in downtown San Jose. Boston Properties, a developer and owner of Class A office buildings, holds a 55 percent ownership stake in the joint venture. The Silicon Valley project will comprise three buildings situated near Diridon Station, the largest multi-modal transportation hub in the Bay Area consisting of the Caltrain, VTA light-rail and the ACE train lines, as well as the planned BART and high-speed rail lines. HOUSTON — Locally based developer MetroNational has broken ground on a four-acre mixed-use project at the southwest corner of Bunker Hill Road and Katy Freeway in the Memorial City area of Houston. The project will include a 25-story residential tower that will house 278 units in one-, two- and three-bedroom layouts and amenities such as a rooftop pool, fitness center, dog park, golf simulator and a movie theater. That building will also house 4,500 square feet of retail and restaurant space. In addition, MetroNational plans to develop a 190,000-square-foot office building that will also feature ground-floor retail and restaurant space. Completion is slated for summer 2021.
Beacon Partners Purchases 47,000 SF Warehouse in Charlotte, Plans to Convert into Office Space

CHARLOTTE, N.C. — Beacon Partners has purchased a 47,000-square-foot warehouse located at 2226 N. Davidson St. in Charlotte’s NoDa (North of Davison) submarket. The buyer will convert the one-story brick building into office and retail space for tenants seeking 4,000 to 7,000 square feet. The building, which was constructed in 1962, will be branded as the North Davidson Co-Operative, or NoDa Co-Op. Erin Shaw and Kristy Venning of Beacon will handle office leasing. Charles Thrift, also with Beacon, will handle retail leasing. Marty McLaughlin of Park Commercial Real Estate represented the undisclosed seller in the sale. NoDa Co-Op is expected to be complete in mid-2020.
DB Main, 11 Lawton Move Forward on 800,000 SF Mixed-Use Development in New Rochelle, New York

NEW ROCHELLE, N.Y. — DB Main and 11 Lawton LLC are developing 11 Lawton Street, an 800,000-square-foot mixed-use project in New Rochelle, a northern suburb of New York City. The development will comprise a residential tower offering 453 apartments and 143 condominium units, as well as a 24-story hotel with 190 rooms. The development will also include 8,102 square feet of restaurant space and 2,953 square feet of retail space. Hill West Architects is designing the project, which will incorporate the National City Bank of New Rochelle building, originally constructed in 1906.
CHICAGO — Summit Design + Build has begun the redevelopment of 1900 W. Lawrence Ave. in Chicago’s Ravenswood neighborhood. The building was formerly home to a Sears department store, which opened in 1925 and was shuttered in 2016. The adaptive reuse project involves the conversion of the commercial building into residential space, including 59 apartment units ranging from one- to three-bedroom floor plans. The 105,000-square-foot, three-story building spans the length of an entire city block along Lawrence Avenue. Summit plans to add a fourth floor as well as two elevators and three staircases. Since the building does not have many windows, extensive work will be required to create new openings for the apartments. The project will also feature 30,000 square feet of retail space, of which DeVry University will occupy approximately 15,000 square feet. The third Chicago campus for the university will include 11 classrooms, technology labs, interview rooms, staff offices and an auxiliary lounge. Newmark Knight Frank represented DeVry in its lease. CA Ventures and Springbank Capital Advisors are the developers. Gillespie Design Group is the project architect. Completion is slated for fall 2020.
Emory Healthcare, Atlanta Falcons Break Ground on 29,000 SF Sports Clinic in Flowery Branch

FLOWERY BRANCH, GA. — Emory Healthcare and the Atlanta Falcons have broken ground on a 29,000-square-foot musculoskeletal and sports medicine clinic in Flowery Branch. Located at the Falcons’ practice facilities, the Emory Orthopaedics & Spine Center at Flowery Branch will be accessible to the public while also being an access point for Falcons players who may need diagnostic imaging or be seen by a sports medicine expert. The property is located 45 miles north of downtown Atlanta. The building will take 14 to 16 months to complete.
